The views are pretty sweet though.

Is that a mudslide danger, or is that rock?

The lower portion looks like it is cement that is colored to look like whatever is above - see all the little nooks along the street level?

The upper part looks like clay, but it could be rock.

Wow, I didn’t even notice that it is one of the houses that hangs over Talbot Street. There was a street improvement project going on there for almost 3 years where they were shoring up the Cliffside along the street with spikes and concrete. I was never sure why they were doing all the work, and more importantly, WHO was paying for all the work. Guessing the cliff was slipping - Yikes. There’s two ways to look at it… house is going to fall off cliff or they’ve done all that major work down there, cliff is stable and house will not fall off cliff. Definitely no yard :slight_smile:

In analyzing the angle of the Martinez house… you can only enjoy the views of the harbor if you go outside to the deck. I don’t think there are views from the interior of the house because there is another house to the right hanging off the cliff that would block any views from inside.

This house has been a rental for a very long time ($3,500/mo) and needs updating.

One more showing this afternoon after I left - cleaning house thoroughly again after the weekend.

3296 Martinez is a mess. They need to empty the house out. They are counting on selling that house solely for,the views…or at least that is how the pictures read. I saw on,y one bathroom pictured…and I thought it was awful (the turquoise trim one). Makes me wonder how bad the unpictured ones are.

House seems less open, and doesn’t have a spacious feel.

Kitchen needs to be renovated.

And the curb appeal? What curb appeal?

CB, you have to hope that everyone who sees this Martinez house first then comes to yours.

There is a tenant in Martinez and no showings until after Nov 20. Makes no sense to start marketing so early with such bad pictures.

There seem to be a bunch of houses for sale…or recently were for sale…on Martinez.

I thought Martinez had some things that are better than cb’s house and some things that are worse. Their deck is very, very nice and spacious. But their kitchen and bathrooms are awful. And there is a lot of clutter in the house, especially the kids’ room. Wow.

Marketing Tidbit

I just don’t believe in print ad marketing very much for real estate. Nowadays people are finding properties and Open Houses through the Internet (such as Zillow, Realtor.com, etc) or through their agents.

But, last week my agent insisted on putting the large quarter page ad into the San Diego Sunday paper. Yes, it was quite impressive… but when she quizzed everyone coming to the Open House they came because of the Open House signs put out on the main streets and/or Zillow or something. Noone said they came because of an ad in the newspaper. So much for wasting about $400 for that ad! Luckily it’s her money, not mine.

This week we are doing something interesting - we’re going to have a Sunset Open House. I think it is a good strategy. Lots of people work during the day and are not interested in spending weekends driving around. They can come after work and they can see the fabulous views as the sun sets. But, the real reason we are having a Sunset Open House is because I received a flyer for a big Broker Open House Thursday night for the Amaryllis property. It makes no sense at all to me because the property went into contract (pending) late last week. Why are the having a big, heavily advertised Open House??? What owner would want a big party in their house after it is sold??

The open house features a Steel Drum band, wine and cheese and a food truck!!! We are going to piggy back on all that and put out Open House signs all over the place. Hopefully some stragglers will stop in after enjoying a lot of wine at the other property that costs $600k more than ours :slight_smile:

Its the Realtor is paying for the gig, not the owner. and until the deal is closed, the realtor is wise to try and attract those who may be interested in placing a back up offer. But in the end- the reason is to find NEW CLIENTS!
this is a WELL KNOWN real estate tactic.

I know that she is fishing for new clients, but I believe that the Open House party flyer only went to local Point Loma agents. One of the agents forwarded it to me because they know I am selling nearby. My agent (who is ‘local’ to Coronado area) did not receive the flyer. I don’t think it is marketed to the public, but I could be wrong.

I just went into the MLS and looked at confidential remarks, Open Houses, etc for Amaryllis and there is nothing mentioned about an Open House. The flyer came out as an email to local agents. Very strange.

Never mind, I found the Open House under an obscure link in the MLS. Not sure if it is advertised to public though

I would eliminate the Martinez house because of the obviously major erosion, personally.

As a buyer, the hillside would be a non-starter. Can’t imagine what insurance rates would look like for that.
