The number of bedrooms is attracting families as well. As CB noted…not too many 4 bedroom houses on the market in the area in her price point.

This house would be terrific for empty nesters. They could live upstairs…on one level. And if needed, a caretaker or companion could live in the lower level making it possible to age in place in this home.

The house would be good for families with teenagers too. The kids could have their own hangout downstairs.

Everything is location, location, location. In my area houses are expensive, but not as expensive as in Point Loma! But only 50 or so miles from me, I could get my same house for one third the price.

The whole valuation per sq ft goes out the window in coastal areas. It is meaningless because at least 75% of value is land/location.

Interesting showing today. While i was cleaning for Open House, one of the agents who previewed this week brought their clients for a showing. I politely stepped outside. They spent a lot of time in the house.

My agent arrived to set up and the buyer agent had a conversation with her. They viewed both of the Brownings this morning also. Evidently big airplane and Rosecrans noise. Agent feels they are over priced. She believes our property is the best value on market right now.

The buyers were not what I expected for the property. Couple has two young kids (adopted i think) and two grown college kids, one just graduated and, Gee, living back at home. They liked the lower area for their grown kids and play /toy room for younger kids. Their only issue is one car garage. They are coming for another showing in the evening tonight!

Couple just moved from Michigan and are getting a real wake up call on what $1 million buys here :slight_smile:

Well, if this family wants to do away with the outdoor patio, they could park a lot of cars down there.

Yes, I can see how the lower level could be great for the older kids bedrooms and a playroom for the younger ones. What an interesting family! Good luck! I agree that your house is MUCH better than most on the market, especially since so much was redone so well by you.

I live up the coast from you in Orange County. I was walking the dog this morning and came across a house with a “Tarek and Christina” sign. It doesn’t look quite finished on the outside, and is not on the Internet, but looks like it has been staged. Lots of neighbors peeking in the windows. I will for sure go to the Open House if they have one.

tx - please go to the Open House (if they even have one). My feeling is that their Open Houses are not really Open Houses - probably just staged for the cameras. I cannot imagine a bunch of people pouring into a house and agreeing to be filmed for television. The crew would have to stand outside and force everyone to sign waivers before they can go in to view the place.

My agent just texted me what the negative feedback has been so far during the Open House. The neighboring house that is Absentee Landlord and poor condition (with obvious beer bottles and ‘renter’ stuff) and the one car garage. I cannot do anything about either of those issues.

The Pt Loma neighborhood is quite a mix of old original homes next to new gorgeous homes. A real smorgasbord.

Sick the other neighbor (trash can lady) on the beer can/renter neighbor, tell her that the only way to get “quality buyers” is if the renters clean up their act;-)

There really isn’t any trash or clean up that the renters can do. The house is just in run down condition, peeling paint, rusting balcony, etc. The buyers this morning asked me about the neighbors and I had to be honest that they were renters. But, I have not been in the property at night on weekends, so I have no idea if they are partyers or not.

They just have this really weird Peace Sign American flag thing hanging off their balcony, being weighted down by an empty beer bottle :slight_smile: I think I loaded a photo a while back. Not exactly a reassuring vista for family buyers. Maybe I can pay them to take down the flag ??

Yes! Offer them a case of beer to temporarily lower their flag;-)

The key has been removed from the lockbox to prevent agents from coming through the house for the next 4 days.

Agent has requested the following:
In order to pass final inspection, I had to stick a cheap light up in the ceiling wiring in the downstairs bedroom. She has asked me to replace with a nice hanging fixture
She has confirmed that I should paint the bathroom vanity at this point

We are still working on:
Moving all furniture out of living area, and tape up as much plastic as possible. I have horror nightmares about how much wood dust is going to get into everything all over again
Bribe next door neighbors to take down flag with beer bottle (I’m going to get on this as soon as I can on Monday morning)
Final coat of sanding and paint on handrails
Final coat of paint on modified closet doors
Install closet doors
Install new light fixture in downstairs bedroom
Sand, prime and paint bathroom vanity (more taping and plastic everywhere)
Build deck and railing

You could probably bribe the renters with a case of beer.

Sounds like a plan, cb. I suspect once you start having showings again, you’ll get an offer. My money is on your getting an offer over the coming weekend.
