Flip This House #4

Sign me up for that Amaryllis house. Luckily, it is not in a competitive price bracket for CB’s house.

Goodness, all this chatter about a shower curtain? Leave it alone. I hope buyers in this price range are sophisticated enough to look beyond a shower curtain.

cb, have you gotten any feedback yet – from either agents or real people?

Shower curtain vs glass enclosure is a very personal preference and its difficult to guess what buyers prefer. A lot of people just cannot tolerate glass enclosures.

So, for selling purposes, i leave bathtubs alone and just put up a curtain for staging purposes. Obviously went very wrong for these photos, my agent put that up when i wasn’t looking:).

Custom glass enclosures are very expensive. Believe me, i wouldn’t put them in unless I have to. The large dual shower needs it, i could not envision a shower curtain alternative. But note that hall bath doesn’t have curtain or glass. Leave it up to buyer.

I too do not think lack of glass enclosure will make or break the sale. Just wanted to offer a different perspective to balanced out the other side that likes glass.

Fingers crossed for this weekend!

The Amaryllis house was on the market for about 3 months at, I think, $1.5 million. I went through it once when there was an Open House. Very cool and funky, needs a young buyer. Decent views and nice pool and outdoor space downstairs. Two car garage with alley access, but not sure how you get to house from garage down below.

When I went through they had a
paper where you gave opinion on sale price. I told the guy I thought they were priced too high, maybe $1.2 million. He got all huffy and announced they were in contract with some rock band. Geez, why did you ask me if you don’t want to hear the answer?

Finally, it went off market with explanation in MLS that owner had rented it. Now back on market in less than 2 months with local agent. Still priced too high

I don’t have any feedback from any agents or buyers yet. Waiting to see if anyone shows up for the Open Houses this weekend. We’ve now got two houses open on same street so maybe someone looking at Amaryllis will come to our Open House and go “look what we can get for $600k less!”

My agent will strategically place an Open House sign on corner by Amaryllis

Speaking as a person who actually prefers to take baths, I hate glass enclosures on tubs. It is very unpleasant for bathers. It is also very unpleasant for bathing kids, although I would not expect that to be a significant concern in this house.

Anyone buying the house will be able to make a shower curtain change.

I guess I’m the only one who likes that wood cabinet.

My flooring guy is going to come look at floors this morning to see if they are dried out. If dried out, he is going to try to patch before Open House. I told him not to rush it, its OK if some floor boards are missing . we can fix late next week.

It is what it is, nothing we can do about it. Its more important to fix it correctly.

Just checked with my agent, no feedback from showing yesterday and no new phone calls received

Open houses Saturday and Sunday from 1 to 4. Big ads in newspaper for the weekend Open Houses

Thumper, I like that cabinet, too!

“Finally, it went off market with explanation in MLS that owner had rented it. Now back on market in less than 2 months with local agent. Still priced too high.”

That band must have paid one helluva rent!

I actually remember that i saw someone moving in, have no idea why they moved out so quick

Probably needed a pad for a month. If the price is right, anything is rentable! I would move out of my house for a month for $50k. I wonder if the relisted price now includes a celebrity premium - “this is the house where [insert band name] created [insert album name].”
Just kidding.

I don’t think the band rented it. The agent said someone from band “Kill” (i might have name wrong) was going to buy it.

What a happy, uplifting name for a band!!

Any word on how the open house today went?

Im waiting for an update now. Usually a late update is good news because people are lingering

I did get a quick text about 3 that there was constant traffic and one of our CCers had introduced herself and was there at Open House

I forgot to mention that all trash cans in immediate area are off street and hidden in garages. Some of the poor neighbors across the street dragged their cans up all the stairs and hid them in their yards. Street looks great

That was me! You have a very nice agent. Two neighbors were there as looky-lous while I was there (including the husband of the landscaped slope next door). Besides them there were about five or six other parties during the 20 minutes I was there; not sure how many of them were serious. The house looks absolutely wonderful - you were right, better than the pictures. The visual appeal is enormous even with the somewhat gray day today. It was windy on the balcony! I can see why the plants were blowing over on the lower patio.

The floors looked great; all the wood worked together. My two favorite decor items were the glass mosaic tile in the master bath shower, and the chandelier in the downstairs great room. The kitchen is bigger than in the pictures. The stairs seemed a little steep but were quite attractive. The downstairs bathroom vanity looked fine to me although I didn’t care for the shower mosaic tile. But in no way would that bathroom turn off any potential buyer.

You could do a Halloween haunted house in the dirt area under the house - it was kind of spooky! I peeked through the one door and hoped I wouldn’t meet any animals. The agent assured me it was impossible for animals to get in there.

Oh - I also liked the rocks along the front path; kind of like a little river bed.

Great job!
