I love that living room.

Yes, I love the hint of a garden view as well as an ocean view.

Not only do the palm trees screen the wall next door when seen through the first floor windows, they also look great from the second floor deck!

Comparable Analysis

Periodically I need to spend time reviewing the comparable sales and active listings in the area in my target price range. It is important in the business not to lose sight of what is happening in the market and keep analyzing. Last thing someone should do is run numbers to do a purchase and then lose sight of where the target is going to be. Sometimes I might have to adjust design, finishes, budget due to increases or decreases in the market. Especially when this dang thing is going to take 11 months to complete !!

SOLD RECENTLY (have to limit it to last 6 months like an appraiser would)

4534 Santa Cruz $1,681,000 is still on the radar for an appraiser but will probably fall out of the time range by the time we are on market since it sold 5/26/2016

4472 Granger 92107 sold fast $1,460,000. Superior location, minimal views, 1/2 the lot size, good condition, but no character

PENDING
4505 Newport Ave $1,750,000. 5/3 2644 sq ft. This is going to be an excellent comparable since it is located at same location on hill only about 2 blocks away. Slightly inferior location on corner of busy Newport coming up hill from Ocean Beach. Excellent condition, good views but slightly inferior, has pool. Smaller lot size. It was for sale at $1.9 mil for awhile but then got a new agent and listed at $1.75mil and sold quickly.

ACTIVE
4582 Osprey $1,675,000 4/4 2743 sq ft. Superior location (in that hot pocket area), fully renovated, smaller lot, less views. This was purchased in 2011 for $730,000 and renovated by homeowner. Good return in 5 yrs!

1431 Froude $1,675,000 4/3 2240 sq ft. Horrible dark pictures in listing… probably taken from agent’s cell phone or something. I don’t think it will sell for this price. Very small lot and I think the views are only from roof top deck

The house on Newport is very nice but it seems the best views are from the deck - where the scents from the adjacent chicken coop might overwhelm any fresh ocean breezes.

The deck in front of the Newport house is nicely done with BBQ etc. But its right on the street without any privacy and somewhat busy street corner

I’m hoping she took some great fireworks pics she can include in an album for prospective buyers!!

We had about 14 people over to watch sunset and fireworks. All 14 got out onto the deck and it didn’t collapse :slight_smile: Most of the visitors had been to the property before, but we had some out of town guests also. Everyone just loves the views and location of the property. I’m waiting for a couple of people to send me the fireworks pictures

Today is going to be another busy day. I have a building inspection scheduled today and he is going to review three areas… the foundation/rebar forming for the other side of the garage, waterproofing and french drain behind the retaining wall and the structural framing, versalam beams and posts retrofit in the basement and crawlspace area.

We will be pouring 16 yards of concrete tommorrow if everything goes well!

Passed our inspections this morning. We are ready to pour remaining garage footings and close up everything in basement so we can start moving fast on things that are actually visible:)

We’ve installed the giant versalam beams to open up the kitchrn walls and my carpenter has started the kitchen vaulting!

I received some sunset photos and firework photos that were taken from the deck. They are loaded up to Flickr. I really like the firework photos. I’m thinking of blowing some up to 8 x 10 and framing them to put on the walls somewhere for staging

Wonderful photos! After delightful weather last week, Mother Nature has decided to station a sauna over my part of the country and I would LOVE to come enjoy the weather and views from your part of the world, cb. Even more so after seeing the great pics.

It’s sunny, clear with some high clouds, 75 with a nice ocean breeze and pretty low humidity. Close to paradise.
