Dang, didn’t catch neighbor guys this morning. One took off on bicycle ride and i never saw the other guys.

Meanwhile, we have all furniture moved out and living area cleared but no flooring guy showing up. I get a text with the famous ‘truck broke down’ excuse. He cannot start until tomorrow. You wouldn’t believe how many times i get that excuse. There must be a lot of trucks on the side of the road somewhere:)

Next time it happens, tell the guy you’ll drive to wherever he is, you’ll help him load everything he needs onto your truck, and you’ll drive him to the work site. In other words call his bluff. He’s obviously working two (if not more) jobs at the same time.

CB, have you ever thought of paying your guys (the less reliable ones, that is) one amount if they finish by Wednesday, 95% of that if they finish by Thursday, 90% if they finish by Friday, and so forth??

Unfortunately, I am at the mercy of this guy to squeeze me into his schedule because he’s the only one who can match our custom stain since there are different mixes in each layer. He insisted he couldn’t do extra pieces for me because he needs to sand and buff between layers and cannot do that with loose pieces. I have a small can ready to leave with buyer if they ever need to match some floor pieces.

I did make it clear to him that we have to be able to walk on floors by Friday because there is an advertised Open House. Little white lie.

Update to the Tarek and Chridtina house around the corner from me. They advertised on FB that they will be having an on-camera open house tomorrow 2:30-4 . I work til 4:30 but am encouraging my 25 year old daughter to go. If anyone is interested the address is: 3226 Minnesota Ave, Costa Mesa, CA from first glance at the outside it looks like they should have replaced the front window.

Interesting, I wonder if an on camera Open House involves waivers and selection of who is allowed into house? They cannot possibly expect legitimate buyers to show up mid week daytime, you would hope for a qualified buyer that actually has a job :slight_smile:

They put some pictures up on their FB page (Tarek and Christina). They went with a “modern industrial” look. They put in cement floors. It would be interesting to see what it looks like in person compared to the pictures.

OK, I couldn’t resist, went to FB to take a look. I’m sure it looks better in real life but the exterior of the house doesnt match interior. They left exterior basically unchanged with old 50s grandma ranch style and did crazy industrial mix interior with concrete floors.

They should have added some really large area rugs to soften up the concrete floors.

Omigosh - one of my daughters lived in an $$$ condo in Venice, CA that was renovated, but that left the three bedrooms with painted concrete floors. What a sham! You had to step from wood (probably laminate) floors from the family room/kitchen to the concrete floors of the hallway and bedrooms. Her in-suite bath had tile floors, which was another toe stubbing waiting to happen. The different level floors, and the cold concrete itself, was just awful (even with area rugs).

The Tarek and Christina house looks cheap, cold, and ugly. Horrible.

When I walked by yesterday it definitely lacked curb appeal and looked very much like a “grandma house”. I like how they opened up the 1960’s track house but agree the inside doesn’t match the front and I don’t understand the deck thing in the back.

Especially the three seen through the blinds. And I can’t figure out how anyone could walk into that kitchen, let alone cook in it. cb - there is a view but that is really not a very good location, right? Nope, I have no interest in either of those two homes–the Frankfort NOR the Tarek monstrosity! YUCK! It makes yours look like a palace, CB!

I don’t think they will get that high price for the $850,000 house on Frankfort. Bay Park is on fire because it is a good location for people who need to have easy freeway access to commute to work, but also want a nice view.

In general, the rankings for view value in central San Diego are in this order:

View of downtown skyline with harbor and Coronado bridge
San Diego Harbor - especially harbor entrance to watch boats come/go
Coastline view with ocean
Straight ocean view
Mission Bay View
Easterly Mountain view
Canyon / open space view

So, Bay Park is down there in the ranks for Mission Bay View. The pluses for Frankfort are some flat useable lot (most in Bay Park are steep lot). However, that particular house is down closer to the freeway and will get freeway noise - values go up as you start going up the hill.

The Tivoli house (the one in desireable area in Pt Loma, but photos do not show any view) just went pending, so it was the first of the comparables to get sold - asking price was $1,350,000. It is located in the highly desireable ‘almost Sunset Cliffs’ pocket near the little Adair house that I am interested in

Smart people would buy Adair house before paying same price for Frankfort price. But, the Frankfort comes with a view already and the Adair requires construction to get the view.

cb, do you have any way of finding out if the people who are buying the Tivoli house also looked at yours?

frankfort: the pink tiles are so funny. my parents have those still.

$1000/sq foot : CRAZY. but Yep my sis paid that a year ago further up the west coast. I was so stressed as she paid all of her cash for her place that i ended up calling Suze Ormanns 911 emergency show – and got to talk to suze on tv about it all. (sis does not know about that)

i sure enjoy how pretty san diego is from all the listings/view.

I’m curious what Size Or man said about all cash for a house. I’m guessing it is stupid because home loans are at 3 to 4 percent. At that rate you should use someone else’s money and out your money to work.

But in the highly competitive Seller’s market you need to be a cash buyer to beat out the other offers. You can always refinance 6 months later and get your cash back ,if it is owner occupied.

Case of beer worked!! Flag coming down today. And ,when I asked, they only wanted Rolling Rock. You’d think they would get smart and ask for Heinekin or Stella??
