I decided to stop by at 3 because I thought it would be “crickets” because there’sa big Chargers game on TV. Pulled up across the street and street is packed, people jockeying for parking. I’m just sitting out here in car enjoying the action. Several older couples. I’m guessing our advertising of single level livingis working!!

Looking at the Estately listing photos…All of the color pops via pillow really work well. I’m struck by the fact that this is the only house I can recall seeing that isn’t staged around big TVs. (I consider that a virtue. ) I’ve been thinking that if I lived there I would switch the dining area back to the left of the entrance in order to maximize the seating in the LR with the view, but then it occurred to me that the spot where the mirror is would be great for a flat screen tv and it could be a nice tv-watching nook. I rather like the fact that the 2nd bedroom upstairs is empty. It emphasizes the fact that it could be either a bedroom or a study, or both with a fold-out chair/sofa bed.
It’s really a perfect house for a couple of a certain age.
I’m buying my lottery tickets…but my guess is someone with real money will buy it before I win!

YIPPEE! I am SO glad you can see the excitement your hard work has generated. You certainly deserve an excellent sales price and I think you’re the sweet spot of the market in San Diego, WITH the lovely oak flooring. I think it will be a great hit for older empty nesters who want to have a place for their loved ones to stay when they come to visit. The lower floor would be perfect for that!

Geez… while sitting out in the truck the landscape neighbor lady came running over as soon as she spotted me. I was trying to get out of the car and go into the Open House and my agent was at the door waving me in frantically. Of course, she was probably one of the first into the Open House yesterday and she wanted to lodge a bunch of complaints about
a) French drain output from the retaining wall ‘might’ cause a lot of water to go onto her property in a heavy downpour. She wants us to redirect the drain line
b) On Friday, the guys cut and replanted some ice plant onto the hillside to help with erosion control. She wanted to tell me all about how ice plant is a very poor choice for erosion control… on and on
c) We took down our fence on top of a block wall on the south side by the stairs, which exposed her fence. Long involved story about how there was a property dispute when she did her renovation with prior owner and blah blah about the fencing and she is demanding that we put up her chain link pieces and parts that were inside the 4 inches between block wall (our property) and her wood fence (her fence) because she doesn’t want any new owners to think that the 4 inches between the fencing belongs to new owner.
And, she started to go on about some other stuff. I told her I needed to get inside but left it with 'I promise we will make it right and I will make sure to disclose exact property boundary to potential buyers. Thank you for telling me"
The reason my agent was waving me into house was because she was all excited… evidently this weekend is Pacific Sotheby’s semi-annual showcase extravaganza (whatever the heck that means… I don’t think anyone cares except Pacific Sotheby’s employees). This is why there was huge expensive advertising going on everywhere. But, turns out that the big wig owner of Pacific Sotheby’s chose her property as one of the ones to visit, and the General Manager of Southern California Region and her office manager.
She was all atwitter - I don’t personally care. Are they going to buy the house???
They all loved the renovation and specifically told her that ‘her client’ should go after the property on Harbor View Dr and do a renovation. My agent thinks it is still priced too high, even to try and add square footage. I’m going to have to go look at that one
Many neighbors came back multiple times (probably have same floor plan) and brought sons and daughters and you name it. One neighbor dragged her husband over and is seriously considering buying this house and keeping their old house down the street as a rental.
But, my agent believes there is one true possible buyer through all this fray. A retired Navy surgeon says she is searching for her retirement home in Point Loma and wants to buy now. She still has two kids in high school in Coronado and is going to check with their high school to see if they can stay in the system if she moves out of the district. She is going to get back to my agent on Tuesday. She does not have an agent representing her so my agent is all excited about the double commission (and I’m excited because I get to enjoy a 1% reduction in commission if she brings the buyer)
Fingers crossed, but even if it’s not her, it will be someone very soon. CB, it sounds like you knocked this one out of the park!
Finally had a chance to research Leroy.
Kitchen - I recognize the kitchen cabinets. They are the stock cabinets off the shelf from Lowe’s, with cheap countertops and backsplash. Lower end appliances.
This was flipped by a competitor that I recognize. All records show that they purchased the property for $1,050,000 in May 28 2015. They had it back out to market by July 9 2015 (why can’t I go that fast - that’s only 5 weeks?) at $1,299,000 and tried to sell at that price with an agent for 3 1/2 months. Now they have a new agent and they are throwing out an ‘urgent’ pricing of $999,500. The agent has put in remarks “priced to create urgency, expect multiple offers and overbid”. If they sell at that price, they will have lost at least $100k or more on the flip.
Prior photos show that it was in ‘decent’ condition, but kitchen and all bathrooms are renovated, new flooring, stone on fireplace, exterior painting, etc. The house does have outstanding views that are very popular of San Diego Harbor. Minimal back yard in small pie triangular shape that I can see from prior photos.
Note it has garage below on street and steep stairs to get up to house. I’m learning a lesson - avoid buying one of these no matter how good the deal looks !

I am going to calm down about the brown cabinet right now. If we see any offers coming in after the weekend, I’m just going to let it go. If not, it is going to get repainted before next weekend.
I’d switch the shower curtain and towels way before doing anything about the cabinet. A nice shower curtain with matching towels would really add a pop of color and accent for that bathroom. I suspect you’ll get at least one offer before the next weekend. The retired Navy surgeon sounds promising!
Shower curtain came down early Saturday morning - before any Open Houses. I’ll probably go out and try to find a single color shower curtain with some color that might neutralize the mess going on in there
Meanwhile, I now have to get the team to work addressing all the neighbor’s complaints before she gets nasty or something. And, we have to plumb in the faucets in the vanities, build a deck off the French Door and finish everything needed for Final Inspection.
I didn’t take a pic of the cars… but when I pulled up across the street I noticed an EXTREMELY expensive Mercedes, and two other outrageously expensive cars. I thought “What are those cars doing in front of the house?”. Of course, those were the hoity toity broker dudes.
