Since CB’s agent put the curtain up, presumably at no cost, and CB prefers to leave tubs without a curtain, she could just remove the curtain and not spend money on another.

When we staged our house, the stager (who was very good) said do not put up a bar or a curtain. She claimed it made bathroom look bigger and also eliminated the glass vs curtain argument

We usually put up a shower curtain to add some color and style. Most of the time it works :slight_smile:

Right now I don’t have a shower rod or curtain in the area. My agent is insisting on keeping the awful photo in the listing because she says it is important for people to see that there is a bathtub in the house - lots of people have bathtub on their ‘must have’ list. Wait until they see they have to go down some dang steep stairs to get to that important bathtub :slight_smile:

I think that the neighbor did not notice that we had taken down the fence on our side of her fence. She has a very nice fence on her property. She said that the fence is ‘on her property’ because the prior owner refused to split the cost of a new fence, so she chose to build a camouflage fence on her property. We chose to take down the termite ridden, deteriorating fence on the top of our block wall because her fence was much nicer. We don’t have a fence on our property line now.

She could not see over her fence until she came to the Open House and, of course, spent more time going up and down those stairs on that side of the house making sure we didn’t damage anything on her property.

Any drain that lets water run off onto the neighbor’s property is illegal here in WA. I wonder if she is a WA transplant. :wink:

I have a really good feeling that we are going to have some offers soon.

My carpenter called me and said he was going to go over to the project and turn the humidifier back on and check the drainage and empty the bucket. I said I would meet him there because I wanted to talk to him about the neighbor issues. Evidently, she saw him there this morning when he went to empty the dehumidifier before the Open House and put all the machinery away and started talking his ear off on everything that happened. He just told her that “Hey, I’m just the employee, you need to talk to the owner about these issues”. Poor Guy. He is such a saint. He feels so bad about the dishwasher leak that he has been going over night and day to check everything, keep the fans and humidifier on/off for the Open Houses, etc.

Anyway… back to the story. As I pulled up about 6:15pm, there was a woman out front talking to my carpenter. She had been to the Open House (which did not end until 4:45 because there were so many people coming through) and wanted to come back and see the house when it was quiet and there were not a lot of people inside. He let her in and she was leaving again when I arrived. She picked a good time because it was right at sunset - very pretty. It might have been the retired Navy Surgeon.

Then, 15 minutes later while we were inside with all the lights on, there was a knock on the door. It was another guy with his wife and kid who had come through the Open House. They wanted to know if it was OK to do another walkthrough and check the view at night. They spent over 20 minutes going through every nook and cranny of the house. Wife shared with me that they are currently renting and had just sold a rental property and they were crunching numbers to see if they could afford the house.

People don’t waste their time coming back twice and wanting to see the house at different times of day if they are not seriously interested!!!

Yes, Hoarder House had steep stairs up from street. That turned off 99% of the buyers. Even though the house was gorgeous and I feel it was a better design than this one, and everyone raved over it, and it had nice outdoor spaces with minimal maintenance required… I only received one offer after 10 days. I was literally on the edge of a panic.

It sounds like the view is a big draw. I hope some offers come in in the next few days. If two potential buyers came back to look again today, there are probably more who will ask for another showing this week.

Yes but that hoarder house had the “potential” for a parking spot on the living level. I agree with you, you should avoid the stairs at all costs. I just visited a local Austin land mark last week, Mount Bonnell, the 102 steps were doable but not something I would want to do every day!

I think I remember a local Point Loma agent telling me that anything over 15 steps to get into house was a total kiss of death. Not sure who came up with that number. We were 17 (or 19) at Hoarder House.

First on the list tomorrow morning is adding an extension to the drain and routing it more to the right on our property. It is technically about 12" inside the fence on the slope below, but I am more than happy to route water away from her property. There’s also a drain close to the other neighbor’s property (who is an absentee landlord) and I’m going to direct that one away from his property also

I may be somewhat ACD, but a typical home staircase is 13 or 14 steps. I kind of count them during my day to encourage me to take the stairs. School stairs are 22 steps between floors.

I see another flip for sale at 3221 Byron 92106, larger house, smaller lot but better location. Priced at about $1.3 million. I like their staging also
