Flip This House #4

That is a heck of a sum for a 7000 sq ft lot with heavy demolition required! Wow.

It will get that price. There is a local guy that paid $950k for a tear down that might have potential ‘peek’ views of bay on a somewhat busy street. He changed his mind or something and now trying to resell for $1.1 million.

I think you are allowed inside after ‘accepted’ offer. I’m going to poke around tomorrow. I’m pretty seasoned about climbing fences and finding neighbors. Neighbors always have the best info, especially if craziest live there.

I don’t know the area, but that seems like a lot of money considering the costs to clear out the house and then demolish the building. I’m assuming there are lots of permits required as well. Is it even possible to make a profit?

Neighbors are a goldmine of info! We ran - RAN - from a house when one enthused neighbor said UW was buying chunk of land nearby. Many moons later, I’m happy to not have undergrads in apartments as my next door neighbors.

The listing says “potential views”? Are there any?

Maybe, hard to tell. Ill have to investigate. Would probably require 2nd story and views could vanish as soon as a neighbor builds up.

Since I believe in the power of paint, the bathroom wouldn’t have kept me from buying. However, I must say it looks outstanding now and takes one possible hesitation off the table for potential buyers. Great call!

Is there such a thing as an empty lot in these neighborhoods?

I don’t see much potential for views. It’s on a flat part of the street and there is already two story houses all around.

Take a look from the alley: https://www.google.com/maps/@32.7360083,-117.2449707,3a,75y,31.66h,73.15t/data=!3m6!1e1!3m4!1sgYXzexqqTFWC5P9R8S6lQQ!2e0!7i13312!8i6656!6m1!1e1

Yikes.

Yikes!

Oh my.

Um. Wow.

Oh wow!

Yikes is right!!

Hey!!! Just my type of challenge. I will need to find out whether buyer inherits tenant or not. That can be very difficult

Holy cow!

Hey, after the poop under the hoarder’s house, there is nothing that can creep cb out!

Definitely looks like not the type of a tenant you want to inherit. A realtor we once worked with referred to houses with crazy, unmovable tenants as “houses with roaches.”

Roaches are MUCH easier to get rid of than bad tenants, IMHO. Scary alley!
