The City is very strict about parking, however the house I’d not in the designated beach parking coastal zone where parking requirements for 2nd units are really bad. I dont know what they would require. They wont answer questions over the phone, you have to go to City Hall

The Leroy house does not look as appealing as CB’s to me. There are no outdoor patio or yard pics, which makes me wonder if those spaces exist. No sense of whether the kitchen is open to adjoining rooms.

Also, CB’s house not only has four bedrooms, but also has that family room downstairs which is such a plus.

Unfortunately, our washer and dryer is in garage right off kitchen. It was too hard to find place to move it inside the house because we were using up a lot of the closey /hallway for the stairs.

My agent insisted it was OK, but now she got some comments about it.

I’d rather have them in the garage than in the close proximity to the living room or a bedroom! Those tings are noisy. In the climate like SD, I would not mind stepping into the garage to drop a load of laundry off. :slight_smile:

I second what @menloparkmom said about painting the cabinet. It will be nagging you forever, and by painting it, you will get that off your shoulders. I have no opinion on whether the guy was rude or helpful - it really depends on HOW he said those words.

I wouldn’t give him that kind of power by painting the vanity. It’s already in the pictures on the net. If you’re not going to change the pictures in all the listings, then there’s no point in changing it. If potential buyers are mentioning it, I don’t see the problem.

He may be right that everything is top notch except that bathroom…but if it wasn’t the bathroom, he would have found something else to critique.

Garage W/D would be fine with me in the San Diego climate.

cb, just get the vanity painted and be done with it. The fact that the “old” vanity will be in the pix doesn’t matter. No one will decide not to see the house based on that in the pictures.

Leroy flip: cheaped out with microwave over range. I hate that. I detest the backplash. It assaults the eyes. Detest the fridge. (And can you fully open the door? doesn’t look like it.)

Weird tile/counter/fixture choices in bathroom. Ugh. Cheaped out again with all that carpeting. Don’t like the DR chandelier. The whole place seems to have been done by someone without an aesthetic vision.

Notice the staging of the “office.” Only thing room has to offer is the view…and they set it up with your back to it. What?

I agree that the Willow house has better staging. It had better, in order to support that price bracket! You should see if you can find out who did it.

The wood floors in CB’s lower level are so much nicer than the carpet her stager or agent tried to convince her to go with!

If it were my decision, I’d at least wait until Wednesday to repaint the vanity cabinet in case an offer comes from the weekend’s showings. That would still allow time for it to dry before next weekend’s activity and you could even replace the photo on Friday if that’s a concern. FWIW, I agree that if no potential buyers have mentioned that bathroom then I would not go to the trouble to paint the cabinet.

I’d say that flipper just wanted to IRK CB and has succeeded. I’d agree that your BROKER and BUYERS are the people you care about, NOT this flipper. I honestly think that folks who want your house will not let a minor thing like the color of the downstairs vanity affect their feelings about the gorgeous home. If it is going to gnaw at you, you COULD go ahead and repaint, but I honestly feel it’s wasting your money and time.

Well, I don’t want to feed CB’s perfectionism, but I have to agree that that bathroom lets the house down to some degree. I feel that if I were touring the place I’d get there and say, What?

Do I think it is crucial to paint it? No. But I definitely think it would help push the house to the highest possible price. A million dollars is a lot of money.

Not getting why everyone is hating on this flipper. The agent probably asked his opinion, and he was very complementary except for the vanity.

Which cb has been beating herself up about for a while, so it’s not like this guy is way off base or this came out of left field. Don’t know why so many are interpreting his remark as jealousy or rudeness, when we don’t even know exactly what or how anything was said.

So I would say if it is bugging her that much, paint it or even replace it with something better.

I love the wood floors downstairs. They are wide long planks and they really look nice. Im glad i spent the money on them, even though flooring guy charged me $400 extra for the grinding and leveling to make the floor perfect.

Agent started early at 12;30 and place has been heavy with traffic

Lots of traffic is good…but the one offer that takes the place will be even better! Can’t wait…and I’m hoping it isn’t very long.

Yes, the floors look great! I saw the section with all the open houses in today’s paper and it sounds like that brought in a lot of traffic.

We are trying to sell my mom’s condo in Chicagoland and had 17 showings with no offers. Boo.

I think right now there are too many variants of brownish colors in the downstairs bathroom. (may be appreciated by somebody affiliated with the Brown University!). But in the end it is just a bonus guest bathroom so it will not make or break the sale. I would replace the shower curtain and the towel to some contrasting color like bright blue or green and be done with it. If a serious buyer says something you can always offer to change vanity color before closing.
Otherwise the house is stunning. I wish I could buy it or ask you to help me flip my house. Great job!

Do we have the address? For some reason my kindle won’t let me see the photos that CB uploads anymore. Last photo I saw was before the renovation began and I’m just dying to see the finished product, especially after reading everyone’s oohs and aahs. (Pm would be great if we don’t want the address in the thread).
