With the added space from the new family room, CB’s house isn’t all that much smaller, maybe 100-150 sq ft. . The Udall house definitely has nicer outside spaces, and a two car garage (with the fancy garage door, too) is a big bonus. It’s practically at the end of the runway from the airport, though. I wonder how noisy it is.
It’s also listed at 1.575 Mil, which is way above where CB wants to list.
The price history is odd - it was listed in August 2010 for $960K, sold in October 2010 for $910K and then was listed again in November 2010 for $960K, which doesn’t seem like enough if it was a flip. Then it languished for a couple years until the listing was removed. Does zillow just have bad data?
Here’s the skinny on the house: I messaged my friend who said it was bought by the owner in 2010. He gutted it. It is staged as they recently moved to another part of town. If you’re in SD, she’s there til 1 PM for the brokers’ tour!

Better location, although i think they might get traffic noise from busy Rosecrans street and plane takeoff.
Bigger kitchen and really high end appliances.
Much better outdoor decks and a little bit of nice flat yard.
They’ve got one of those nano wall things downstairs that is very sexy, although i think they should have staged downstairs better for that asking price
Much bigger master bath area although they are not showing the other baths so we have to assume they are not as nice.
On the other hand we have same sq ft and one more bedroom

I am stuck here at project waiting for inspector. He usually comes at 9:30am and Monday he never showed up. He’s holding up drywall crew who want to start taping all the joints.
But if he gets here before 1 I’m running over there!!
Well, let’s see how fast it sells because I’m interested in how the staging affects the sale. But, in general the $1 mil plus houses are not selling well right now
BTW, my agent is hiring professional stagers for this listing. They are coming next Thursday for a walkthrough. Hope they can see past the mess
Yes, the desk is strange, probably a makeup area. It should be removed from the bathroom for the sale because it just looks odd and confuses buyers. Too personal and weird. Use it somewhere else
The desk or vanity was the first thing I noticed. It looks out of place. And I didn’t think it was staged but rather the furniture had been left behind by the owners to make it feel lived in. I won’t tell my friend that, though.
I didn’t even notice the nano-wall at first, but it is very strange to stage the room so that only two people can sit in it and they are staring at a tv on the wall rather than at the view!

No view really from downstairs and view upstairs goes straight east. You have to go out on upper patio and look south to see a portion of the bay. Most of the view is over airport, which could be interesting to some people.
Finishes and fixtures are very nice. All bathrooms are very nice. There are nano walls upstairs and downstairs with nice connection to exterior.
A key issue i see is lots of money spent on curb appeal but there are strange curtains in an empty room that break up the main window from street. It looks odd,they should be taken down.
Big appliances in kitchen are GE Monogram with two wine coolers. Stove is huge, people will love it. Red tile is not so ‘in your face’ when inside the house. Beautiful butcher block counter at island.
All bathrooms very nice.
In reality its only a 2 bdrm 2 bath upstairs. 3rd bedroom is entered from outside downstairs with no closet. Bath downstairs is across two areas away. Laminate downstairs in the $1.5 mil house
Staircases and handrails are really nice. I’m going to try to copy them
Staging of decks and downstairs needs to be improved for price range.
The interior doors are very interesting and custom looking. I really noticed them everywhere which tells me that is something i should focus on for a higher end flip, if i ever get to do one. There’s always hope
