I’m eager to see all of the photos. My guess is the stuff from CB’s house will be far nicer than what this cheap and irresponsible stager is bringing.

And yes…the twilight pics! The view from the LR is fabulous!

OK, here we go…!!!

Another long day finishing all the little details. My agent brought over another cleaner today (Thank God!!) who got every bit of paint off of everything, magic eraser on the thresholds, and a million details.

Stager didn’t show up with the next load of stuff until 2pm today - thank goodness we postponed that 11am photo shoot! Then back and forth for some more things. In the end I think we are OK with staging - nothing totally outstanding but it will do. She did not finish until 1/2 hour before twilight photos started.

Remember the dishwasher scratched and dented panel debacle?? Yesterday, no one could figure out how to get the old panel off. I called GE and they refused to tell us the secret - she said we had to call a Service Technician and the minimum cost was $150 and no one was available until next week. We then googled and you tubed as much as we could and evidently this is a national secret - nothing found. In the end we had to call a local appliance repair guy, beg for him to come put on the new panel. He showed up at 3pm today, just in the nick of time. He didn’t know how to get the old panel off either. But, he pays $500/yr to have a GE hotline or something and they talked him through it. It was more complicated than we thought - had to take off the whole door, detach the control panel wiring, etc.

We also had one of the worst disasters you can ever have with hardwood floors - dishwasher hose blew off while testing it. Had to get it pulled out and quickly stop water. Unfortunately it got everywhere and seeped out. I now have about 4 oak boards buckling up and the panel behind the dishwasher is ruined down at the bottom. Can you believe that? I have no idea what we are going to do about it at this point. I’m going to have to come up with a solution very fast.

My agent is going to the Point Loma real estate meeting tomorrow morning and ‘present’ the listing and try to get the property added to the Broker Caravan, even though we are not listed and don’t have any photos. Then she is holding the Broker Caravan between 10am and 1pm. Daytime photos are scheduled for 1pm and she is paying ‘rush fee’ to get the photos by Thursday night. She is putting in the listing Thursday night before midnight so that it will hit any buyers that have an automatic feed - they will see it Friday morning. Whole crew is working again Friday because we have a lot of touchup and we need to get our handrail installed before the public Open Houses scheduled for this weekend. Pheww!!

I took a lot of amateur photos which I am going to load up now.

The house is AMAZING. I’m sure you’ll get the floor around the washer fixed–doesn’t the flooring guy owe you a favor for his last minute juggling? Thank goodness you guys will get the dishwasher hose attached well so it doesn’t blow off on new buyer!

Yes, dishwasher is all fixed and has been tested two more times to make absolutely sure it never happens again.

The issue with my flooring is that every single layer that went onto the floor was a custom mix of stain or polyurethane. Luckily he is saving my custom mix, but then there was a slight grey wash included in the final layer of poly. It is going to take at least 4 days of staining, sealing, poly. I need to leave it alone right now until we go into contract and then I will fix it in escrow - cannot afford to have floor torn apart during Open Houses and showings. Of course, I am the only one who notices - the buckling is not really that obvious. Because, of course, everyone will be looking at the outstanding views!

When the designer neighbor came in this morning she called the coloring of the floor ‘Driftwood’. I love that name for the custom stain mix I came up with.

Coralbrook, can you run one of those huge industrial fans and see if sucking the water out of the wood helps it fit back into place?

Ah, yes, it makes sense to fix in escrow instead of tearing up anything now. You averted a disaster by finding the dishwasher hose issue. It would have been awful if new buyer started dishwasher and left house or went to sleep!

We have been trying to run a fan on it all day. My carpenter keeps saying " just wait until it dries out, the wood will go back down" I don’t think so!!! I’ve never seen a warped piece of wood go back to original shape :slight_smile: It’s not horrible horrible… the edges are warping up and it’s visible in certain light

Coralbrook, I’m glad I peeked in tonight. Everything looks marvelous!

Today was the first day that I had ever been able to get the kitchen completely cleared out, countertops cleared and cleaned, sink cleaned, etc. It all came together in just 4 hours today. Happened so fast that we went from a dirty, dusty, messy construction zone to a clean nice house.

I am not ashamed to admit that at approximately 5:20pm, just 30 minutes before photographer came… I cried. Probably lack of sleep, but I honestly had not seen the vision finally come to life until then. It’s so nerve racking when you work so hard for 4 1/2 months and you really cannot see all the pieces coming together until the last 2 days. What if I chose the wrong lighting?? What if the flooring doesn’t come out right? What if the wall colors suck when everything gets put together? What if the kitchen looks stupid when all the appliances get in?

And because the dang countertop guys didn’t show up until yesterday - we could not drop in the faucets until this morning. What do we find??? In the master bathroom, they have drilled the holes for the faucet and handles too close to back wall and we cannot get them installed. Pretty angry emergency call to countertop guy and he came out within 1/2 hour and added 1/8" to front of hole so we could quickly drop in the faucets and handles. What if those faucets did not look good with the countertop? I would have a pretty big last minute disaster going on.

Another example - never did get the under cabinet lighting working until yesterday. What I have now discovered is that it highlights all the stupid dust that fell behind the glass. Thank goodness the lighting has 3 settings - I am so grateful that is has a very ‘low wash’ setting that makes the glass shine, but doesn’t put a dang floodlight onto the wall to highlight all the imperfections !

Has it really been four and a half months??!!
Can you get a good dehumidifier to help dry out the floor, the kind they use in basements?

Wow, to us it seems like just yesterday that you bought this house! You’ve worked a miracle and I’m sure a lucky buyer and realtor will recognize this gem!

You’re right that the front porch railing ties in nicely with the fence at the top of the driveway and on the patio. That adds a nice touch. I’m sure the buyers will be sold on the house long before they find your nice downstairs bathroom.

re the thumbprint on one picture - I think that is a reflection of the bed in the glass of the door.

I don’t think the downstairs bath looks that bad. It’s still better than anything in that other flip that is still on the market (I forget the street). Might think about a small rug in front of the vanity to bring in a little more color and pop.

The house looks great, you have done a masterful job.

Although some of the staging furniture doesn’t look nice enough for a house like that. It doesn’t seem upscale enough, more like Rent-A-Center or hotel furniture. Too late now I guess.

I can relate to that! We have a Mirror TV in the bathroom, and the TV screen tends to attract dust. It is only visible when the TV is off, and the lighting around the vanity is fully on. It drives me bonkers, but Mr. does not even notice it. I guess it is either dust or Cramer’s ugly mug I have to look at! No win with that TV, LOL, but Mr. loves it.

I agree, furniture is very cheap looking. But I think most staging companies use the cheap looking stuff.

The furniture is neutral enough that the buyers will be able to imagine their things instead instead of being distracted by priceless antique staging pieces. Agree it would have been much better to have had stagers who were PROS and could do a great job properly, timely, and without having to be corrected and directed. The home still shows gorgeously!

I’ve seen those medicine cabinet things with the built in TV. I’ve never understood who could possibly spend so much time in the bathroom that they are going to want to watch TV :slight_smile: But to each his own. Maybe people like to watch the news when they get ready in the morning
