Tons of people came through. More than any other Open House my agent has had this year. Mosty neighbors and looky lous but lots of other people from the iheavy advertising. Also she had signs out on main street.

Looking at the other available listings, I really feel that you are in the sweet spot of price and desirability. Those views and the upgrades you’ve provided put you in a category of one at your price point. Plus the four bedrooms are very hard to get. Fingers crossed!

Yesterday one of the visitors to the Open House was another investor flipper who introduced themself to my agent. I did not recognize his name. He has done a couple of high end homes in Pt Loma.
He was amazed with the quality and workmanship and design choices. However, when he came back upstairs he told my agent “I was going to give her an A+ but the vanity in bathroom fails”.
I knew it!!! Totally upset now and have already contacted my painter to refinish cabinet to another color. It just fights with the granite. Too late to try to take granite off.
Oh please…that invester flipper is a JERK…a first class jerk. A big first class jerk. He was there for ideas…and he will steal them from you. He was not there to purchase. Too bad there isn’t an ignore button for people like him.
I do appreciate all feedback and i feel the same about the design combination in the bathroom. Since i cannot change the inset tile or the granite i need to find the perfect color to tie it all together.
The inset tile is caramel color in white, the vanity is bright brown and granite is grey mushroom. A mess

Another comment heard from neighbors is, evidently, its legal to have 2nd unit on lot and they were all asking why we didn’t create 2nd unit downstairs since we pulled permits and did all the construction. It would beeady to add doorway at top of stairsbut not very easy to add a kitchen. Also, you have to go through the space to get to the major systems under the house.
Potential rent somewhere between $1,800 to $2,000 believe or not.

Well…some folks don’t want a second unit. But your place has “in law potential” so maybe that could be included. Full bath, etc. it would be very easy to add a small fridge, microwave, and keurig. You have a sink. The trouble is…that is a LONG staircase down if you wanted to have relatives there.
I don’t think he was rude. Not if he gave his feedback in a comradely manner. He was complimentary, put his finger on the weak spot.
What’s more, CB agrees with him! I think it would be a plus to refinish the vanity if CB is going for top dollar.
If Willow is his flip, it looks to me that he did a great job. I love the river rock shower wall. I have no opinion one way or the other on vessel sinks. I like the kitchen a lot.
It would be interesting to see what he started with. The house was obviously in a different bracket from CB’s flips to start with. She brings hers up to another level. Did he? I don’t know, but he seems to have good taste.
BTW, there are the same white chairs in the dining room. They seem to make an appearance in most of the staged houses in San Diego!
Considering some of the strong critiques along the way in this thread about other flippers’ work, perhaps this guy who praised just about everything everything but noted the one issue that cb herself dislikes is not exactly a jerk, just honest.
cb, think of the bathroom as the difference between 2350 and 2400 on the SAT’s - not a discernible difference in the end result. But if it nags and nags at you and you’ll always kick yourself for it, then you’ll feel better if you make that one change. Not because the house needs it, but because you do!
If you’d added a second unit, would you have needed to provide a third off street parking space?
I think the staging of Willow was better, in general. More unique. Didn’t notice it was the same chairs.
It was interesting with our stager. She showed up with some stuff Tuesday, but on Wednesday she showed up with boxes of brand new stuff she assembled out of boxes. There must be some wholesale place they buy this stuff from.

I think the other flipper was just being honest and since CB agrees with him, and it can be is easily remedied, there is no reason to leave it as it is- sticking out like a sore thumb [ in her mind]

It does have an indoor washer and dryer (that was one of DH’s top priorities) - I forgot where those are going in your flip?
