I don’t think I can do containers or planters our there

I am going to track down some of the drought tolerant ground cover and see if I can get that established. Might plant some ornamental succulents (very popular here) closer to the gate area. And then cover everything with mulch. I don’t have the time or money to try to dig irrigation out there. These plants will have to survive on their own

There is another issue further down the slope past the gate and wall area. There is a worn path that people use to get down the canyon between the streets. That path switchbacks into my legal property. I’ve never seen anyone actually go down that path since we have been here. I need to do some plantings and/or log retaining walls to secure property line

That derelict property on Del Monte looks tempting. From the Google Earth view, it looks as if one should demolish the existing house, or turn part of in into the garage, and build 2 stories closer to the Del Monte end of the property. Would that then impede the view from your current house, or is there enough of a slope?

One can only imagine how much the owner of the Great Wall house would hate you…but apparently they had no qualms about blocking the people in your house! :smiley:

Building up the derelict house below would not impede the view of my property. There is a steep slope difference and the 2nd story would only impact the house in between my property and the derelict property.

The neighbor’s fence doesn’t bother me a bit, either. You’ve created a great focal point with the white columns and the cool green gate. It’s like the entrance to a secret garden – Here I am at the entrance, and I know there’ something wonderful behind this intriguing gate! I wouldn’t spend time or money trying to improve upon this part of the project aside from a few plants, maybe.

Back to appliances

The only appliance I really need to nail down right now is the wall ovens. This is because I need to get moving on ordering kitchen cabinets and I need to know wall oven dimensions to get the cabinet configured correctly. Also need to decide if I am going to buy a warming drawer to go under the ovens.

Have decided to go with full double wall ovens. I’ll stick the microwave somewhere else in the cabinetry.

I could have gotten GE wall ovens at a decent price, but still higher price than these two.

Kenmore Pro - looks gorgeous and Wow with beefy stainless steel and giant knobs that will be similar to the range top in kitchen. Larger capacity at 5.1 cu ft per oven. I’m worried about brand name

Jenn Air discontinued floor model - looks more modern, has 4.5 cu ft ovens. But, this might be a better ‘brand’.

My agent prefers the Kenmore Pro because she likes the knobs and the look.

I know that everyone will have an opinion based on reviews and/or brand. But, it’s about the Wow factor and brand name and ‘look’. I don’t think buyers rush off and do a thorough review of every appliance in a house they are buying versus when someone is doing their own personal kitchen remodel.

I am not an applicant brand name snob. I have GE, Whirlpool and Bosch on my kitchen.

But in a house worth well over $1,000,000, I would not expect to see Kenmore appliances…even their top of the line.

I like the more modern and sleek look of the Jenn Air you posted.

I have had horrible issues with Kenmore appliances and if I saw anything Kenmore in a house I would assume it would need major repairs / replacement a week after the warranty expires!

The Kenmore Pro is actually an Electrolux oven (which is highly regarded)

I have an Electrolux wall oven and I love it! It’s less than a year old and no problems so far.

I would avoid AT ALL COSTS any appliance that has the Kenmore name visible. First- it is not upscale and second It was just on the news on Bloomberg that Sears is in SUCH bad shape financially that their management is proposing they sell off the brand names that Sears is known for- Kenmore, Skillset, etc etc…
What kind of warranty are you going to get from a store that no longer carries its own name-sake brand???

I don’t think the Jenn Air brand is all that upscale. If it were me, I’d go with the Kenmore, but I suspect I’m in the minority here.

I go to a Sears store near me to return things I’ve ordered from Lands’ End. The store is aways empty.

I’m not sure the “But in a house worth well over $1,000,000, I would not expect” argument is valid in places like SanDiego, where $1mil is not really expensive, relatively speaking.

I haven’t thought of Jenn Aire as upscale, either, but I strongly prefer its clean lines. Big knobs look out of place to me on a wall oven.

If you are putting in a sleek, modern kitchen, and are NOT installing a commercial looking range a la wolf, I would avoid the big knob look everywhere in the kitchen. Big knobs will look out of place on a oven.
I MUCH prefer the jennair ovens.

Well I just discovered good news. I don’t have to rush on the oven purchase. My cabinet guy told me that double oven measurements are standard. And, the oven cabinets come configurable anyway.

Duhh!! I should have known that. Have appt to pick out cabinets on Saturday. Leaning towards a pale grey shaker style

So I can relax and take my time to find just the right deal on appliances. I was really concerned about warranty and damage. Last thing I need is expensive appliances sitting in construction zone using up the warranty time and getting damaged

I live in the hometown of Sub-Zero Wolf, and that’s expected in homes over about $450k here.
