The market is cooling slightly up here in N Calif and Oct/ Nov is not a time when people normally choose to move.
Don’t act desperate. Buyers can take some time to decide that it’s the right one and may come again to view this open house & may want to see that you & your crew are tidying up the little details you are working on. Take a deep breath and have another glass of wine.
One of those Browning properties looks like same staging company as my project.
Other one has all the appliances, including refrigerator. Very strange that they would have appliances in one of their flips and not the other.
I think the key ‘detail’ that is critical is the new deck off the back of the French Door. That would really add another pleasant outdoor space to the house. Unfortunately, because of the work required to make sure the retaining wall is structurally sound, we did not get a chance to finish the new deck before Open House tomorrow. Also, we could not start it until after final Building Inspection which just happened yesterday. I didn’t want to draw any attention to something that might ‘potentially’ require a permit, even though the actual deck will be right on the ground on top of retaining wall -the dropoff on the side might technically require a permit.
Regarding finishing all details… .it would have been nice, but never happens. If you compare to the condition of the other $950k to $1.05 million homes for sale, I think we are in much better shape with basically new construction compared to ‘original’ condition. But, you never know what buyers are thinking.
Just talked to my agent about blocking access to crawlspace and she said that she didn’t hear any feedback. But I think it is pretty important. In most Open Houses, I don’t see too many people crawling under house trying to view the crawlspace. Well, unless it’s a distressed condition house and there are a bunch of investors and contractors hovering around 
Regarding the 1076 Leroy St flip where they drastically reduced price down to $999k (after paying $1.05 million for the fixer upper). There is new updated remarks stating - offers below asking price will not be considered. I think their ‘create urgency and multiple offers’ strategy did not work. Still on market and they obviously have rejected quite a few lower offers
When we receive our first offer, my agent will then reach out to agents that had serious showings and just mention “We have received offer(s), are your clients still interested?” Believe it or not, buyers ‘on the fence’ suddenly come out of the woodwork and want to see it again, make an offer, etc. It’s the “Oh, it’s not available anymore and now I want it” mentality.
I had a project once on the edge of North Park. It was December holiday period and we were not getting much interest. I made the strategic decision to take it off the market ‘Pending’ for 9 days and then we brought it out ‘Back on Market’ right after the holidays. We had 3 frantic offers immediately from people who had ‘missed out’ when it was available.
Oh Lordy, just had a call from a local agent that is bringing an old ‘original’ home out to market in an incredible location in Pt Loma. Asking $850,000 for a 2/1 1,000 sq ft house, 2 car garage on alley (desireable) and flat usable lot. Going in to view it with her tomorrow.
Minor problem… don’t have any money!!! I should have my head examined for even wasting my time and getting disappointed that I cannot make a strong play for it
I know it’s not optimal, but could you put in an offer contingent on the sale of your current property?
It’s always a good to know what’s on the market and what you MAY move onto when your property sells. I’m quite sure your property will sell before you know it!
I can guarantee that the little house will sell immediately for a ridiculous $$$/sf, close to $850/sq ft. They won’t need my stupid offer ‘contingent’ on selling another house 
But, just in case I cannot pass it up (it has Mid Century Modern potential - big deal around here), I sent out a couple of email feelers with link to property photos to some of my private investors. You never know, they might ‘insist’ that I go for it.
Have any of your investors seen the finished product on this current house?
Only one of them has walked through personally. The others are busy professionals, but I have sent them the listing with the photos.

3028 Browning, 9210 Looks like no d/w, no fridge, no hood. In addition, no glass on shower. A million dollars? Also, very barren-looking lot. (The dining chairs make an appearance again! It’s like Where’s Waldo.)
3238 Browning, 92106 I’d have to see some of those floor and tile colors in real life. Again, very barren lot. At least for an additional $300K you get a D/W, fridge, and shower surround.
4467 Tivoli, 92107 Could be a very nice house. Hard to tell. Seems hard to justify that price, from the photos.
Put out a feeler to the guy with the four cars - if it’s the house I think, there’s plenty of lot space to house four cars and it will have a view. Although I suspect he probably wouldn’t want to keep the interior all wood walls!

To put it in perspective, here are 2 homes in same immediate neighborhood that flew off the shelves higher than $850/sf for a beater fixer upper
4453 Bermuda - sold over asking about $1,000/sf
4443 Osprey - sold over asking about $892/sf
The Adair house is the perfect surfer house, with its proximity to Sunset Cliffs. If I were remodeling that place, I would go for an early 60s, Gordon & Smith Surfboards-meets- Don Draper bachelor pad. It is really small but it could be a jewel.
