Wow–looking very sharp!
I’m eager to see the professional photos that will be taken on Monday. This is exciting!! – for those of us 3,000 miles away!
Just remember, the deck is not going to get built until Monday. We are not going to have professional photos of the deck.
CB, we’ll take what we can get! Watching your house is excellent entertainment for the CC masses. It’s even better than Downton Abbey. Instead of a new episode once a week, we have almost daily updates and photos from you! I can’t tell you how much I’ve enjoyed your posts and how grateful I am that you have kindly kept us updated, almost in real time.
Will the house numbers be on for final inspection? Picture, please.
Passed Final Inspection!!!
I am reporting to you all real time. I am deliriously happy at this moment probably from lack of sleep. Did a happy dance in front of everybody through the living room. We are celebrating with take out Chinese for lunch (their favorite for some reason).
Not sure if my big letter to his Supervisor helped. He thanked me for making the effort, said the letter went all the way up to the Director. Anyway, he was mostly interested in the Title 24 energy efficient lighting. He also questioned no air gap for dishwasher but it is allowed if I can show install instructions from manufacturer that allows special p trap configuration. Basically we passed with flying colors!!
The one issue was house numbers 4" affixed to house. I told him they were being shipped and had not come yet. He trusts me and signed off completely.
He said the house was gorgeous and far superior than the other flips he has been inspecting. He then proceeded to tell me hetthought it could be worth $1 mil based on the views and what he is seeing with other projects in neighborhood.
Here we go!!
Wow, $1M sounds like a good number! Passing your inspection is certainly cause for celebration and a GREAT weekend! YIPPEE!!
It’s been a long hard road, cb. Congrats!
Very long weekend ahead getting ready for photos on Monday
Whee!
Wait – what? Did I snooze past something important?? Please recap.
The only downside to you getting a BIG price on this property is that it’s going to help the market value of the annoying neighbor who turned you in for unpermitted work. Here’s to nothing but smooth sailing from now until the buyer signs on the dotted line!
Champagne corks popping for you here, CB.
I echo zip’s comments, better than any reality TV. Thank you for sharing. I love this flip and your efforts.
I third that! Who needs reality shows when we have cb and her real time reports?!
CONGRATS!!!
I guess I forgot to report that detail. About 3 weeks ago when inspector came for a big inspection he said “You are reafy for final now”. I was so grateful for his way of handling everything , i asked for his Supervisor’s name. He gave me both business cards and his cell phone nbr (which I had to use once to ask a question, so I was grateful).
I wrote an old fashioned letter with signature to his Supervisor. I told him I was a homeowner that was terrified of thepermit process and inspections. But my inspector took the time to provide advice and alternatives and i was very happy with my experience. Especially grateful because it was a really old house with challenges.
The supervisor sent me an email thankingme for taking the time and confirming that Mr X was a great employee. I guess the letter made it all the way up to City top dogs, probably because they have a big push to make permit process more pleasant.
Thanks for the story. Good deeds do pay off, especially when you don’t do them expecting any payoff!
It has been 6 months and a week since you closed on this property. You and your crew have done amazing work to transform it, but it would scare me to death to have so much money tied up for so long. Not a business for sissies.
I just looked at the pictures from the first day with the trash. Such a sad story of a long life drawing to a close. It must have taken years to generate that much trash. I hope you find a wonderful young buyer to enjoy the views and love the place. Or even a rich jerk, I guess, as long as you get a great price!
Yes, I prefer to call it 6 months (although it will truly be 6 months and 2 weeks before we get officially listed).
It has been a long long haul and I have had to go borrow funds several times. Paying a lot of interest on private money loans right now. I am eternally grateful that this did not happen on my first project or my entire life savings would have fallen to pieces. Luckily I have built up some trust with a couple of private lenders, but it is especially embarrassing if you get your numbers wrong several times and you have to keep going back for more loans.
If this doesn’t sell by about April 1st I will not be able to pay the property taxes on this project or my residence, let alone my own mortgage. I will be in a world of hurt.
I had the best intentions of staying very late tonight to put the kitchen cabinet handles on. When everyone left after a very emotional and exhausting day, I realized I could barely hold up the drill gun… let alone accurately measure each little hole for the handles. If I make a mistake and drill a hole in the wrong place there is no covering up that big boo boo! So I gave up for another day.
Loaded a photo of our glorious house numbers, and a couple of really important photos. House is currently full of furniture and boxes to get ready for an exhausting day of staging tomorrow.
Congratulations!
Are you guys expecting rain down there in San Diego this weekend? The rain is expected to last through Tuesday up here (LA area).
I was just thinking that you might want to hold off a few days on the photographer. If the LA weather patterns are expected down there too, by Wednesday or Thursday it should be one of those amazing, super-clear, post-storm days, with crystal clear views of the water one direction and snow-capped mountains the other. I hope you’ll have some photos of the views from the deck. I know I sound like a broken record, but outdoor sit-down water views are a major selling point (as you know)!
I saw you are using the same Microwave trim kits I use, they are from the same company in S. CA. Did you have it shipped or picked up? I guess you did not try to fit the Microwave to the cabinet with the manufacturer’s trim kit, which I think is better looking without the louvered openings.
The first time I tried to install that kit, I had to spend a LOT of time to figure it out. After a while, I could do it in less than an hour…
