Flip This House #4

Oh boy, permit and plan costs are piling up!

Drafting and plan copies = $1,200
Structural engineer = $1,300
Title 24 report= $250
Historical Review = $45
Permit and inspection fees $1,500

But heres the new item! If adding more than 500 sf you have to pay $3.20sf School Fee. So thats another $2,560 i wasn’t expecting. Boy, this better be worth $7,000 dollars of fees in tge long run

You’d batter to find out ALL the fees from the city and/or county. There might be more. Park fee is one that came to mind.

You might also have to pay/apply for variances for the additional parking you are planning.

^ Did I miss something? There is going to be “additional” parking?? I thought the “existing” parking was staying…

I agree. Where did anyone say anything about “additional parking”?

I believe the existing steep driveway will provide the second required parking space.

I have already been through a plan review with the City Planning department. I wanted to make sure I sat down with them to get a review before I wasted a bunch of money doing plans, etc. As long as I keep a second off street parking space (which is located at bottom of steep driveway), combined with my one car garage, I can convert the 2 car garage. I don’t need to do anything new or different.

I believe that is all the fees because I went through them with the draftsman/planner this morning and he’s the one that told me about the School Fee

I have loaded some photos of the bathroom tile designs. These are the neutral large spaces. I still have to find a perfect bling accent tile for each shower

I really love the tiles; you have such a good eye. Just a couple of thoughts. Even with a lot of grout, a glossy shower tile would make me nervous. And my preference is for a shower/bath without accents, though I realize that others’ preferences differ. For me, no “bling” tile would be required in your baths. I prefer a quality tile in a simple, clean installation. Either way, I know you’ll have a lovely finished product.

Yes, I am fearful that the odd shaped glossy tile mosaic that I want for the master shower floor might not be OK. I could use it as accent tile in the niches that I’m putting into the shower. I’m going to have a hard time finding a small appropriate mosaic for the shower floor. I couldn’t find anything acceptable in the neutral color scheme at my usual tile stores

Yes, I had meant to write that a glossy shower floor tile would make me nervous. That tile is very pretty, though, and could be nice in the niches.

All the large appliances (except Cooktop) are getting delivered today. Last night I get an automated call about 8pm letting me know that delivery is scheduled between 5pm and 7pm Friday. What??? Are you kidding me? I have to sit at an empty project for 2 hours on a Friday night? I’m guessing that they mostly deal with homeowners who would be happy that appliances are not getting delivered in the middle of a work day.

I pressed the nbr to request a call back - trying to reschedule. No call back. I have no idea who is delivering it or how to call them, because, of course I trusted that I would get a call back and didn’t write down the phone nbr (was in a restaurant at dinner)

We had an appliance delivered at 10:30 on a Sunday night once. They were running really late on the 4-6 timeslot and kept pushing it back. Neither of us had time to wait until the next day.

That is what I dislike about Sears. No control over when they deliver. They call you the night before, if that time isn’t do-able you can try again the next day.

^^ While you waiting for the delivery, you could soak up all those beautiful views. Take it positively.

Yeah, I hate to take delivery where I have no control over.

I try to be the first delivery of the day, and even then they are never on time.

I think 10:30pm on Sunday wins the prize.

For some crazy reason only the dishwasher showed up at 3pm. We have measured everything and realize that the front door and screen door have to be removed to get the big stuff in. We’ve got them off but i have no choice but to pay my carpenter to sit here all night waiting because i cannot reinstall big glass front door by myself.

He’s working on stuff, I’m sitting here eating Fritos as my only nourishment for the day:)

So glamorous!

Hes a good sport about losing his Friday evening

Couldn’t you just lock it in the garage for the night?

Or order pizza delivery?
