Yes, Evergreen looks very interesting. I think it has far superior views over the Udall property but the Udall property has nicer fixtures and finishes. But, I love how they did the horizontal wood work around the front door area. I think I might put some horizontal wood over the old fashioned siding in the alcove area - that just might be the trick!

I loaded some photos - and loaded a photo showing how the old lacy curtains in window kind of make a bit of mess with the curb appeal on Udall.

Udall property was purchased in 2010 and was in decent liveable condition. Started at $960,000 and then the price dropped to $910,000 and it sold.

Evergreen property was purchased in 2012 for $810,000 (over asking price) and did not show well at all. The owners added 500 square feet and remodeled everything, but not to the quality of Udall. Appears that it is being sold somewhat ‘For Sale by Owner’ - all inquiries are to be made directly to homeowner.

I’m not sure what brand the big stove is in the Udall kitchen. I looked very hard at outside of stove and there were no visible manufacture brand markings. Refrigerator is GE Monogram - but looks very nice

In my geographical area, houses that are asking top dollar post upwards of 30 pictures, including photos of every room. It never ceases to amaze me how homes, such as Evergreen, post only 13 photos, and most of the rooms aren’t included.

Your house is nicer than Evergreen, in my opinion. I do like the front entry they did!

It will be interesting to see if these other two houses sell.

Sounds like the Udall owner put a ton of money into gutting and renovating.

Yes, I find it odd that the Evergreen listing is only showing pictures of the view, back patio and kitchen. Where’s the rest of the house??? If someone is asking $1.6 million for a property, they need to spend some money on excellent photos and staging.

Here, a $1.5M house listing would come with a whole gallery of photos and a 360o video tour! Unless, of course, it is a tear down home/commercial property…

Maybe it’s the view that sells. It will be interesting to see how long it remains on the market. But if I were in the market for a home in that price range, I wouldn’t give Evergreen any consideration because I would assume there’s a reason they aren’t posting photos of the other rooms in the house.

The Evergreen house’s use of the horizontal fencing is functional and hides the plain and unattractive front elevation of the ranch house quite well. It works well with the landscaping of the house’s front yard and with the added wood around the front entry. The mismatched brown planters in front of the fence look odd.

The outdoor spaces in the back look fantastic.

Very interesting Flymetothemoon. I will remember that… buyers won’t even bother to come out to view the property if they are suspicious about lack of photos of most rooms in the house

Here are the addresses of the SIX (only six) houses that are currently on the market with 4 or more bedrooms and less than $1 million asking price. Three or four are in horrible locations (like sitting on corner of busy Rosecrans street) and most are in outdated/original condition. As far as I can tell, they don’t have views

There is some merit to this line of thought, however, you would be shocked at the number of lazy idiots working as RE agents, who apparently aren’t smart enough to know you should have pics of every room, or who just can’t be bothered to take more than a few pictures because it’s such a hassle to process and upload them. And staging a room that may not be pristine in order to make it show better? Fuggeddaboudit.

DW is an agent, and she spends half her time rescuing deals that would fall apart because of the incompetence of the other agent.

ETA: I’ve seen listings where the only pictures were a couple of outside shots that were clearly taken from inside a car. IOW, the agent couldn’t even be bothered to get out of the car and walk around.

Back to Evergreen (boy I seem to have too much fun poking jabs at competitive listings! I should get back to work)

The two large pots at entryway should have been a contrasting color with some pop. Also, they don’t seem to have any plantings in them???

The low brown wood boxes out at the curb should have some tall interesting plantings in them

I have to disagree with FlyMeToTheMoon. I would not cross a house off my list without seeing it just because there weren’t a lot of pictures, particularly when the pictures there were were so attractive. I would figure that it was unlikely that the rest of the place didn’t match. There is enough there to show that the house is worth looking at.

I’m the sort of person who looks at a LOT of houses when I’m in the market, and unlike many people I have sufficient imagination to know how the house could look minus the owner’s furniture, which is almost never to my taste, and what I could do to make improvements. When I walk into a house, I start compiling a mental list of what I’d have to do, in most cases: replace all carpet with wood, remove textured walls and ceilings, replace hideous tile, remove or replace wall paper, redo the kitchen or at least replace the appliances, etc.

Having lived through the inconvenience, mess and unpredictability of major renovations while working in a high-stress full-time job, I am decidedly NOT interested in thinking about those sorts of renovations when I look at houses.

I tend to agree with Consolation that it’s very unlikely that the rest of Evergreen house has not been redone, given the state of the kitchen.

I’d be curious to see the rest of the house especially as pictures of the rest of the house are missing from the listing. If everything else looks “good” on the listing, I would not rule it out simply because the realtor’s decision to be stingy with pictures. It would take just quick look to rule the house out or in.

@Marilyn, That’s a heck of a price jump from $815,000 in late 2012 to $1,589,000 even accounting for the reno. The outside and outdoor spaces certainly look appealing but the kitchen isn’t all that. Now, I’m really curious to see what the rest of the house looks like, including the first level outdoor living space.

I can picture the photographer going from bedroom to bedroom saying “get off the bed so I can take a picture”.

Yikes–looks very cluttered and unappealing to me. I especially dislike the bright red/orange wall and wouldn’t want to see it daily for years. I’m sure properly staged, the house would look nicer, but still not $1.5M nice, in my eyes.

HIMom, that cluttered house is what it looked like when it was sold in 2012. Since then, it was apparently extensively remodeled, not just staged, and is now back on the market. If the owner is selling it, maybe the reason there are no pix of the other bedrooms is because that’s where the owners store their crap?
