cb, I’m pretty sure I posted this same link with Beekeeper’s Wife’s kitchen featuring large glossy white arabesque tile when you were working on your previous project. I do think arabesque tile can work in a transitional home with some contemporary elements, but I’m glad you switched to a glass subway for the current project.

Coralbrook, when I raised the question about the number of BR/BAs of your house compared to the Evergreen house, I was suggesting it is a factor in your favor as you start thinking about your price.

That is a beautiful kitchen and I really liked the photo back towards the sitting area. She took a chance with a very unusual wall color in the sitting area and it is gorgeous!

I think I will look for a house where I can do that kitchen design - we’ll buy a house that works with the next type of design!

Two Steps Backward - Once Again

I just don’t understand why every house I buy has leaking gas lines. How do these houses stay standing? Why don’t they blow up?

We have had the gas off since day one of moving into the house for safety reasons. Yesterday I insisted that we have to get the new gas line run to the stove so a) we can get new gas line inspected and tick that box, b) check to see if the darn thing even works because I got it at a big discount and c) so that it doesn’t sit around anymore as a target for potential damage.

This time we got smart. I said “Let’s put on the pressure tester before we even open up the old lines and see if we have an issue”. Well, of course it doesn’t hold the air pressure. There is a slow leak somewhere in the house, but it’s a leak nevertheless and not acceptable to our standards. Carpenter spent 4 hours yesterday afternoon under the house with soap bottle testing every join in the lines to the water heater, furnace and dryer. Nothing to be found. Then he takes off all the shut off valves and caps the lines. Still slow leak. So, as usual, we are isolated to two joins from the original line in the garage that are hidden inside the plaster walls. No choice but to tear open the walls and, of course, that is where the bubbles go ballistic. Off I go to Home Depot to get all new shut off valves and pipe joints. Then, he had to dismantle all pieces and parts in garage area (while hanging above tons of crap in garage) to put it all back together. About 10 man hours later we finally are holding pressure and there are no more leaks (so exciting! photo loaded).

Now he can finally start back to the original task, installing gas line to stove and hooking it up. After bleeding all the lines I am happy to state that the stove works great. It would have been a disaster if I found out it was a lemon and I needed to scramble to fix it or find another one. Oh, and did I mention that I think the stove is really sexy looking (for the size and price). Obviously a 42" Viking would be sexier, but we have got a really small kitchen.

When we pulled out the washer and dryer (not easy because of all the crap stacked in garage) there was tons and tons and tons of mouse poop and chewed up goodies!!! Yikes!!! Note that I pretend to assume that it is mouse poop - it could easily be rat poop. I ask my carpenter “Is it fresh poop - or really old?” He replies " I don’t know and I am not going to run my hand around in it to test". Guess who had to go get the Shop Vac, put on a mask and crawl on top of the machines and get back there sucking it all up. Yuck Yuck Yuck… my job is so glamorous.

To be honest… I usually make lowest guy on totem pole do these yucky things but I had just sent him off to Home Depot to get TWO MORE boxes of drywall mud. Just as I was returning from 3rd run to Home Depot at 2pm he comes up to me and says “We need two more boxes to finish”. Uggh, you couldn’t of told me this morning? You couldn’t have texted me while I was in Home Depot??? I just couldn’t do it, so sent laborer off. that left me as lowest man on totem pole because I was pretty sure that I couldn’t go downstairs and convince the drywall subcontractors that it was their job to clean up mouse poop! I should’ve made that last run to Home Depot, dang it!

Our final coat of drywall texture is drying and we will do final sanding on Thursday. Just in the nick of time because the painters are coming to do a massive spray of primer all over the place on Friday.

Tile work is done in downstairs bathroom. It will be grouted tomorrow and be dry for painting on Friday.

Concrete guys worked on all the forms and we have a big (well, in my mind it is big! probably doesn’t compare to a big back yard or something) pour tomorrow. I chose a sanded ‘top cast’ finish which should look cool

Did I mention that tomorrow (Thursday) is going to be a $5,000 day?? Between drywall subs finishing, tile guy finishing, painters and concrete. Oh, and none of them take credit cards…

My next critical decision, that I have to make in less than 2 days, is flooring for downstairs. I know that it is going to be a huge impact because there is a lot of flooring. I collected some samples and laid them out, but hard to tell in the pictures.

cb, your life seems like a continuous adventure! I’m not a video gamer, but all of the pitfalls and traps and racing deadlines seem similar to your endeavors. Love the photo of the gas line holding pressure : )

Everything looks gorgeous. Can’t wait to see it in a couple of days when concrete is poured and walls are primed. So exciting!

Love the cooktop. Remind me again…are the counters Quartz or granite?

My floor vote is the third one from the left…the brown that is the smaller sample size. I like that color best, and think it will look good with the very bright and light walls.

I will say, the grey would look nice with the rest of the design of the house…I’m not a fan of grey laminate…doesn’t look like real wood to me.

I would,stay away from the black. Every speck of dust and dirt will show on it.

Flooring: I’m inclined toward the second from the left, which seems as if it would be most similar to the tone upstairs. But the one next to it that thumper1 picked out is fine.

I have to say again that I LOVE that glass back splash!

My pick would be second from the left as well next choice would be the one next to it too! I in total agreement with Consolation.

Gorgeous kitchen!!! CB, with so many clumsy bears rumbling through the kitchen, I am afraid someone might put something on that gorgeous stove and ruin it. A cover of some sort?

The cabinets are going to get completely covered in plastic sheeting any minute now. My biggest fear right now is that the large door out to parking patio AND the front door are off limits. No entry or exit. I have two crews (drywall and tile) that need to finish and get their equipment out of here. I kept warning them to take everything out that they don’t need. Noone is listening. I made it very clear (at least five times) that they are going to have to take things through the kitchen and out through the garage. If even one thing bangs against my cabinets - they are toast!!

Can you cover those cabinets with moving blankets?

I like the gray wood, but vote also for the second from the left. Is this for downstairs Family Room and BR both?

Are there going to be kick plates on the kitchen cabinets, or are they going to be open as they are now?

Flooring: I vote for second from the left. I’m judging the flooring samples on which one says “Come on in a stay for awhile.” In other words, it’s warm and inviting.

The 2nd from left is an ‘Acacia’ which has always been a favorite of mine. I went into the wholesale place (where I am technically not allowed to go) and started pulling all the samples. Guy refused to tell me what the price was for each sample. I’m only allowed to get the price from my flooring guy (who gives it to me at his price). So, some of those might get weeded out based on high price :slight_smile: But, here’s the scoop… I can get 12mm laminate (which is the thickest highest quality) for only $1.09/sq ft at the wholesale place.

The counter tops are Quartz with some variation. I think there is a close up picture loaded way back in the stack of photos.

I did not expect the glass backsplash to have such a strong blue green tone but it definitely stands out as a show piece (now that we got the dirt specks that were stuck behind the glass pushed down)
