Just checked. We started work on this project June 11th which means it has been about 4 months in construction. Originally I was hoping for 10-12 weeks to market, but then I added the permitting and construction of the additional 800 sf below the house. I’m kind of amazed that it only added 4 more weeks to the project.
Still cannot figure out how those flippers on TV do those homes in 30-45 days! Someday I will get better at this I guess because time is money.
I don’t understand why you have professional photo of the downstairs bathroom (which I think looks great) instead of the two upstairs bathrooms that you’re happier with (which do look amazing). Am I missing the professional photos of those?
For what it is worth, we had a toilet leak on our new hardwood floors. They swelled up - and then settle back into place just fine. 14 years later sold that house without ever touching those boards. Btw used bona traffic for the finish - it too was fine 14 years later
Similarly, we’ve had our clothes washer overflow about 6+ times (slow learners) and get our wooden threshholds very wet each time. Nonetheless, they remain perfectly level and in great shape, once we removed all the water via squeegee and bath mats. One in particular needs to be level, as a pocket door opens and closes perfectly despite the repeated wettings.
I agree letting it dry out and see if it doesn’t return to the fine level state over time.
Fabulous. Awesome. Easily $1.1 million. Really. Why are you even considering another price? The area is highly desirable and the house is unparalleled. cb, this is really a winner.
Thank you all for the vote of confidence. I left two fans directed on the floor and island back panel. Going over early this morning to move the fans a little bit. Told my realtor she can move fans to garage for Broker Caravan and day photos, but please move fans back onto floors after the photos are taken.
Crew has a well deserved day off today. But back to work tomorrow. Our priority is to get the staircase handrail in before public Open Houses because of liability issues. Lots of other details will continue on Friday. Then they finally get a whole weekend off.
Next week we are going to start on the deck behind French Door, get final inspection, build up hillside behind retaining wall and plant some erosion control ice plant and other stuff
Professional photos will be at 1:30pm today and we should get them tonight. I will post as soon as I have them because I know that you are all anxious, as am I!!
PS - I’m going to take a close up picture of the granite I selected while standing in the guy’s yard without bringing a drawer or piece of the bathroom vanity. Big mistake!! I chose a granite that is extremely expensive (it was a remnant from one of his other jobs) in a coloring I love. But, it does not go well with the vanity at all - looks awful. I guess I was hoping that my vanity would neutralize with the gorgeous granite - but it looks like doo doo together.
When you do the professional pictures, move the green trashcan out of view of the picture taken from the position of standing at the front door looking at the two chairs with red pillows on the front porch.
Then, remove the front porch chairs when the exterior front view pictures are taken so that the top of the chair backs don’t show.
Do you have any more bright pillows for pops of color that could be added for the pictures? Turquoise? Lime green? Yellow? Red? Orange? Durango Blue?
Will the tree on the left and the utility pole bush on the right be neatly trimmed before pictures today?
What will the railing for the stairs to the lower level look like?
On the topic of electric mirrors - this is what ours looks like (6 ft long, spans the entire vanity and has a small invisible TV behind in the middle portion):
So here is one suggestion for the future - instead of posting the exact house number and street, add 1 or 2 (or some other pre-determined number) to every digit; e.g., “359 Cherry St” becomes “460 Cherry St”:
