Flip This House #5

Do you mind posting a link to the photos again? Thx.

Post 2785 has the photo link.

Thank you

Those photos are simply WOW. Great idea to have them as a part of the wall decor! I like how Costco prints images on canvas stretched over a wood frame, so if you get those, you will not even need frames for them to hang on the walls.

Amazing photos!

Those are nice photos but I wouldn’t put the sunset photos in the “amazing” category. I bet over the next month or two you will have way more spectacular sunsets. Keep a real camera handy, and watch the clouds. Blue sky with some high clouds will get you the best shots, when it is overcast you don’t get the best colors.

I meant the fireworks. Those deserve to be incorporated into the decor of the upper floor.

Problem with sunset photos is I have to be standing there at 8pm. I’m not there at 8pm. I’ve only been there 2 or 3 times after dark. We just don’t have enough lighting to make it safe to walk around the danger zone yet

For example there are holes in the floor where extension cords are going down to basement and serious floor differences where walls torn down between hardwood floors

Be safe. We are cheering for you.

Today we are popping the roof!!! Well, we are really only popping the roof over the new staircase area but I can still get a little excited  Pouring the foundation today and doing the kitchen vaulting. Staircase will probably be done tomorrow, my dear friend is helping me out by building the staircase because the engineering and placement of the stairs and the walls are critical for everything to be built around it. For example, we can only vault the ceiling up to the edge where the staircase is going up. So the stairs have to be built first before we can tie in where the kitchen ceiling finishes the vaulting and has to go down to a ceiling level below the staircase going up. In the end it might all look weird, but you never know until the framing goes up.

I have ordered a dumpster for Friday. It will get pulled into the back yard on the dirt driveway so that we can clear all of the debris in the yard and tear the stucco off the back of the house. We will also be tearing the plywood and framing off the portion of roof in the back that will have the 2nd story. The only room in the back of the house that will still be similar is the middle bedroom. All of the other rooms are getting changed up with new framing and 10’ high ceilings.

Because the new 2nd story will have a floor at 11’ 4" above the first floor, we get the luxury of raising the ceilings in all the bedrooms, hallway and pantry area to 10’ high. It should look really nice. I have to keep the laundry room and bathroom ceilings at 8’ so that we can run the heating ducting into the new bedrooms and upstairs.

I would love to have 10 foot ceilings! We toured model homes last month and the ones with 10 foot ceilings feel so much larger and brighter!

More photos loaded

I loaded some photos of the big concrete pour yesterday. Next week we will do the garage floor slab concrete pour. But for right now we need a little break in order to pull in a dumpster and get rid of a lot of trash and do the demolition of the back of the house.

I also loaded pictures of the big staircase going up to 2nd floor. The risers are complete and we are so lucky that this house has a huge attic. The entire staircase is fitting inside the house right now going up to 11’ 4". We have a stairway to heaven / stairway to nowhere in the middle of the house

It is hard to tell what is going on from the photos, but I personally can see a lot of exciting things happening. It’s difficult to tell from the photos

I like the diagonal stair to the landing. It gives it a custom flair. Will there be electrical wiring added for lighting along the stairs like one of your previous flips or is it unnecessary to add lights?

Good question about stair lighting. Upper run will be flooded with natural light but lower run will be dark. I’ll talk to electrician today about it

Reason electrician is here is that we are on a fast track to get basement bathroom done so we can get that horrid porta pottie out of here. The guys can use basement bath and sink and i just won’t look in there. Kind of like a teenager’s room. Keep the door closed and i can ignore it until the end. Then I’ll have to put on the nuclear mask and rubber gloves to clean it up for Open Houses

In my area, diagonal steps like that are subject to a different set of building codes than regular steps, and generally dividing up a landing like that is problematic. Hopefully you are ok with the rules!

Once again I found myself reading through another entire chapter of building code about stairs. I printed it out and brought it over to project. Yes, special requirements for what they call “winders”. Won’t go into details but we did set them to code.

^ Good news!

Looking wonderful!

“Upper run will be flooded with natural light”
NOT when its nighttime! And there is no full moon!!
You’ll need to have lighting all the way up!

Yes, we are working on how to design the lighting now. The landing area in the middle of the run is not vaulted high like the last project. So, I cannot have a nice hanging light in the stairwell. We will have the low stair lighting, but I think I have no choice but recessed lighting in ceiling of staircase.

The bigger issue is designing the kitchen ceiling lighting because the vaulting is going to turn out really crazy and I don’t know how to light it. I finally decided I needed to wait until all the beams and structure were in there to make my decision on lighting. The electrician kept asking me “Where do you want the wires for the lights??” Told him we are just going to have to wait
