is it a convection? if so grab it!

Yes, it is double convection with all the bells and whistles. Reason it is a deal is because that model was ‘discontinued’ this year and replaced with some other model nbr and this is the floor model at Pacific Sales. Have no idea what the difference is between last year’s model and new model (and I really don’t care, as long as it works).

Reason I am hesitant about buying it right now is that they will insist on delivering immediately to get it off their floor AND manufacturer warranty will start on date of purchase. That could be 7 months of warranty lost by the time the house actually sells. But, in the end we will probably have to buy a home warranty for the buyers so it might just be a non issue at that point.

are there any other discontinued floor models there that you could also buy now to sweeten the deal and ask them to store for you?
I think if they have the $$ in hand they will be more willing to accommodate you.
believe me, LOTS of buyers ask stores to hold sold large appliances until construction is completed or they are ready for delivery.
ASK them to store it for you at the store in a back room.

PERMIT PROGRESS
I am just seething right now. When I went into the Building Department last week on June 2 to resubmit plans to Planning and Zoning (which is highly unusual… they are supposed to give you a list of comments and then allow review over the counter when things are fixed)… the guy at the submittal desk said the official review period is “8 calendar days, but don’t worry… they will get it done much faster than that”

Planning signed off within 5 days, but that dang Zoning curmudgeon is taking his sweet time. According to the Building Department website he just ‘started’ review yesterday - which was the official deadline to complete the resubmittal review.

Meanwhile, we have to keep holding off on digging our big trenches for the foundation because the foundation contractor doesn’t want the trenches opened until the last minute so that there aren’t any cave ins or other issues.

We are done with cutting, jack hammering and digging out all kinds of holes in the basement and garage to get ready to pour some new footings for big posts that are added to the structure. Our deck footings are all formed and ready. And, we have opened up the living room wall and started the framing for the french doors and window, with the shear walls. Lots of strapping required from basement up to living room shear wall.

Ohh… and house numbers installed at front gate because this is a fire department requirement.

Today I am going into Lowe’s to spend hours doing the kitchen design and try to make some decisions on kitchen cabinetry. Then I’m going to rush over to Pacific Sales and see if they still have the Jenn Air oven available.

Another issue we are going to have about ‘storing’ things is that all of the windows and interior doors have arrived and I am going to have to take delivery next Thursday. That is a lot of big heavy things that we have to get into the house and stored somewhere :slight_smile:

Also, when I went to order the huge 12’ accordion door for the upstairs deck, the guy gave me a bunch of sales pressure on how their lead time was out to mid August and I needed to hurry up and place my order and pay deposit. So, I rushed my decision on vinyl vs aluminum. I placed the order and made the payment (tying up $3k of my money). I asked for August delivery. If you can believe this… I get an email on Wednesday that the door is done and I need to make final payment immediately.

I responded that I was not ready to receive the door, have nowhere to store it. I don’t even have a driveway to back a truck into and the City has a bunch of crap in front of the house and I cannot get a truck near the front walkway either. What happened to August??? He responded rather curtly “our side of the contract is completed and management wants payment now”. Obviously the lead time was a bunch of doo doo and now I have to tie up some more money. Luckily he agreed to ‘store’ it at their factory until I need it delivered. I’m going to have to pay those guys $300 just to deliver this thing down from Oceanside. Haven’t decided whether we are going to install it or I am going to pay one of their authorized guys to install it at the tune of $800

As for the city storing stuff - do they have a big project nearby? As a homeowner, were you notified of any activity? Since you’re the homeowner now, could you complain about them blocking access to your path?

All of that stuff has to do with replacing sewer lines. I cannot figure out exactly where they are currently working. I have not received any notification about work coming down our alley soon (which is my biggest worry). However, I have a small mailbox wired to the back construction fence and the Post Office has not been delivering any mail into it. Probably should go down to the post office and talk to them about it. I guess they see that the house is not occupied and under construction, so no mail delivery. Neighbor told me that they haven’t received any notification

Yesterday we did some hauling of clean wood and greenery recycling to the dump and brought back a large load of mulch. There were some guys with a big truck out there and I begged them if we could back up into the area and drop the mulch. Their answer was “if you can back up in there, its OK”. I have an unusual situation because there isn’t a street in front of house and no driveway, so only access is through the lookout. Looks like the contractor working for the City feels they found the bonanza location to drop all their stuff.

I’m confused…no street and no driveway? How do you get to the garage?

We had a similar situation with a contractor finding a bonanza location at my dad’s house a few years ago. We put up with it for a while, but I had enough when they located the port-a-potty in view of the kitchen windows. The construction guys are not clean and neat…and they would park a truck (running) at the access driveway. I finally went and had a fit at the site manager and got that moved…they wanted to park all their equipment over Thanksgiving…we were expecting 40 guests. I called the county and got them relocated. At that point, we had tolerated their nonsense for 6 weeks.

I’d call the city/county/whoever and let them know that the construction crew is parking on private property. They may make them move. It’s one thing if you can make it work, it’s another if it’s causing you problems.

I don’t know if i’d make waves with the city until all permits are in hand. Who knows how all those city departments are connected!

The driveway and garage are off the alley, which is currently accessible via streets at both ends. The overlook where the trucks are parked is city property; it’s where the street breaks due to the steep slope. CB needed to drop some mulch directly in the front yard which is only accessible through the green gate at the end of the path off the overlook. It could have been dropped in the back but then would have to be moved around the house to where it was needed in the front. At least, that’s what I think was the situation!

Exactly, they are parked in the middle of the dead end street. Not on private property. So I have no recourse. We just backed through all the stuff, moved their cones, and quickly shoveled mulch out of the truck.

The mulch was for the approach area along walkway to gate. It would have been very difficult to pull into graded driveway in back and try to get it over our dirt mounds in a wheel barrow and through front yard and out the gate

Nice (floating?) house numbers!

Yes, floating house numbers. Normally I would associate floating style as ‘contemporary’ but I needed large numbers for visibility out to the street. people are usually looking at house nbrs pretty much straight on, but these are seen from the side. I think it looks kind of strange but I’m probably over thinking it. Ill see if I get used to it.

Kitchen Design
I did my first pass again for kitchen design and cabinets. Spent a long time with the guy that has helped me for years and he is excellent!

He has a ton of ideas and ways to cut costs. He feels that there is plenty of room to get a 24" or 36" island into the kitchen. There is 114.5 inches across inside the kitchen. Putting in a 36" wide island leaves 39" each side to work in the kitchen. 24" island leaves 45" on each side. The only issue is that it kind of blocks the passage through to the back hallway per our discussions before.

For now I am contemplating Kraft Maid pale grey cabinets, same style as the Hoarder House. BUT, I’m going to get my gorgeous midnight blue uppers into the run along the east wall. Even better, I’m going to order them open for glass inserts, but I’m going to insert a custom aged metal grate in each door. The interior of the cabinets will be finished in the same blue. I loaded the kitchen layout to our Flickr group and the ‘views’ of each side of the kitchen. For some reason when I changed the views to jpg format for Flickr, they turned into dark blobs and you can’t see anything! I’ll have to figure that one out

Then I ran over to Pacific Sales and looked closely at the Jenn Air oven. Dang it… after much quizzing there is No Convection in the ovens. Couldn’t figure this out earlier because the panel is dark and you cannot see the features unless it’s plugged in

But, I scored on something else!!! I called up the big Pacific Sales and had the sales man go through their entire back room of Clearance. Brand new, still in box 30" microwave/convect drawer. I can put it under the counter. This was recommended by kitchen guy when we were trying to figure out where to put the microwave in the design. He says it is the latest thing that everyone wants in their designs. (got it for $550!!! off from $1299) It was returned by customer before they even opened the box

I recently saw a friend’s pricey first floor remodel - I asked if there is anything they’d have done differently in the kitchen. She said they should have moved the island back a few inches because she can’t have the dishwasher open at the same time as the doors on the island (which have slide out shelves for plates, cups, bowls).

My BIL has a micro drawer and it’s nice, unless you have a full bowl of soup to reheat and then it’s a little tricky to open and close without spilling. Still nice!
