Flip This House #5

I think the counter depth manufactures figure they can ask more because built in fridges, which are also
counter depth, cost a LOT more.
Part if the reason for the additional costs of 24" built-ins is they are considerably taller and heavier, which is why they need to be in an enclosed cabinet.

I must admit that things get lost in the back of my 30"-deep fridge. I have to pay special attention to what’s back there or I forget about it and it goes bad.

I have had a counter depth for years, and my new one is being delivered this week. I have had no problem fitting everything, and there are plenty of deals out there to get some that are affordable. The one I am getting I got at 33% off the retail price.

I have had no problem with the capacity of my counter depth either. But, we aren’t a big family. I would prefer to purchase a counter depth and just put it in (rather than configure everything through walls… which is an extra cost). I am targeting a family (well, 2 to 3 kids). Do you think buyers are going to notice counter depth versus full size? I know they will notice how nice the counter depth looks, but not sure they are going to notice that it has slightly smaller capacity

I tried to scan the kitchen views to bmp file so they are clearer to view. But the file size gets huge and Flickr will not load them. I’ll keep trying to find a way to load the views

I think many buyers will be thrilled that the kitchen has a refrigerator.
Regarding microwave drawer. The last two kitchen remodels I have seen both have microwave drawers. One is in a traditional Ca ranch 60’s house and the other a 5000 sq foot Spanish style home.

I wouldn’t spend a penny extra to get a 30"-deep fridge. Almost everyone has counter-depth fridges these days. Just do what you were going to do.

" Do you think buyers are going to notice counter depth versus full size? "
CB, you said yourself earlier that you ALWAYS put in counter depth in your Flips.
WHY, in what is turning out to be your MOST expensive flip, would you even think to put in a fridge that sticks out?
I DO think you need to spend MORE on this flips fridge since you are targeting a larger family. And you are talking about a $1.5 million dollar house!
modify the height of the fridge cabinet so that it CAN take a taller , bigger counter depth fridge. and order an additional above storage cabinet or panel, can be added later.

.

In this house, the homeowner would be able to put an auxiliary fridge or freezer–or both–in the basement if they wanted to. That’s what I have. Place to store homemade stocks, large meat purchases when on sale, batches of frozen sauces, etc.

We are a family of 4 and did just fine with a counter depth fridge. We do have an extra fridge on the terrace level, but usually used it just for extra sodas or iff the ids had a (serviced) party down there or to hold a turkey for a holiday. Even with a counter depth fridge, stuff gets “lost” in the back.

When my two boys were growing teens, we had a counter-depth fridge and did fine. Of course, YMMV – depending on the width of the fridge! IIRC, our fridge during those days (in our old house) was 42" wide.

Wow that’s wide. Ours is just shy of 36" W

I am such a special snowflake.

I can’t make it on that day, but I’m willing to let my VIP Tickets (face value $147!) go for cheap.

@VeryHappy was your old fridge that was 42 inches wide a subzero or some other built in? If not…I can’t imagine that it was 42 inches wide.

It was a GE Profile. I just looked at the website and of course can’t find it. They now have GE Cafe style that are 42" wide, but they cost $&,000+. Mine was more in the $2800 range. But this was in 1999. Luckily, the fridge was at the end of a row of cabinets. It was in a built-in cabinet, but because it was at the end of the row, with only wall after that, it could be pretty much any width we wanted.

What I ordered me that is being delivered this week, is a GE profile its 36" wide.

The Get Rich Quick real estate seminar will focus on a valuable lesson. Evidently they spend most of the time teaching you to call your banks to increase limits on your credit cards.

Then they tell you to do it right there. Then they spend the remainder of the sesdion up selling everyone to their 10k or 20k ‘mentoring’ program. My understanding is Tarek and Christina don’t show up, they’ve just sold their names to the seminar group

Wish I could sell my name to some group!! But that might require my glamorous life to be on a TV show. I don’t think it makes good TV drama to debate regular vs counter depth refrigerator for days. Come to think of it, doubt any competitor wastes their time. They usually have a formula that goes into every house. They probably have a warehouse somewhere full of appliances they got on sale. I’ve often wondered whether the high quantity flippers stock a ton of stuff somewhere.

Oops. That was supposed to be $8,000. I need to learn how to use the caps key.

Currently, @VeryHappy, GE shows a monogram series built in side by side fridge that is 42". There is even a 48" one.

** I found 2 GE profile ones - sale price $6200-$6600 for the 42/48" built ins.
