Tonight I had a cocktail party at the project with my friends. This is kind of a tradition. I ask my agent to put updates in the MLS Listing ‘no showings after 5pm Friday night’. Of course, just as I was coming back from grocery store loaded with groceries and the kitchen is an absolute mess, here comes an agent with an older couple for a showing. Oh well, what can I say?
Immediately the house became another mess and all of those fancy wine glasses from the staging company on the table are getting filled with everyone’s wine. Ooops…
And then I had this brilliant idea that I was going to put some bacon wrapped appetizer things in the oven but I didn’t have the proper baking sheet with all four sides, only had a 2 sided cookie sheet I had loaded from home in a rush. Next thing I know there is smoke pouring out of new oven and bacon grease has poured off the side of the sheet all over the oven. OMG!! I start panicking and trying to clean it all up - what if a vegetarian wants to buy the house and there is bacon smell and bacon grease all over the place??? What a mistake
Most of my friends that came over live in Point Loma and they said that the 180 degree views are some of the best in all of Point Loma and gave me reassurance that someone is going to be buying the place fast for the views.
Too late on the handrail. I just gave up on trying to come up with a cool idea that might backfire and we primed it this afternoon. It will get painted with white oil-based semi gloss because we have a ton of it left over in a bucket. Economy decision (probably because I am panicking that I do not have an offer yet). Also, the Douglas Fir wood was just not taking a stain well - it’s not a good wood for staining.
IMO, the banister is not something that anyone should even notice. It’s a necessary functional thing and, again IMO, shouldn’t even register in one’s consciousness.
Great news on the inspector’s comments! I hope this weekend has a lot of showings.
No offers ,no followup phone calls and no feedback that I am aware of.

Scrubbing house again for the millionth time. Because the guys are working on slope in back they are tracking mud everywhere and just now my carpenter is having to grind off the old metal closet thing in middle bedroom. Sparks flying, metal pieces flying and smoke alarms going off! It never ends
I’m surprised that there’s no feedback at all. I guess if there were something wrong with the house, you’d be hearing about it. But I’m surprised there’s no feedback, even something like, Great views! Or, terrible deck! Or whatever.
You should have shoe covers (mostly in blue color) prepared at the entrance so mud will not be carried over into the house. A standard procedure for “new homes”.
Im going to push my agent for some feedback. But her opinion is to NOT contact the agents with showings because she doesnt want it to appear like ‘seller desperate’.
My friends did give feedback that door in nice family room that opens to cave under house was ‘creepy’, just as Marilyn reported. Because i work on houses i think its a selling point, stand up easy access to all plumbing and systems!! But i understand so going to lock up access until a buyer needs to do an inspection.
Do you need to actually lock it up? or just keep it closed? Some people delight in looking at that stuff (not me!), and you don’t want it to look like you’re hiding something.
I tried the shoe covers once - they just ignored them. If I even try to get my carpenter to be clean while he is working, I get “You want this done, don’t you?? I’m too busy, need to get this done”. In his defense, he will clean up at the end of the day if he knows that I’m not available to clean for him, or he knows we are in the stage where buyers are coming through the house. The rest of the project, forget it!
Regarding the crawlspace door - buyers will open every door and peek at everything. We either have a choice of putting a sign on door “Warning, Scary Looking Crawlspace” or locking up door. My agent can answer questions about what is behind the door, or take someone down there to see it. Our excuse can be ‘a lot of expensive systems down there’.
I’ve loaded some photos of all the crazy little details we are still working on. We will probably be working full time next week finishing details. Not to mention another round of getting sanded floor wood dust out of every nook and cranny of the house and ruining my perfectly clean windows! Even with plastic taped everywhere last time, we are still finding layers of dust in the oddest places (wood ceiling of one of the closets)
Just a thought CB…there are a bunch of little details that were not complete before the first batch of showings and the open house. Is it possible that buyers for a million dollar house expected to see a completely finished product? If so…this weekend’s group is going to get a more finished viewing than the last.

Here’s a couple of houses that just came on the market that I consider similar competition, although their pricing is higher
3028 Browning, 92106. Smaller house, nice renovation by another flipper, minimal view, garage at street level and some stairs to house, no yard space. They bought for $770,000 and have been trying to sell since 8/26 (yikes, I hope this doesn’t happen to me!)
3238 Browning, 92106 Exact same company owns this and flipped it. Really strange, they have been trying to sell it since 2014 at $995,000 and it keeps expiring. They just came back out on the at $1,395,000 and trying again???
4467 Tivoli, 92107. Fell out of escrow and back on market. Really??? selling a home for $1.35 million and you cannot even clean it up and take some professional photos? Horrible photos. Superior location, desirable ‘guest cottage’, needs renovation to take advantage of the ocean views
@coralbrook: Regarding 4467 Tivoli, 92107: The description talks about “ocean views” but never shows them. That would scare me away from it. I agree that the photos are awful.
Regarding 3238 Browning, 92106: It looks lovely, except for one thing: The floors are dirty and dusty throughout. What’s up with that??
And at 3028 Browning, 92106, there’s no dishwasher or fridge.
I didn’t even notice no dishwasher??? that is very strange, big gaping hole. Maybe they are selling off the appliances one by one to pay their monthly holding costs Also, floors dusty and dirty in some of those photos also… very strange.
