It’s amazing how much can get done in one day when you have a lot of workers focused.
I pulled in some landscape guys that were working at my friend’s house. He ‘loaned’ them to me for 2 days to help meet our deadline. A brand new automatic sprinkler system has been installed in the front yard. We are ready to amend the soil with some steer manure and start planting!
Electrician finished all receptacles, switches, cable boxes and most of the lighting today. Tomorrow is the big day when we put up the huge chandelier in the family room. Unfortunately he fried out all the light bulbs in my patio exterior lights - there was a crossed wire in the original wiring of the house he had to fix. Off to the store to get some more light bulbs!
We dug up some large Sierra Madre plants from my yard and dragged them over and planted below retaining wall to help with erosion on the hillside when it rains.
Finished painting all the trim downstairs and touched up everything. Unfortunately some of our doors have got nicks and scrapes. Long discussion about trying to take them down and spray them again so they will have a beautiful finish. If we try to touch them up with the roller, the finish will not be smooth. Big ordeal, no place to try to spray them right now
Final coat of poly on floors upstairs and floors are finished downstairs. He just has to finish laying floor on the staircase. He feels so bad about taking so long (because he is juggling 2 other jobs at same time) that he volunteered to come help install baseboard over the weekend. Baseboard is going to be our critical path
Built up half the small brick wall for the tiered planter - will finish tomorrow.
And Durango Blue is going to be the front door color. I didn’t even bother putting up any other samples, it was just gorgeous! And, I found paint that matches the garage door and we painted out the wide trim around front window

We are going to mimic the gate with horizontal Western Red Cedar on a railing across porch. I wanted to inset horizontal cedar planks in alcove, but there is an issue that the planks are 1 x 4 and they are thicker than the trim around the windows and doors. It would have been a nightmare - would have to tear trim off big window and put on thick new trim to get flush with the cedar planking.
What does the chandelier for the family room look like? As you know…I’m not a “statement chandelier fan”. I think lighting should be there, but not be a focus. Curious what you chose.
Can’t wait to see the painted front door and plantings!
The front railing sounds really nice and will tie everything together. Can’t wait to see the finished exterior!

Just got notice that buyers not coming tomorrow because house is above their price point. I think their budget is low 9s.
So exhausted tonight. It was so hot today and the front yard is blocked from the nice breeze. After testing sprinklers and getting them dialed in we barely finished getting half of one planter installed. I finally got on my hands and knees and dug in about 50 little dwarf Mondo grass myself.
Downstairs is done. Gorgeous large light fixture in and baseboards all installed. They had an assembly line of baseboard painting, cutting, nailing and caulking going on. They just need to have final coat of paint tomorrow. We really only have 4 days to get everything done before photos.
I still need to find a really good mirror for downstairs bath. I bought a pretty mirror today but it was too large. It will have to be part of the staging

Sad, but now at least you don’t have to rush and kill yourself trying to clean the place all night long! Please hydrate and get some rest (and maybe an adult beverage later in the evening).
We cannot even walk on the floors upstairs until Saturday morning. We are going to hit the ground running at 7am Saturday. We will probably work until 7pm because we cannot use power tools on Sunday, although I have no idea how neighbors distinguish between us cutting some trim versus the other guy mowing his lawn.

Is the room with the sconces a bedroom? I thought that you weren’t going with so new because there were multiple places to put a bed.

The room with sconces is the bedroom. We did take a risk about where to put the bed. But that bed location makes the most sense because it takes advantage of the views.
Light fixture is in new downstairs family room.

Because we had a chance to do the wiring exactly as I would like with all the walls open, I chose to make a decision about where the bed would be located. The sconces are individually wired. Each side of the bed has an outlet and a separate switch for the sconce. There is a central entry light in the ceiling with a switch at the door. But, I could not find something I loved for the ceiling light so my agent insisted that I just cap it off and let the buyers select what they want for the bedroom main lighting. I hope we pass final inspection with this configuration - they are probably going to require that some light be turned on as you walk into the bedroom - for safety purposes.
The main chandelier and the recessed lighting are on separate switches. I can’t remember which one, but one of the sets of lighting is on a 3 way switch. Turn on/off at bottom of stairway and at a switch across the room at the bedroom entry - so you can walk through downstairs and turn light off as you go into bedroom. The other is on a dimmer switch so that you can dim down the light(s) if watching a movie, etc.
The waterproof recessed above bathtub and vanity light are on one switch so that the room has lots of light (plus a big window). They are on an occupancy sensor which is required by code because the vanity light is not fluorescent. I don’t like this because someone could be trying to relax in the bathtub and the dang sensor will turn lights off - but nothing I can do about it. There’s also a big fan on separate switch in bathroom.
Stairway closet also has it’s own light on a switch.
Two LED exterior lights on parking patio and two big lights outside the French doors where we are going to build a deck - someday when we have time!!! Probably like Hoarder House project, we will still be building the deck during the Open Houses To pass final inspection I might have to just put a piece of wood across doorway because there is about 12" step down right now.
I haven’t even bothered to call for the final set of inspections yet because no one could even walk on the floors. We still need to call for gas line inspection (which isn’t even in the plans, but I was honest with the inspector that we were adding a gas line for new stove), and something called meter inspection - which we were not ready for because the grounding wires and stuff in front yard were all torn out. We are ready for these, just didn’t want to bother.
Then final inspection when I am sure we have our smoke detectors, carbon monoxide detectors, exterior lighting and handrails for staircase.
Right now, the flooring guy still hasn’t finished laying the staircase flooring and we desperately need to get our handrail installed before Open House on Thursday, and for final inspection. We have a strange little handrail we have to install upstairs where the stairs open up about 12" before the wall starts (I’ll take a picture sometime) and some kind of handrail for the last 3 steps that go down into family room. I’m desperately trying to find the right materials because I want a contemporary styling and I cannot find nice metal posts

Not to mention that our countertops have not been installed yet for two bathroom vanities, which means the sinks and faucets are not installed - he promised he would come and install on Monday. I’m praying that the under mount sinks sitting in the garage are not getting banged around and broken - the garage is a huge mess right now as everything is getting thrown into it to clear out the house.
Today I have to get out the Shop Vac and vacuum down all the walls upstairs because of the wood sanding dust that is layered on them. We have to quickly paint the upstairs area around the top of the staircase and the master bedroom closets that got rebuilt.
Don’t worry, we should be able to get the front door painted today, but there is still a huge mess in front yard with plants and top soil bags everywhere!! Have no idea when we are going to get the landscape into the front yard - too many other things to do. But, I keep trying to explain to the guys that the curb appeal is top priority - they just aren’t interested… my carpenter prefers to do all the wood work, trim and baseboards inside. He has no interest in the landscape
Oh… and did I mention that the new dishwasher panel isn’t installed yet? Yikes, the list just keeps getting longer
