Well, I am the anti-modernist, but I have the same concerns about the tile. It really is nice, but it really is at aesthetic odds with the rest of the house, and isn’t imbuing the house with style a bid part of what you plan to do with it?

I also think that the vanity is a poor choice for the same reason. I think you really need to stay modernist.

CB, I’m glad so many other posters on this thead are giving you good advice. I’m out of my element because what works in San diego doesn’t work in my area, and vice versa. I defer to your and your agent’s expertise.

I’ve made my decision to abandon the Arabesque tile scheme. Slept on it overnight and I feel that, although I love it, it may not be neutral enough for some buyers and it is not following the overall scheme of the house. Maybe I can go to town with the arabesque in my next house :slight_smile:

And, I loaded a photo to the Flickr group of another choice that might work. This is the bathtub surround I did at the Pacific Beach million dollar renovation. Same neutral 12 x 24 tiles that are already being set. I used kind of a funky blue/taupe inset tile

I like the Aspen Subway Cream - much prefer over arabesque or fun tile.

LOVE that Aspen subway tile, CB and it’s very consistent with the rest of the house. It gets my vote!

I also want to say that I’m so impressed with how much time, energy and devotion you put into every decision in every house you work on. Anyone who purchases a house you’ve flipped is very fortunate.

Can someone help me? Somehow, I lost the original picture link but found another. This new one only lets me see teeny tiny photos but I feel like I’ve clicked everywhere to change the format. Can someone either repost the link (and I’ll hope I can view the photos better) or educate me as to how I can change the format of the photos?

Another vote for the glass subway tile!

I like the Aspen subway tile but its nooks and crannies could make cleaning/wiping down the wall a pain. I’m always surprised how much shampoo/soap residue is left on the shower wall. For that reason, I would opt for a flat glass tile, preferably something in a similar neutral color.

Or maybe you’re planning to use the tile in a location that will stay dry, in which case I’d be less concerned about the difficulty of cleaning it.

I held up some of the glass ridged subway and it was gorgeous. Bouncing light everywhere. So arabesque tile is back in car ready for returns. Whenever i have returns I immedoately stash them into backseat of truck to keep from getting damaged. Back seat looks like a jumble of a garage sale. I’m usually too lazy to take it into return desk except everu few weeks.

I only have 1 sq ft of glass subway, so back to store to get more (which wouldn’t be possible if i had to order and wait a week!!)

Note that if i had purchased all that $300 worth of arabesque tile at a tile store i would be eating about $75 right now!

Glass horizontal insert is up pretty high at the window height. There shouldn’t be too much ‘product’ getting up that high

I like that ridged subway glass. May steal that one!

The Aspen ridged subway tile comes in several colors and sizes…I am liking the blue for my master bath…

cb, glad to hear the accent tile will be up above the fray. It sure is pretty!

I’ll make it unanimous: the Aspen subway tile looks good! I have a weakness for glass tile.

About using Evergreen as a comparable. I can’t remember, but was it a 3/2?

When done, your house is a 4/3, with 3 living spaces correct?

It is hard to use Evergreen as a comparable, I just use that word loosely. I am just referring to it for the horizontal cedar siding they installed around the front door - I want to install that in the back of our front entry alcove to add some pizazz.

I painted on some more exterior trim samples today and I have come up with a winner. It’s Sherwin Williams Ghost Skin (I think that is the name). I now have Elephant Skin and Ghost Skin!

We are going ahead with the glass textured subway. I tried to take a pic but it didn’t really look good against the red waterproof goo backdrop.

Loaded pics. The trim picture has a description of the different colors painted on the house.

I really like the trim contrast. I think it really adds to the curb appeal of the house. I’m looking forward to,seeing the front work done…redwood, potted plants, plan tongs, walkway, garage door.

I think it looks 1000% better by just having that cage removed. That was awful. The house actually has a nice front that just needs some dressing up.
