My agent was here so she is well aware of the staging issues. She started asking me what to do, when to postpone photos, etc. and I told her “you are in charge of staging, you need to deal with it”. Lots of emails back/forth last night and she told them what needed to be brought over
I think you will see how the railing fits into the whole picture if I take a wide shot from the street. The closeups do make the railing look like it is taking over the whole house

My landscape neighbor is trying to be helpful with lots of suggestions on the landscaping. But, she is cute as a button. She went up and down the street and told everyone to ‘please’ put their trash cans away over the weekend (lots just sit out on the street because no room in the garage) for the Open Houses because she wants ‘quality’ neighbors to buy the place.

I like the railing and think it will provide a look of continuity across the front of your property with the fencing.
I bet your neighbors are DYING to check out the house when you have the Open House. We have a flip going on around the corner from my house and every day I drive by really, really slow trying to get a look at what is going on inside.
Hope you invite the helpful neighbor in to take a look. Perhaps she’d promot your house in her social circles. I see neighbors posting houses for sale/rent on my local homeschooling lists because they want more homeschoolers in their neighborhood. Free advertising.
For the window washibg there were 4 guys working for 3.5 to 4 hours so that’s 16 labor hours so that’s about $40 /hr. I barely pay the licensed electrician that hourly rate!!
I’m going to trust CB on the front porch railing, and I would like to point out that the beautiful blue door and the railing draw the eye away from any issues with the meter and the attempt to hide it.
This morning a neighbor from down the street stopped by and i showed her the interior. She loved every change in the house, the driftwood stained floors, strategic placing of the fence on patio, height of ceilings downstairs, etc. She loved transformation of front and especially liked the railing because it gives the illusion of security and privacy.
At the end she explained she was a licensed architectural designer that does plans for renovations. She said all changes were very smart. I’mfeeling good right now!
There you go - a professional designer’s “stamp of approval.”
Obviously she came throughthe open hhouses when prior owner was selling, in fact it appears most neighbors came through evidently.
Most neighbors remark that they had no idea I was flipping because so much extracare, thought and time was spent on it. Everyone thought i was moving in
CB, you are a most unusual “flipper” because you will only use what you truly believes is best for the property instead of going for what will cheaply make the place sell quickly. You truly transform properties and make them lovely from the bones all the way through to the trim and lighting. We are proud of the amazing work you do!
I would be thrilled to buy one of your homes, if I could afford it, and would be confident that you and your crew did things correctly, not by cutting corners and just throwing things together.
Initially I had less than 100% positive thoughts about the porch-fence (not what I pictured for the word ‘railing’) but I think combined with the matching gate-fence buyers will realize how wide the property is which is a selling point.
I like the blue-ish colored rocks along the walkway.
I think the railing is good so people don’t accidentally tumble off the landing AND shows the width of the property nicely. Especially at dusk and evening, folks can misjudge heights and take tumbles if there are unexpected heights. My brother had his house remodeled and has varying heights near his dimly lit front door. His MIL missed her step and nearly took a nasty tumble–fortunately I was near enough to catch her.
I want to echo HImom’s observation that the amount of care and attention to detail evident in your process is unmatched. I have been impressed at each point in your flip, but when you were considering what to plant to hide the meter, taking into account whether the plant would have roots that might be a problem years from now, I thought…wow, that is exceptionally thoughtful and responsible.
I also think the porch railing picks up on the contemporary vibe that you’ve introduced in the interior.
I like the porch thing as it ties into the side fencing. I envisioned a more open redwood rail, not a “fence” but it does work. Let’s put it this way…curb appeal is much better!! Plantings look great.

I would be FURIOUS with those stagers…and it would be very clear that I never planned to use them again…of course…wait to,say that for after the house is furnished! I thought stagers did it all. This one sounds half a$$ed.
