Estately website shows Newell St abomination as the comparable. If there is any justice in the world , please please let me sell before Newell.

Yes brown wood vanity is in downstairs bathroom. Not my finest hour, tried to save money on vanity and tile. At least I didn’t buy that stuff all over the Newell house bathrooms!!

Took a quick review through the homes in the $900-1,100 range and a bit higher. As you know, very little inventory on Point Loma in that range. Some house have already been discussed and dismissed on this thread (Newell, Poinsettia.

As a pretend buyer with a million or so to spend, I would be looking at:

4384 Saratoga, $1,099-1,199 sq ft. Attractive house with nice architectural features (although I hate the undoubtedly load bearing beam in the kitchen). I think buyers with younger kids might head for this.

658 Tarento - $984-1,020. Drawback is only two bedrooms. Nice area and lovely tile. Flat yard.

3028 Browning - $995-1,055. Actually, the first plane to take off over my head would send me screaming. Smaller house but otherwise nice.

1331 Willow - $1,150. The pictures are so terrible that it’s hard to get a feel for the house but as far as I can tell it has nice architectural features and a lovely yard. Great views and good location to walk places.

960 Harbor View Dr - $1,260. OK, getting out of the price range but what a stunning house. But small.

3718 Narragansett - $1,084. I think this is very strong competition except I don’t like wood ceilings and it’s almost kitty-corner from the middle school. Nice views, nice yard, good walk-to places location. Another place families are likely to head.

4425 Point Loma Ave - $1,050 - 1,150. Another very strong competition. Attractive home with yard in a good location.

There were enough issues with other listings in the price range that I wouldn’t consider them. The Nipoma house would be good for anyone with teenagers on up - no real outside play areas for smaller children and potentially dangerous slopes. For your target audience, it’s townhouse style living without an HOA! The big slope wouldn’t bother me because it’s easy to see what can be done with it. I might be a little bothered by the steep driveway which isn’t really useful as a driveway and can’t be used for anything else so wasted square footage. And the kitchen is a little small for that size house and price range, although not that different from some of the others.

So after review, I think you’re in a unique position and should definitely stand out in the little crowd. I know what you can get for $900 and less, and those properties are not competitive.

Oh yes, I would change the shower curtain in the downstairs bath - I think it makes the countertop look busy; maybe something in a cream tone? And I like seashells!

Great review, Marilyn! Yes, townhome living without any HOA headaches! My dream retirement place. :slight_smile: The neighbors sound ok - the lady rounding up trashcans sounded cute.

As far as I can tell, 4425 Point Loma Ave doesn’t have air conditioning. That would be a deal breaker for me.

960 Harbor View is a showstopper that looks like it might be able to use a little updating. Maybe CB should bump up to the next level of flips! With a bit of work that house looks like it could be woeth much more. (Hard to tell from photos though). It’s not really a comp for the present house because price is significantly higher.

I think 4425 Point Loma looks like it needs a lot of updating. CB’s house should show well next to that one.

Today we had an agent with older couple for the showing, three real estate agents on their own and one older couple that walked in from sign on street. We’ll see what happens tomorrow.

Marilyn, very thorough. Its still a mystery to me why that Poinsettias house hasn’t sold. I need to go preview it.

Harbor View location is a whole other league. I wish I could buy something there that needs love!!

Agree on the shower curtain downstairs. It doesn’t fit with the vibe of the rest of the house.

Just to offer a different perspective on the curtains. :slight_smile: Noooooo! No glass doors for the kiddie baths. :slight_smile: The door frame gets icky and yucky… A curtain is so much easier to toss if it gets moldy. If I were a potential home buyer, I’d think how to get rid of the sliding bath glass doors - they are anti-sanitary.

I just think that particular curtain doesn’t do anything for that bathroom. A more sophisticated curtain would be OK with me.

I CANT see the downstairs bath being used as a “kiddy” bath.

I see it more as a “retreat” for the grownups who want some peace and quiet!
More likely it will be used as a guest “suite” for visiting guests or grandparents.

Even for grownups… If I’m staying in someone’s house… I am not going to shower in a tub with sliding doors. I’d rather stink for a couple of days - and I’m not a germaphobe, I eat apples off trees without washing them, I go with the 5 second rule for cheese dropped on the floor (unless the cats get to it first), etc.

A nice cream colored fabric shower curtain would have a more upscale vibe downstairs. Agree that the design on the curtain is too much with the granite and everything else. I like seashells too and we had seashells in the bath towels and soap dish and seashell soap when I staged a townhouse. It sold before it was ever listed. I agree that shower curtains are SK much easier to wash or replace than glass sliding shower doors.

They certainly look cool and can wow a buyer who has no intent on ever using the bath, but after using those alternatives in Europe, menloparkmom, I can say that they are… useless. Water puddles on the floor no matter how carefully you shower are guaranteed. I think cb should save a few $$ and just keep it as it is.

Wow, $1.65MM–that’s a whole new price range! It doesn’t have nearly the cabinet or storage space that CB’s house does. You have to like orange or red, which is all over the kitchen. The vanity in the bathroom is quite tiny. The bathroom closet is very patched looking–I guess it’s cedar paneled? The chalkboard wall in one bedroom looks more gimmicky than useful. Thestairway looks more tunnelly than CBs because they didn’t install those cool lights along the way.
