We tried to see the house on Goldsmith when we were out in December. I thought it was interesting although DH was less impressed, and it was above our price range at that time. Our agent had made an appointment ahead of time because there was a tenant. When we pulled up, a guy came out of the house and rudely refused to let us in because he claimed he hadn’t been notified. The Udall house - pretty enough if you want to live on Rosecrans! I wouldn’t; that’s why it wasn’t on my earlier list.

The reason i suspect the $750k opening bid is not realistic is because owner owes about $1 mil in mortgages and has been in foreclosure for years. Nothing in the listings indicate bank has agreed to a short sale. Opening bid on auction will have to have Reserve Price that covers mortgage.

Wow, just had a crazy showing. An agent came through to preview for a client. Client has 4 exotic cars and wants to convert entire downstairs back to garage to show case his cars. I helped him meadure everything for his client. He has been searching for right place with view for a long time.

Reason my property is best candidate is because he wants contemporary style.

Now that’s a head-shaker! I think he would find it too difficult to maneuver that many cars in that space. But hey…

Park one in the bedroom, two in the living room, and one on the patio…maybe a motorcycle in the bathroom?

Evidently he has BMW for daily drive, Ferrarri, Lotus and classic Porsche.

While I guess the important thing is to get the sale, I think I would be pretty ****ed off to have that happen after spending so much time and money converting it into living space.

I could be totally wrong, but I doubt this set up will appeal to the car owner (as opposed to the realtor). It would make more sense for him to convert the whole front of the house to garage space for the cars at street level and to maintain the lower level as living space. That hill would be a nightmare as a driveway. Will be interesting see what happens, but I wouldn’t be holding my breath for this guy!

Those cars are so low to the ground that they might not be able to transition to the flat part at the bottom without scraping.

I assume this is a single guy, perhaps older and divorced.

I kept pointing out the steep driveway and issue with possibly scraping. My carpenter is all over it and says certain parts of driveway can be ground down and leveled a bit.

Evidently the client was even willing to put a lift in to accommodate cars for the right property. I’ve seen rotator things that are set into driveway that turns cars around in tight spaces

Its all a pipe dream, we will see if he is still interested tomorrow. For me i think the guy wants full contemporary (hard to find in Pt Loma) and front of house is not really contemporary architecture. I think that will be the issue

I am glad your lovely home has evoked such interest from so many parties. I’m sure the lucky buyer will know how to make this place glow, after all the love and care you’ve lavished! Those folks who want to avoid you having future open houses and competing bids better get their solid written offers quickly! :wink:

At least the fellow with the four fancy cars won’t care about the vanity in the downstairs bathroom. :smiley:

I am not aware of any followup calls or feedback to my agent. One neighbor stopped by and thinks asking price is a little crazy for the street, but they are all hoping i get it

The guy can convert the top portion of the house for his garage - there is plenty of room for him downstairs. :slight_smile: After all, these cars are like family to him!

You definitely have the view car guy wants. The view is a major draw as we saw on Sunday when two parties returned to see the view at a different time of day. You’ve got the contemporary thing going on inside, especially with the kitchen. It will be very interesting to see how he responds.

The combination of storage for 4 cars and view is most likely limited. I’m not sure about the contemporary part because I don’t know the market in your area.

CB, are you there for the showings? I’m just wondering if you get any sense of reaction to the house if you are there.

The neighbor’s comment is interesting, because didn’t your agent want you to price it higher?
