So the painting boss had a conflict (over pay/hours?) with one of the paint crew workers?
Not going to go into details about our detective guessing, but we believe the boss’s son came in and did the damage, not the actual workers and not the actual boss. The boss, who has been working with me for over 4 years, ended up in jail (DUI) about 2 weeks ago and there’s some kind of fight between his family thinking they should get a cut of the worker’s pay (because they used the boss’s spray equipment), and the fact that I paid the workers directly. I had no idea what I was supposed to do in the situation so I paid the poor workers who had been there all week. I had not received any communication from the boss/family, even though they had sent a text through the boss’s phone earlier in the week. The fight is between boss’s family and the two worker kids who painted all week.

So if the boss’s son was indeed the one who did they dirty work, is he angry with you for having paid the workers?? Goodness.
I did not prepay for the painting work. I pay him hourly wages except he just tells me an amount for the days worked. I have no idea what he pays his team. So I just paid them directly at what I thought was a fair wage. Noone contacted me in any way with instructions otherwise. And I know the family has his phone (have no idea hpw they got their hands on his phone) because someone sent me a text from the phone number pretending to be him with something to the effect “out of town due to emergency” after he was in jail but before I ever knew what was going on.
Oy oy oy! Is there any way to reach the boss and sort the $$ out for the workers you paid and cover the damage? How scary and what a mess to deal with.
How crummy that the family is taking their anger out on you, when all you did was try to be an ethical employer. Of course, the kind of people who are going to inflict this type of property damage are not particularly tuned in to ethics.
Just to clarify…I don’t owe anything to the boss. They were paid up when they finished a couple of weeks ago. We had set a date to return when I knew the drywall would be done on main floor. Most of the doors were painted during that last painting.
I got a strange text sayingout of town but couldn’t figure out if anyone was going to show up on expected date. The helpers showed up and I told them I wanted some more sanding and painting on the black doors only. No more work was performed on white doors. They worked all week but I had major communication issues with them and my lead carpenter had to keep stopping his work and come down to garage to translate.
At the end of the week I paid them directly for their hours. I specifically asked them (but maybe they didnt understand) how i was supposed to pay them? They just kind of shrugged like they didnt know. Then the two guys did me a favor and painted up all the eaves on Saturday before the stucco guys came to wrap the house and I paid them directly for the Saturday hours.
My opinion is that the boss’s family wanted the guys to pay them for using the boss’s spray and painting equipment. I think they are misguided in believing that I’m going to text boss’s nbr with "OMG…my doors are ruined, please come fix them’ and they can get paid for another week of work.

I would reiterate that I think that in order to get top dollar for this house you need to have a certain level of appliance. Even if it costs several hundred more than your usual choices.
I haven’t been able to find any rangetop style on sale anywhere. So I’m between a Bertazzoni 5 burner at $1,799 or next level about $1,000 more
Mr. B and I just toured a bunch of townhomes… up to $1.3M in price (nope, not paying that much). I was not impressed with the appliances in any of those places, but many buyers apparently are - the sales are brisk to say the least. I told Mr. that we need to move to San Diego and get a CB house. Good lord, with those views, I can live with a $1.8K cooktop. 
I live where Sub-Zero Wolf is king. It’s expected that even $500k homes will have Sub-Zero Wolf appliances.
I tend to think that a Bertazzoni rangetop would be adequate. They have the look. I wouldn’t go below that, though. And I would stick to a rangetop, as opposed to a cooktop. (If you could swing a Wolf rangetop, that would be great, of course And for this urupose, I would get the red handles.
)
The question to me isn’t whether one could “live with” a particular cooktop, but whether coralbrook can quickly sell the place for absolute top dollar by spending a few thousand more on brand names/finishes…
Next time I load up some of the comparables it will be interesting to note that Sub Zero or Wolf appliances are not that prevalent. Probably because land value is about 70% of what someone is paying for. So a $1 mil property is really only a $300k house.
