Trades are only good when both parties will benefit from the trade. In this case, CB would not benefit.
I think the guy wanting a trade is a kook. Does he want to through some magic beans into the deal too? Don’t waste your time on him.
If someone was going to add kitchenette it would have to be without a permit. Really tough to try to get the property rezoned to multi-family. Kitchenette would be really hard to do because new flooring has been laid over concrete slab. It would be easy to add a stacking washer dryer to empty area in downstairs bath. But trying to add sink is the hard issue because it needs to drain to new sewer pump. Refrigerator, wine cooler and microwave would be easy, just plug them in!
Not taking trades, I don’t need the headache of trying to sell 4 properties that probably have tenants with leases in them.
Agent for the interested buyer that came through this morning called with a lot of questions such as ‘does lot go all the way down to fence?’, ‘can patio be used for parking’ but final question was ‘is there wiggle room in price?’. So I think our new crop of buyers probably have much lower budgets. Probably $850-900k buyers.
Photographer should have our new photos ready to load tomorrow. Hopefully downstairs bath will look much better, not like a cheap thrown together after-thought
Did you figure out what to do about upgrading the light and hiding the cords?
These folks just got their wiggle room when you lowered the price. That is what I would tell them.
Pretty much what my agent told them. No wiggle room right now.
I did not have the skills onsite today (basically me!! ) to try to put in new light. So, for now, the flush ceiling fixture is staying in downstairs bedroom but I did get up on ladder and put a nice cover plate over wires in front bedroom.
The new professional photos are loaded to our Flickr Group. Bathroom is night and day!
Bathroom looks great…having the shower curtain gone helps too.

It is located off the downstairs family room. If you look at the construction photos (or listing photos) you will see a set of French doors opening out to the West side (hillside). We built that deck on top of the retaining wall area, but it is only 16’ wide because there is an air conditioning unit on the right hand back of house and bedroom is to left.
Unfortunately, in my mind, the deck just emphasizes that someone could fall off the other areas of the retaining wall. It gives the 4’ retaining wall a ‘cliff’ effect, making it look very dangerous. We may be building a railing across that whole retaining wall area. I am worried about doing that because the railing on the deck is supported and anchored directly to the thick deck support (not anchored to pressure treated retaining wall lumber). If I have to build a railing across the back of the retaining wall, there really is no way to support the posts, they would have to be bolted to the retaining wall lumber which I don’t want to do because it was not built to support 4x4 posts and a bunch of people leaning against the posts. I see another structural expensive nightmare coming my way.

No interior pictures…no open houses, and can only be viewed from the outside? I can’t imagine that anyone would,buy this unless they were planning to tear it down. No way to assess the existing condition of anything.
The listing calls it “a rare lot”:
Saw the new listing on Coronado and I really wish i had cash to buy it. I think reasons it is priced low are 1) no potential for view which is reason Osprey, Bermuda and Adair priced higher 2)outside Sunset Cliffs neighborhood 3) you cannot go inside for any showings, have to make an offer sight unseen and 4) looks like mentally ill tenant with all kinds of hoarding, including derelict cars, in backyard. Can just imagine what inside looks like!!
So it would have to be sophisticated cash buyer, no contingencies. That’s going to rule out any financed owner occupant buyers. They probably wouldn’t be able to handle it, unless they just want to buy the lot for $700k and know they will trash out and bulldoze it
CB, do you think it will fetch it’s asking price? Or will buyers present low ball offers?
