Madison, great ideas about moving stuff for photos Not sure there is any time leftto run out and get more colorful pillows. If the stager had finished on Tuesday like they were supposed to we ccould’ve run to Home Goods to fet some dang pillows to fill in!! My agent is too busy today to get any other pillows in there:)

I scoured my house and i dont have any decent pops of color either. We do have the turquoise ottoman and pillows that we used for Hoarder House

Sorry about typos above. You’re not going to believe where I am right now. I have an emergency with truck. Two nails in truck tires. Was sitting outside tire place when they opened this morning, after an hour at house moving fans around and mopping floors.

Hoping they can patch tires quickly so i can get back to work.

This morning i discovered a huge buckle in floor by kitchen island. Its not noticeable to the eye, but boy can you feel it if you walk there. Emergency call to agent to discuss whether to canxel caravan. She has decided to stand in that one spot all morning :slight_smile:

Coralbrook- I love everything you have done. I like the wood on the porch. I would be more inclined to sit outside if I wasn’t so exposed to the street where every neighbor would stop and talk.
What I also love is the care you put into each decision. You are also gifted in finding beautiful details on a budget. As I think I mentioned earlier in this or one of the other threads my H used to build spec houses. His houses while very nice did lack a feminine touch. There are just some details a male just doesn’t think are important.

Regarding the floor- last year the water line from our filtered water system to the water dispenser in freezer door sprung a leak. By the time the water reached the front of the fridge a lot of damage had been done. The wood was soaked and the buckling extended all the way to the other side of our kitchen island. I have a huge kitchen so the damage was extensive. Our kitchen connects to our family room and also our entry. It would have been a huge job to redo floor. My H and the flooring guy told me to just be patient. They ran fans for what seemed like weeks. The floor eventually dried and unless you took out a level you can’t see where there is any damage. My advice would be to keep the fans running and if it doesn’t solve itself give the buyers a credit for the repair work.

It looks great! I’m confused about the layout…are there two dining areas??? It appears that on one side of the leather couches is a brown smaller dining table and then the larger white one on the other?

My agent must have done a great job talking up the house at the meeting this morning - without any photos or a listing in MLS. I ran to Home Goods and got some more pops of color for downstairs.

House is swarmed with brokers and agents right now gushing over everything (because they had seen the ‘before’). We will see…

That has to make you feel really good! I can’t wait until it is on the market.

I really like the staged parking patio, and, converting the second garage into 800 square feet of living space was genius!

I also like the mailbox and house numbers.

Also, didn’t the old listing have some spectacular photos of the view from the deck on a really clear day that didn’t show any portion of the house? You should reuse those view photos for your listing if you don’t have the benefit of a crystal clear day for new photos of the view.

She can’t use previous photos without attribution, but that might be a great idea if weather doesn’t cooperate.

The pictures look terrific. I love the patio…and the furniture. Great views all around. And the curb appeal!

What did you decide for your listing price?

The landscaper and you sure found the right plant and other things to take attention away from the meter and all the clutter that is unavoidable. I agree that the house deserves to be sold for $1.1, but I really don’t know the San Diego market like you and your realtor.

I’m taking a closer look at the pictures cb posted the other night. I notice that in the pic of the family room living space, two doors are in the background – one to the bathroom and one to the bedroom. I’m remembering the discussion we had about where to put the doors – initially cb was going to have the entrance to the bathroom only through the bedroom. I’m glad someone had a better idea and cb used it.

Well… I need to start buying my lottery tickets! I can picture myself in that house very nicely…and can also pictur what I might put in it. The neutral palatte of the stager got me thinking “well, I would do,this…or that…and will they include the patio furniture”. :slight_smile:

Didn’t the patio furniture come from CB’s house? I’m sure for the right price she would sell it to you. :smiley:
