Flip This House #4

I probably wouldn’t be interested in touring a home that has insufficient pictures of things I am interested in–my time and energy are limited and valuable. I have toured many homes that I would not want to live in (or rent), and am not interested in touring more at this point in my life.

I think it also depends on whether it’s a buyer’s or seller’s market. Is it a seller’s market in San Diego?

BunsenBurner, I get that the SoCal RE market is heated and it’s a sellers’ market. But the greater fool theory does not work for houses one has to live in.

I know! It is a sellers’ market here as well, but even knowing that, I was absolutely blown away by some recent local sales… That said, I too do not think the house is a $1.5M buy. But what do we know - we might have to eat Corvus if it sells for that much.

Seller’s market; if we hadn’t bought when we did I don’t think we would have found another house we could afford.

If I was going to spend $1.5 million in the area, I would expect a house that looked like this: http://www.sdlookup.com/MLS-150050550-3947_La_Cresta_Dr_San_Diego_CA_92107 No views noted although I think there ought to be something visible from an upstairs back window?

Or this one, views and a yard! Note the entry door: http://www.sdlookup.com/MLS-150046919-1653_Chatsworth_Blvd_San_Diego_CA_92107 Maybe I’ll walk over and take a look one day soon - my neighborhood!

I’d go for the first one, Marilyn. Love the exterior. Does anyone know what kind of flooring is in the kitchen? When I look at the kitchen photo taken towards the kitchen sink, it appears as though the tiles are not flush with each other. Does anyone else see that? It’s not noticeable in the other kitchen photo. I can see hubby and I tripping on those little lips.

I’ll have the second one, please, but only if the MB toilet is in its separate “throne room.” That is a non-negotiable parameter for Mr. B.

Nah, not interested in those power lines in #2; have them already. #1 is attractive, but I dislike pools, so not for me.

The flooring in #1 is slate. Was very fashionable about 10 years ago. Slate is impossible to lay flush because it is a natural material that is not polished or honed and very bumpy.

Since the floor is slate, therefore not flush, I’ll pass on the first one. I would hate to clean that floor, but I guess if I can afford that house, I can afford a cleaning lady.

I think the slate floor and the countertops and backsplash clash horribly. Bleh.

Our drywall taping and mudding is not going as fast as I would hope. Since my main drywall guy backed out of the job, I took Team B (who were cheaper, and available). Unfortunately he has showed up by himself with one helper. Things are not going fast at all. In two days they still haven’t gotten tape down the main joints. Haven’t even started sanding and putting on 2nd coat. Yikes!

Unfortunately this is going to cause a problem with my schedule. The flooring team is showing up on Wednesday or Thursday next week to start sanding and refinishing floors upstairs. This means that all of the drywall has to be finished and primed in the upstairs area by then. I am going to have to tell them (all 2 of them) that upstairs is a priority and has to get done by Monday.

Tile team is showing up to tile bathtub and floor on Monday. They are just going to have to work around each other. I have the main tile (12 x 24 very neutral) selected and purchased for the bathtub surround, just haven’t decided on the inset bling. I think I am going to run a glass tile backsplash (not the busy mosaic type, solid colored glass subway style) up to the ceiling above the vanity. But, it might look weird because there is a toilet area between the vanity and the bathtub with plain painted wall. I’m going to have to lay some up the wall after vanity gets installed and see how it looks

And, of course, the vanity I selected for the Master Bathroom does not fit with our rough plumbing coming out of the wall. It’s going to take a lot of puzzle pieces and rework. Story of my life, my carpenter just shrugs because it is par for the course. Originally I was going to have a 60" vanity with two sink cabinets and a row of drawers in the middle. well, that didn’t happen!! Now I have a floating 58" vanity (one of the reasons I chose it is because the toilet area was getting too cramped in width after the shower got built out and I need the 2") with drawers and it’s all not working.

We have our muddy brown Elephant Skin base coat on the house and now I can start working on trim colors and some horizontal wood on the front of the house

I loaded some photos

Artificial turf? People out there really do that?

uh, yeah! its called a drought…

We have to. People who want green lawns are changing to artificial turf because green lawns are pretty close to getting banned because of water shortage. I personally don’t like them and am willing to just give up the lawn. Most people are changing to new styles of drought tolerant/succulent landscape design.

Here you can hire people to spray paint your lawn green:-) Drought has been the new normal in Central Texas for a long time. We live in an HOA that prohibits zeroscape (including artificial grass) and requires you to maintain a green lawn but also strictly limits watering lawns to comply with local rules. Lawn painting is huge here as it’s almost the only way people can comply with conflicting regulations.

People bring pianos for staging? Is it tuned?

Still cannot figure out how you get in and out of this bathtub.

I know there’s a drought, but artificial turf seems like the worst possible alternative. Most kinds looks horrible.

Although if you are going to FieldTurf your lawn, you could do it in your college colors, or put in your company logo. Why limit yourself to boring green.

This is apparently in San Diego:

And although turf doesn’t need water, there are other environmental issues with it. It isn’t necessarily a very “green” (ha ha) product.

Is the messy, scrubby bush around the telephone pole to the right of the driveway on the neighbor’s property or on city easement / property?

Hey, that bush is green and healthy-looking and seems to have some flowers!

@3scoutsmom, sounds to me as if the thing to do would be to do away with the regulations! I’ve never lived in a place with an HOA, probably because I’ve never lived in a subdivision. I suppose when you live in close quarters where you have to look at everything in the neighbor’s yard, it must have its virtues…
