Flip This House #4

What the heck is going on?? No news???

I’m guessing that CB is handling offers.

Another house on Adair! Sure to be a finalist in the “Worst Staging and Photos” contest. http://www.sdlookup.com/MLS-150060408-4675_Adair_St_San_Diego_CA_92107 It’s hard to choose between “how much junk can you fit in the kitchen” and “what’s the best angle to highlight the stains on the carpet”. Although “did we mention there’s an orange tree” is also in the running.

cb - I’ll bet you’d love to get your hands on this property. But hard to tell if you could build up for views - seems to be somewhat flat for a block or so.

Nothing. Still playing the hurry up and wait game.

I thought you were maybe playing gin rummy with the agent who came every day from 3-6.

The Blue Room in the Adair house - were those dog poo carpet stains?

And who knew that shower curtain rods came in pink?

So gross!

But, hey - all you can eat oranges!

Saw the old house on Adair. About 15 yrs ago a car drove straight into the living room of that house.

I don’t think we can call that ‘staging’. Its more like, “Can we get Grandpa out of the house long enough to take some photos”? Note the pile of medications proudly photographed in the kitchen. This sale is a case of widow needing to be moved out to Assisted Living by the kids probably

It will sell fast. They’re pretty confident of that since language in listing states they are reviewing all offers on Monday.

I have a hard time getting excited about all of these little boxes made of ticky-tacky on arid lots crammed next to other little boxes.

Does the climate really make up for that?

^^ OH yes!

It pains me that someone is going to pay only $100k less for that house instead of my project.

Yes, that is far from the most interesting house we’ve looked at!

And now for something different (just trying to keep everyone entertained while we wait along with cb). I didn’t know houses like this even existed on Point Loma; thought they were all up in La Jolla. http://www.sdlookup.com/MLS-150042867-3403_Kellogg_Way_San_Diego_CA_92106 How do I meet the people who buy this house?!

The party’s over - looks like the wine cellar has been emptied!

Caught up with the thread. My fingers are crossed…

Speaking if theft, people will steal the dumbest stuff… Our builder was HAPPY to sell us the first house while he was finishing the other three. He and Mr. had a lot in common when it came to tolerance for petty thievery. After out move-in, Mr. would go and check on any suspicious activity down the drive. Usially, some lookie-lous checking out the construction. But once we caught a woman and her young kid - I kid you not! - in the process of stealing half-man rocks that the builder brought in to pack the driveway for the last house. She even argued with Mr. that since he did not own the rocks, he had no business stopping her from taking them. The good old days when the local builders left stuff sitting in open garages of half-finished houses… gone!

That is some house in Post #3531!! It is gorgeous!! It has seven bedrooms and 11 bathrooms. I’d go broke buying toilet paper for 11 bathrooms.

Wow. That really is something.

The photos of that house do a great job of hiding the fact that there is another house literally 3 feet in front of it:

And hiding the giant storage tanks:

Only 17 pictures, that’s pretty lame. No bedroom or bathroom photos?

Someone further up in the thread asked if it was worth it for the climate. I grew up in Southern California (inland) and moved to San Diego to go to college almost 35 years ago! It is crazy what people pay here for houses, but the lifestyle is awesome. We are in La Jolla in a lovely townhouse not close to the ocean near UCSD.

Our oldest D had a friend in elementary school that lived with her grandparents in the La Jolla Farms area. The grandparents had a bankruptcy and the house was for sale for $30 million (indoor pool, 2 lane bowling alley, tennis courts, golf). We would see the house in the glossy real estate magazines. Well it finally sold for $20 million. D and I walked by the property a few months after the sale and the new owners tore it down to the ground. So $20 million for just the lot! Forty plus years ago there were horse stables above the beach and riding on the beach. Horses left and custom homes were built. Fast forward to the last 15 years and many people (including a friend of mine) bought tear down houses in the farms and built new homes.

Here is a link to a house that sold in “the Farms” earlier this year:

http://www.zillow.com/homedetails/9822-La-Jolla-Farms-Rd-La-Jolla-CA-92037/16834390_zpid/

I went to college at UCSD in the 70s. My randomly selected roommate in the dorms actually brought her horse down from Beverly HIlls and kept it at La Jolla Farms. She would ride the horse all over campus. There were not many huge homes at that time.

UPDATE

We have not received any followup phone call from the agent who has the cash buyers that was all insistent that they were considering making an offer. No followup from the agent who has been through 4 times, he said that the clients are still looking but that he felt Nipoma was the perfect fit for their needs.

But, we have a new buyer in the mix. Got a call from an agent who took through some clients who are selling a huge home up in Poway. They are looking for a smaller home in San Diego near the beach that they can ‘lock and go’ because they are going to have one house in San Diego for family and move somewhere else as their permanent home. He called with questions on the ‘integrity’ of the flipper, quality of the work and reputation. My agent told him the entire history and all the other projects - hope that works! He might be bringing them through again this weekend, and I think the buyers want to meet us because they want to turn it into a place where multiple generations can ‘vacation’ together at the home - they want ideas on a kitchenette

The house on Leroy that has been for sale forever, dropping price to $999k to ‘create urgency’ and then re-listing with price back up at $1,199,000 just went pending after all this time. Dang!! Each one of these that sells in my price range is one less buyer in the pool for my property.
