I think the money would be in adding a second floor. The views at ground level are not all that great.

Had to laugh at the was the colors in the pictures have been juiced to bring out the ocean and sky.

There’s a crack in the wall above the brown tiles in one of the bathrooms. Just wondering how much of a problem that reveals about settling and other issues on the property.

It’s California- all of our houses settle and crack due to our soil composition and rain patterns (at least that’s what my geologist neighbor says). I guess clay soil with rain for 4 months no rain for 8 months swells and contracts.

I like the Adair house.

I love it!! 60s surfer meets Don Draper:) perfect target market. We have a lot of move up buyers; professionals that want to finally live their surfing dream. They are gobbling up the houses

The Adair house needs all new windows. The ones in the house are just too small. The dark wood is…dark.a second floor master would be awesome…with a nice view.

The other houses…the first browning house…how odd that the appliances in the kitchen are…MIA.

The second Browning house…I can’t stand how,the slide in stove is placed in the peninsula…sticking out into the kitchen.

One of those houses has a messy bedroom picture…lots of clutter. Clearly not staged…or if it was…a messy staging. Sort of royal blue walls.

The tivoli house…why didn’t they continue the wood floor into the kitchen? I like it the best of the three.

Tivoli is superior location, near the $900/sf small houses. I just don’t understand the horrible pictures without any hint of view potential, if there is any. Big battles going on in that pocket neighborhood with lots of renovations building up blocking each other’s views.

The houses in post #3178 are tiny little houses for a lot of money, and they need everything re-done. Are those also in Point Loma?

They would/will be adorable once they are all spiffed up.

And they will be pricey small fixed up houses too!

Yes, they are in Point Loma more south towards the Sunset Cliffs neighborhood. As you move further towards the end of the peninsula, home values go way up. Once you pass the Point Loma Avenue street, the values go up

That whole area past Point Loma Avenue used to be part of Lomaland, a Theosophical community of communal living. Their property of 4400 acres went all the way to Hill St. Part of that area (900 acres) is now the campus of Point Loma Nazarene University (so there’s our CC tie-in!). The Spaldings (of the sports equipment company) had a house there and were integral in developing much of that end of Point Loma, including paving Catalina Blvd to the end. The community also planted 40,000 trees.

I know this because we went to the fall festival at the university yesterday and took the guided tour of the old Lomaland buildings. Some beautiful old buildings, lovely flora, and a fantastic setting. And with houses in the neighborhood selling at $800/sq ft, I can’t even imagine what the university land is worth!

I didn’t even know all that. I do know that Point Loma Nazarene University is on some very very valuable land and is a beautiful campus, although hilly and steep. There is one set of dorms all the way down on the ocean cliff and students have to hike up a steep hill to get to classes. Whenever I am on campus I can’t help but notice that there are a lot of really good looking young men at that school :slight_smile: The big draw is surfing - so you get a lot of young Christian surfers at that school.

We had one showing yesterday. I was not at the property because I feel it is important to let buyers do showings in private. My guys were working and my carpenter said they did not stay very long.

Today we have two private showings in the morning and then the Open House at 1pm. Once again I need to get over there and do a massive cleaning before the Open House. I need to squeeze the cleaning in between the showings.

My agent says that things are heating up, she is getting a lot of texts and questions from agents with potential buyers. Most of the time the agents are asking if there is any yard space because their buyers are families that want a yard.

My agent has updated the MLS with ‘no showings Monday through Thursday’ so that may be the reason we are getting a lot of showings this weekend.

Whatever the reason, that’s a good thing.

$775 for a completed home seems high but isn’t for CA. BUT over $800 a sq ft for a fixer upper that basically needs to be gutted…well that seems high!

There is an outdoor area, right? How many yards in that area are large enough for a swing set? Is there a nice park with playground very nearby? If so, highlight that too!

There are no parks available in the neighborhood, except a little bit of open space that’s called Plumosa Park.

I do believe that if we can ever get the back deck space built, it would improve on ‘outdoor space’ for the home.

It must be the added square footage in the basement that is attracting families with children . . . not initially your target of retired / empty nesters.
