My agent ran a new list of access to the property. We can see one agent who is from a small family office way up in Escondido that has come through four times. The last four days, every day between 3 to 5pm. Either he has serious buyers or he is some kind of weirdo that hangs out in vacant homes. She has left two voice mails and sent an email and he has not responded.
One of our direct comparables just went Pending at
4384 Saratoga, 92107
This is the property that has tenants in it and will not be available until January, very difficult to get a showing. We know for a fact that they only have 2 low offers that are not ‘strong’. Below the asking price

Sounds like it wouldn’t be a bad idea. Maybe he’s having an affair, and your house has the best views for – ummmm – an assignation.

Don’t say that, at one of my flipper in a not so good area, one morning, right after I prep the house for listing, I went for the last inspection, there it was, a homeless guy slept on the deck in the back yard! Before that, I had a few vandals, including some one “stole” the outer frame of the patio door.
Its not good with vacant homes.

Im pretty sure he’s not going to ‘preview’ the house again today since my agent has called him twice now. Any idiot would know he’s busted.
Geez, maybe i better head over there and enter quietly.
We cannot tell how long he’s in the house, only know exact time he unlocks box to get key. Cannot tell when he puts key back and closes it. I do know that another agent came through about an hour after he did on Sunday. Maybe we ought to call her and see if other guy was in house when she arrived??
cb, if he were still in the house, wouldn’t he have left the lockbox open? If he did, she wouldn’t have had to use her code to get in.
Maybe he has fallen in love with the house and has been stopping by on his way home each day for a walk-through. Who knows, he may be preparing to make an offer himself. Fingers crossed, CB.

3226 Minnesota, Costa Mesa, CA
It’s a 3/2 1600sf that has been on the market for 16 days now listed at $789,000. I think it is priced about $60k to $80k above the rest of the sold homes in the area. I’m not feeling so bad now about not getting any offers, although I do not think we are over priced that much of a percentage (10%).
Here’s what I’m going to pick at:
very cheap light fixtures, especially in bedroom ceilings
I’m just not sure concrete floors go with that style of house or the market that buys homes in that area
listing description states ‘laminate wood island’. What the heck is laminate wood? Are they referring to the distressed wood that they wrapped around kitchen island?
The kitchen cabinets are IKEA…not that there’s anything wrong with that 
I’m not getting the vibe… concrete flooring with traditional exterior and traditional tile in the bathrooms? They need some area rugs all over that place to soften it up, especially the bedrooms.
Here’s what I like:
Backyard deck and water feature. However, they didn’t take their pictures carefully. They should have a picture that highlights that it is a water fountain AND a fire feature. There is not really any indication that water is flowing down that steel structure, OR that it is a fire pit - no flames showing. Maybe they have not got it working yet? That would be something that would happen to me !
Wow, Artlover… why would someone want the wood trim framing from around a patio door?? That just doesn’t make any sense. Really strange.
OK, I can stop freaking out about what is happening between 3pm and 5pm at the property 
My agent just spoke with the agent that has gone through 4 times.
On Friday, he went through to do a preview. Then he met his new clients for the first time on Saturday at the house to do a tour of available properties. He got the clients through a referral. They came through again on Sunday and on Monday they wanted to see it in the evening/sunset. I’m guessing they are out of town buyers since they are going through the houses so quickly - short time frame.
My agent said he was really nice. His clients are not yet ready to make an offer but he is working on it. She has not heard anything all day from the other agent with all cash buyer.
At least we are getting a lot of showings and now have three buyers that have been through numerous times, and one buyer that is working with their mortgage broker to see if they can qualify for a loan before selling their house in Oceanside (lady who wants to put in a kitchen and rent downstairs to a friend)
Why do so many of these houses have the Kohler Ladena sink in the bathrooms? That sink is essentially a birdbath.

Maybe a buyer is okay with the concrete floors. Is there a perfect flooring material? Carpet, tile, and hardwood all have pluses and minuses.
The vertical taping in the garage and LR windows doesn’t match the rest of the house.
I don’t think most buyers recognize cheap light fixtures. I do because I did a major remodel of my own home last year. I am surprised that some of the flips mentioned upthread still have bathrooms with globe lightbulbs. Those bulbs are almost impossible to find.

I have no idea, but it could be the previous owner’s son who I evict and came back vindictively. Had lost a lot of stuff during several renovations when the house is empty as well, mostly power tools, that is why Harbor Freight is my friend.
I’ve learned my lesson well, so the first thing I will do for next project is a security alarm and set of cameras.
We have been very lucky so far that we only have had two theft instances. One was the homeless guys that broke into Hoarder House when we were having the Estate Sale. Only about $800 worth of tools but they took stupid things like drill guns without the battery and battery chargers which were plugged in wall right nearby and they ignored them!
We had an ‘inside job’ a long time ago. I went to the closet to get a new faucet and a light. Gone. Of course I thought they were lost and searched for days. However, the shady plumber suddenly didn’t show up for work for a couple of days. What an idiot! He loses steady work for a $100 faucet??
I really hate all of that over-sized, vertical subway tile in the Minnesota house. And all that concrete. Ugh.
Oh, and the stone tile on the island. Hideous.
