We usually lay cardboard across tops of all of the countertops (if I can ever get them to get their tools off for longer than 37 seconds). That will go under the plastic sheeting which is going to hang down from very top of cabinets while we sand the floors. It’s really hard to get the dust out of the drawer slides

Yes, there will be toe kicks under the cabinets. We have to wait for the flooring refinish before we install them.

The oak floors upstairs will be sanded down and get a very slight grey wash - exact same tone as the Guizot Hoarder House project. I had numerous comments from agents and buyers about how gorgeous the old floors were. So, I need to be careful that entire flooring downstairs (yes… bedroom and family room) does not clash too much with upstairs. My worry about the Acacia is that it will have a different color tone than upstairs. But, I do love it.

I laid a greyish laminate in the Nebo La Mesa project (I think it was Flip #1 here) and had a lot of buyers ask about the floors. We even had one looky loo that wanted exact name of flooring and where I got it. So, I think it is a very popular tone right now.

I don’t like grey floors. But I am not your target market. :slight_smile:

Since we’re on the topic of the toe kick. Did you decide to go with the IKEA stainless steel look rather than the wood you initially selected? I linked to that dozens of pages back because I thought that it would provide a nice break between the wood floors and the wood laminate cabinet doors.

I have the wood grain toe kick here at the project. I will hold it up and look at it compared to finished floors. If it looks bad, the beauty is I can just rush off to IKEA and get some other ones. I’m worried that the stainless might ‘break it up’ too much. But, it’s worth spending $24 for a sample piece to check it out. I have to go back there because, inevitably, I did not calculate enough cabinet handles and I have to go back and get more.

As you can see… there is a theme here of constant disorganization… ordering the wrong thing, returning, not getting enough, returning, wanting something else, returning… and on and on. Thank God I’m not trying to do custom designs where every single thing is special order and it comes in and I don’t like it :slight_smile:

BTW, I am very proud of myself. we went through the whole project today and loaded up the truck with every single thing we could find that could be returned to Home Depot. It was two giant flat carts full of stuff. Lots of insulation, and almost 50 ABS plumbing parts (so dirty… I have no idea how they let me return them). I felt really bad for all the people behind me in line because there are multiple credit cards involved, many loose pieces that were actually purchased over at Lowe’s - ooops, ABS pieces that are cut or glued and should not have been in the giant Hefty bag, you name it. But, good news is that it was over $700 in returns! All part of the glamorous job

I like the 2nd and 3rd samples from the right. The others would clash too much with upstairs. The black would indeed show every spot and speck. I’m not a fan of the dark grey for a floor, as I think it would make the entire room much darker. The place is really shaping up gorgeously!

I’ve loaded three pictures that will help with the visualizing. First pic is from Guizot that shows what the oak floors upstairs will look like. We are going to do the same slight wash to take out the yellowish orange tones of the wood. Not really grey

Third pic shows what the Acacia ‘may’ look like in a large area. I just don’t think it goes with the oak floors that will be upstairs. I need to find something a little more washed out in tone. I may be driving back to flooring place again and endure some more abuse from the sales guy in order to grab more samples. Pretty sure what I really want will be way up at the higher end of price, as always

How did “Acacia” (second from the L) end up with so much yellow and orange? I’m going by your uploaded Living Room “after” pics. The installed floor looks more like the third sample from the L.

Though, obviously, judging via small sample swatches and choosing via computer screen is folly. :slight_smile:

The work you are doing is just gorgeous, CB! I’m awed by the work and thought you & your crew put into everything. It must give you such satisfaction when the new buyers just LOVE their new places!

Going against the crowd, I like the one to the far right or third from the right. I would aim for a mid-tone, not too dark and not light, and would something leaning toward grey to coordinate with your other finishes.

I checked photos earlier when rushing out to dinner and am delighted to come home to the photos of cooktop and kitchen area. Wow. What a winner this project is going to be! I am crazy about that backsplash, countertop, and the clean lines of the kitchen.

re sag-resistant drywall - it is designed for use on ceilings where the joists are 24" OC. The 1/2 inch boards are as strong as 5/8" regular drywall, so they can span large spaces without drooping down. It’s a little heavier than regular drywall but not as heavy as the 5/8" stuff, which makes it better for ceilings.

It’s about the same price as regular drywall, so at least you didn’t pay extra for it. :smiley:

Geez, I somehow bought about 70 sheets of Sag Resistant drywall. I have no idea how that happened :slight_smile: All our ceiling joists are 16" on center line, so it really was not necessary.

Wish I could order up a Sag Resistant body

Maybe some of that sag resistance rubbed off that drywall onto your body, CB? :wink:

Love love love the kitchen. The backsplash, the vent and the cooktop are all fabulous together. Very clean and modern.

Once you put this house on the market I predict you’ll have a good offer within one week.

Concrete poured for parking patio and front walkway

New trim color going up and those darn stucco patches will finally get primed and painted out. But there will still be a mess in front yard from all the debris and the stack of old brick. A neighbor has already stopped by and asked for any left over brick we have. I’m still debating on whether to try to find a mason to come make a couple of tier planter walls with the left over brick

Tile done in downstairs bathroom, grout getting applied today

And, finally finally, drywall all done and ready for primer

I just realized that I am going to be out of town on Friday and Saturday morning. I have to get the flooring ordered by Friday for it to arrive by Tuesday next week to get installed. Dang it… nothing like too much pressure to make a really important decision!

Newell St comparable just dropped their price again to $1.08 mil to $1.19 mil. My opinion is that they are wasting their time and they need to drop pricing to under $1 million as quick as they can

How about tapeted planters in the style of the redwood slats?
