Yes, not going to work this weekend and I think the ice cream or popsicle idea is great. Weather turned around yesterday and we have onshore ocean breezes again. Has cooled down but still warm.
Popsicles or smoothies can create a lot of smiles, especially when it’s warm and everyone’s pooped.
Does the neighbor’s satellite dish stick up more than 30 feet?
Are you using real plywood for the exterior sheathing instead of OSB? A nice detail no one will ever see.
Even a budget box of ice cream sandwiches can be a crowd pleaser.
Our engineering requirement was only for 3/8 shear panel so we used real ply and we put up shear in a lot of places where not required in order to smooth out a bunch of ridges for drywall inside
Speaking of OSB particle plywood versus real plywood… one of the key issues that the Deck Waterproofing company is having is that we continued the 3/4" thick osb tongue and groove flooring out onto the deck. I followed the building plans exactly. The plans called for 5/8" tongue and groove sub floor out on the deck. We upgraded to 3/4" osb to make sure the deck was solid. Then the deck waterproofing guy comes over and has a fit and says that the deck has to be real plywood to avoid sucking up moisture and/or flexing.
As explained earlier… this took a lot of compromise because it would be extremely difficult to get that osb plywood torn off at this point. First, we have already installed the Nano door framing with full metal flashing and silicone caulk under the threshold of the door frame. And the OSB is glued down (per specifications) with Liquid Nails and a lot of screws. Total mess to try to tear it out. At this time the deck drops down from door threshold 3/4", per building plan. So the compromise is that we are going to glue and nail down a 1/4" sheet of real plywood over the OSB, staggering the joints. Then I am paying him to do some major flashing and waterproofing around the edges of the deck because that is where the moisture intrusion might occur.
Giving up on decorative registers in the wall and ceiling. My HVAC guy says they have to have downward directional flow(louvers) so I will put the white ones back in because they blend in with walls.
Perfect. I second that decision!
I cannot tell if neighbor dish is above 30ft or not. I still have to do my final height measurement. I just haven’t bothered the guys yet
Do you have any kind of friendly relationship with the downhill neighbor? Is there a spot on his roof that would be less obtrusive?
If so, perhaps he would be willing to let you pay to move it.
We were friendly but haven’t seen him for a couple of months. He’s probably pissed at us by now because of noise and dust
Maybe the dish owner neighbor would like to get an upgraded dish… courtesy of his nice flipper neighbor?
Well, we are going to make inspection tomorrow(Friday) after all!
We have all the windows in and vents through roof. We just have some final strapping and blocking to do. My retired contractor friend stopped by and checked everything. We have about 10 minor things to block or strap.
He knew I really needed to get done so I could let the guys rest so he is coming at 7am tomorrow morning to guide the crew through the last tasks and bringing his nail gun. One of the things that has slowed us down is the lead framer went off to another job 3 weeks ago with his nail gun leaving the 4 guys working with only one nail gun. There has been a queue waiting for their turn to nail something in
I really love this house. It is going to be amazing. If I lived in S.D. and were wealthy and in search of a new property, I’d be first in line to put in an offer.
Windows In!
I’ve loaded some photos of the new windows and some of the blocking and finishing details.
I’ll keep you all posted on whether we pass inspection tomorrow or not! If we do it will be smooth sailing (well, probably not) from this point on >:D<
PS… I decided at the last minute that we needed to add an outlet next to the master toilet in case the buyers want to add one of those Japanese crazy toilet things that wash, massage and heat your bottom
I have no idea how anyone installs one of those things because you need an outlet near the toilet and I don’t know any houses that have an outlet right next to the toilet ???
VaBluebird… thank you for your kind comments. I’m really worried that I am going to have to scrimp on finishes after spending tons of money on infrastructure, french drains, irrigation system, structural upgrades, new main panel, etc. Things that buyers will probably not notice or give any value to.
The views really are extraordinary. Perhaps you could catch a nice sunset photo and frame it for the house walls.
The funny thing about the position of this house and the views… we are on the hills south of Mission Bay looking north along the entire coastline in Zip Code 92107. The homes on the other hill facing south over Mission Bay with a view looking down south coastline command about $500k more for same view looking other direction.
