I’d suggest staging one of the upstairs bedrooms as a study/office/den.

I must say that I always find the lack of imagination on the part of home buyers staggering.

I like Marilyn’s wording on the guest suite. Sounds inviting.

I would also emphasize one floor living with views.

Lots of traffic, but no serious buyers. I just texted agent to see if she closed up yet. She says she is waiting for one gay couple who wants to see sunset from house. Have no idea whether they are serious or not. I’ll ask her a little later.

Love the suggestions for wording changes. Right now description says “Single Level living with 3 bdrm 2ba and garage at street level and guest bed/ba and bonus rm downstairs”. I thought that spelled it out pretty well

She just texted again. Busy Open House, no strong interest but loads of compliments on remodel. Geez, I may be in trouble here. I just have to remember that it takes about 30 days to sell house in tthis price range

At least sunset is earlier now so your agent doesn’t have to hang around as late!

Deep breaths, cb. It’s waaaaaaay too early to worry about being in trouble. Even in a market like yours.

Perhaps it is just a hangover from Halloween! Relex, cb, it will sell.

People tend to have to ponder more when bigger $$$ is involved and have to double-check their finances so they’re not getting in over their heads. I’m sure the right buyer will be delighted with all the care you’ve lavished on this lovely place, CB.

I forgot to mention that I installed brushed nickel curtain rods and some long sheers in the middle bedroom. Intention was to block the view to ugly neighbor house, but allow light in. Unfortunately, it did not ‘block’ the view!! Because it is so bright outside the room, it practically highlights the view outside. I’m going to go out and get blinds to install in the windows and then try to position them to let light in, but not the view :slight_smile:

Coronado Property
I had a chance to drive by and snoop on Coronado property. As I was driving down the alley, there was a handicapped gentleman in wheel chair opening garage. There was a decent late model sedan in the garage, so I know the garage isn’t full of unwanted stuff.

Basically, yard is full of stuff, but not the derelict blue van that is in the google view. I had no idea that Google drives up and down alleys taking pictures.

Called the Listing Agent. They have 4 offers already and they are going to review offers at the end of the day today. That doesn’t give me any time to try to get funding together, so I am not going to make an offer. Two low offers and two high offers right now (I’m guessing high offers are at the asking price).

I quizzed him a lot about occupancy. Owner lives in house and requires 30 days to move out. Evidently extended family live in garage conversion in back (probably handicapped guy) and all this stuff is from her family. She cannot move out because she needs the money from escrow to move. She owes money to other heirs and/or private loans.

I know how these agents from Rancho Santa Fe got the listing… they just sold a small house across the street in decent condition for $879k (pending, don’t know true sale price) and I"m guessing this owner asked them to help her. Main reason she is moving is to get rid of extended family squatting all over and storing their stuff. If they don’t come get their stuff in next 30 days, buyer has to remove all abandoned property.

I loaded some pics I took during my snooping. They have some really glamorous black plastic wrapped around the back fence.

One of the main reasons I don’t want to have anything to do with this project is because the house is on a concrete slab. Really tough to deal with new plumbing on a slab.

cb, I suspect that house would be nothing but problem after problem. I think it’s for the best that you can’t make an offer on it right now.

Not to mention that I walked around and there’s no view potential except maybe if I built some kind of 2nd story in back of lot looking down alley

I would wonder what was being hidden if only one room had curtains, and suggest leaving window treatments to the buyer. When I go to an open house and they have music playing, I figure there must be traffic noise.

I see evidence of at least two showings yesterday afternoon (cards left on counter). But not sure they came with any clients. Probably just agents nosing around. They are not local agents, they were from La Jolla area. You never know, they may have out of town clients that just said “I want views” and they are searching out of their area .

Comparables

One property in same price range went Pending this weekend on Tarento in Sunset Cliffs area, no views.

Another new property on Martinez with San Diego views came on market at $995k. It will go fast even though it is dated interior.

So, unfortunately, there goes two buyers in our price range. Tarento took forever to sell. It will be interesting to see how long the Martinez house takes to sell.

Why do you think the Martinez house will go fast? It’s basically the same price as yours, yours has views also, but yours has a redone interior.

The Martinez house does have wonderful views and floor space, but not much else. Bad curb appeal (looks like a Hobbit house stuck into the hill), on a cliff so even less yard than Nipoma, and it looks like odd floor plan from the very few interior pictures. DH would ask why should we buy a house with 14,000 sq ft of cliff that we have to maintain and can’t use. They obviously didn’t feel a need for staging!

Location is very desireable (unless it gets traffic noise from Talbot St ) and views of San Diego Harbor are more desireable
