Did someone own a now-defunct shop specializing in silk flowers and plastic wreaths?

Just want to make sure everyone has a good perspective on what a $1.5 million dollar home is in this neighborhood. Here are the latest properties that sold really fast

851 Amiford, 92107 sold in 7 days for $130,000 over asking price!! Location, location, location, views and architecture

4534 Santa Cruz, 92107 across canyon from my property.

These are not mansions in the $million dollar photo magazine sense. I think you will be able to tell that buyers in this area are not kitchen appliance snobs (or at least I don’t see a trend). Kitchens are just where we make some fish tacos or a kale salad in between surfing or something … not really, but people are willing to sacrifice to get near the beach.

The house with the awful silk flowers everywhere will probably sell fast. It is 1 block away from the bayside in an extremely expensive neighborhood. It all depends on whether someone can completely remodel it and capture a little view down the street to the bay

In HI also, there are tear downs selling for over $2MM, so one has to know the neighborhood.

That location for under $1million. I’m surprised it wasn’t snatched up immediately, view or no view.

Same thing in Fairfield County, CT.

is the silk flower house in the coastal commission zone? Could it be torn down? And something much larger be built?

Yes, but I think Fairfield County buyers are looking at kitchens / kitchen appliances very closely. It seems that buyers in that area are ‘into’ their kitchens.

There is one pocket expensive neighborhood called the ‘Wooded Area’ or ‘Lomaland (per Marilyn’s history lesson)’ where kitchens and kitchen appliances are a big deal. Homes in this area are larger and the lots are larger. No views. So buyers in this area are move up / older buyers who are into their kitchens.

I tend to regard Jennair appliances as tinkertoy, but for wall ovens probably not as big a deal. Electrolux or Kitchenaid would be preferable. When I looked at wall ovens, I believe it was the Kitchenaid brand that seemed to have sturdier racks that slid more easily. I don’t have anything against Kenmore.

I don’t have any aesthetic preference between the two, really, although a sleek modern kitchen is not my preference, and I thought you were going for something more in keeping with the house. And a rangetop with the pro look, which does involve big knobs.

I really don’t think a warming drawer adds anything. I’d say skip it in favor of more storage.

Forgive me if I’m wrong, but I thought that the target price for this house was going to be more like $1.7 million.

what IS your budget for ovens? cooktop?

Does the silk flower house have any off-street parking?

Going for a more traditional kitchen with a twist of color or interest somewhere. Probably a tad coastal design because that is the style in demand in the area.

My budget is somewhere around $6,500 before taxes. It will probably look like this

I don’t know where the photos are posted but wanted to weigh in against the big knobs.

My Jenn Air double ovens lasted a very long time, but I was surprised at how much their replacement cost ($4500, IIRC). I loved the streamlined look of the Jenn Air double ovens I had, and have gotten myself used to the larger handles on the new ovens, but I would still prefer a sleek surface.

I think good scavenger skills will be needed, but very doable budget if you can find floor models.

I doubt you need kitchen design advice, but I love the platter/tray divided cabinet above the ovens and the cookie sheet/cooling rack shallow drawer below the ovens. And, yes, there was a bit of room to play with in the oven cabinet as new ovens were perhaps six inches taller than old ovens. Also perhaps 1/4 of an inch wider, and that took some skilled work to squeeze the new ones in.

Fairfield county types are very into their kitchens, and they are all white stone on white cabinets.

I will look at their website. I’m a little leery of having a large appliance shipped. Would prefer to see something live and have it delivered locally.

I have found, after doing many kitchens, that I have the best luck searching for scratch and dent, clearance, discontinued floor models. They are incredible deals

I like silk flower house…as de-decorating goes, silk flowers are pretty easy to lose.

We just installed double Electrolux ovens a couple month ago, and I’m very happy with them. I’m still getting used to having a second oven a but they’re great. My only kvetch is that the timer chime is so quiet that I can’t hear it unless I’m right in the kitchen. That’s annoying. The (rather ridiculous) Perfect Turkey setting cooked a medium sized turkey in under 2 hours, greatly surprising me to the point where I didn’t have any of the sides ready. Oops.

That’s me!! When we redid the kitchen in our downsize house three years ago, I got white cabinets and white granite. I love it, and we’re going to do the bathroom similarly.
