The car guy needs to find a house with garages at street level.

It was my agent who selected the asking price. I was thinking high $900s, she insisted on starting with this asking price. We will see

I don’t know, if I had half a million dollars of cars, I might not want them parked at street level where all someone has to do is pop a garage door and easily make off with them.

The other thing that makes this property suitable for converting back is that there is now a staircase inside the house to the bottom floor. That is huge.

Although I imagine he would have to add an airtight door and fire rated drywall.

CB, did you build the deck yet?

Car guy can do whatever he want to the house once he owns it!

For example build a four car garage with a car lift in place of driveway.

Would zoning permit the building of a four car garage…with lot size requirements and set backs, and the like?

Ahhh, so you’re thinking he could build the garage at the bottom of the driveway? I was wondering the same. It might address the sloping driveway.

I haven’t heard anything back from any showings, which means my agent has not received any feedback. She usually texts me right away if she hears from anyone. I’m guessing either car guy nixed it and never came for showing or was not available for showing tonight.

Maybe he needed to go home to his garage and talk it over with his cars.

Years ago when I advertised an apartment for rent at my property by putting a sign out front, I would receive lots of inquiries in the first few days. But the person I would eventually choose to rent to, never contacted me until about 5-7 days after the sign was posted, even if they drove by the property daily. This was the pattern each time I posted the apartment for rent. I’m not sure why, other than the more serious contenders tended to need to think things through before inquiring.

I agree. I think that buyers in the $1million dollar range are ‘move up’ buyers and they will take their time making sure it is exactly what they want. I will check with my agent today to see if she is getting any feedback.

The flooring guy is going to start work on floors today - we will probably get into a fight over how much of the floor needs to be refinished. He is a ‘professional’ perfectionist and he will probably tear apart more of the floor than I want him to.

I may have to be in the position to close up the house and set up "no showings X to " to keep people from walking on the floors. That might drive up a little bit of interest if people cannot get in to see it, you never know

Checked with my agent this morning and she has not received any more requests for showings today and no followup calls or feedback from prior showings or people that came through.

She says she has received over 10 calls from young agents who want to hold an Open House for her. This is a method for new agents to fish for buyers who are out looking for homes and they don’t have an agent. But, what it indicates is we have a hot looking property and they think there will be a lot of activity so its worth their time.

I’m not sure I understand. Young agents want your agent to hold another Open House of your house, so the young agents can snap up the prospective buyers and then become “their” agent and nab a commission that way?

What’s in it for you? Is someone likely to come to the open house if they didn’t before??

I think she means that other agents are willing to babysit open houses held at CB’s property, thus allowing CB’s agent to hold multiple open houses on the same day.

The young agents are willing to do this even though it is not their own listing because they could meet unrepresented prospective buyers (not just of this property but of any property). In other words, it is a way for the young agents to meet prospective customers.

If the house were a dud, the young agents wouldn’t expect a lot of foot traffic and it wouldn’t be worth the agents’ time to sit there without compensation.

It is of no value to homeowner to have the young agent sit there (as opposed to the owner’s own agent who thoroughly knows the property) and it is of value to the primary agent only if he or she has multiple obligations on the same day. I think CB is reporting this to us because it is akin to positive feedback on the property.

New agents do not have a client base. One of the ways they try to find clients is to offer to hold an Open House for a property. The listing agent doesn’t have to be there. They set up their own signs everywhere pointing to the house which kind of gets their name out.

They stand in the house hoping a) a potential buyer walks in that wants to make an offer and they dont have an agent so they get to represent them in the purchase or b) much more likely, buyers interested in neighborhood walk in, this isnt the right property for them, they are on the fence about buying, different price range, etc and the agent connects with them and has a new client.

Most of the time an agency will only allow agents from same company to hold houses open. I feel its just a listing agent being lazy.

Ive allowed it twice on a property that was slow to sell. Both times were bad experiences. First time agent was 1 hr late and i had to stand there myself and do the Open House. Second time another agent late, she got frazzled about where to put signs and she reeked of alcohol and hangover.
