Flip This House #5

Yesterday was an up and down day

Stucco base coat is finished but my stucco guy (who I have used for years and he was featured on Flip This House San Diego version a couple of years ago) is really upset. He is very upset at the scaffolding company because the scaffold was not set high enough and he had to get on the top tier of scaffold and put up a ladder to finish the last 1 1/2 ft around the whole house. He literally would apply up high then have to get down from ladder and move ladder another foot to right and go back up, repeat. He had to stay until 7pm last night to finish that top tier of base coat.

Finished a pea gravel walkway to where the stairs are going to be on the big deck. We had so much piled dirt in the back of the house that I had the guys move a lot to front yard and I created some ‘hills’ in the landscape to give variation. Went back out and bought another $150 dollars worth of plants and we are still not finished

Drove all the way up to Oceanside and back to pick up the new Range Top. On my way I start getting frantic phone calls from my carpenter. OMG!!! we opened up the very last kitchen cabinet and it is completely smashed. He immediately starts in on the defensive that 'It wasn’t me" “it came out of the box like that” and he starts sending y photos on the phone. “Calm down, I’m driving on the freeway, there’s nothing I can do about it now”.

Luckily we were able to save the actual cabinet frame box and get it installed. This is the cabinet that goes over the refrigerator and, obviously, if there are smashed doors it is going to be noticeable. The worst part is that I am going to have to get back to manufacturer and just hope that I can get two doors replaced before photos are taken. This is an area of the kitchen that will definitely be seen in photos. What fun!!! another emergency replacement order.

We are sanding and mudding back bedroom to get ready for paint next week.

Drywall guys mysteriously disappeared and did not show up to the project on Tuesday. I get a text that they will be back on Wednesday. I make it clear to them that everything has to be screwed up by Wednesday night because I am calling for an inspection on Thursday. They have to get this drywall mudded, textured and sanded by Monday morning because new painters are showing up to prime everything.

On the phone most of the day trying to get the dang deck water proofing guys to show up and get the decks done because it is a 5 day process and I want it done while the stucco base coat is drying for 10 days.

I had a guy come over to walk through all the decks to take measurements and give me an estimate for all the tempered glass railings and the shower door. I will probably have a heart attack when that bid comes in!

Ohh… and I finally made my decision on the shower tile and I went in and got it all ordered. Arriving Thursday and we will start tiling the shower this Saturday morning.

Photos loaded

P.S. we opened up the range top to make sure there was not any damage in shipping and it has got to be one of the most sexiest appliances I have ever seen!!!

I prefer the Mercer sconce from Pottery Barn to the others. I think I prefer the rounded shape, and the more integral attachment of the shade to the back plate. A fault of a lot of sconces, for me, is the awkward way the actual light is stuck onto the plate. The Amelie is better than most, but not as good as the Mercer, to my eye.

The issue is that I don’t think chrome is going to be the way to go in this bathroom because the muted tones tend more towards a matte metal than a shiny metal. But, we are going to wait until tile is in to get a better feel. Hopefully most of the tile will get laid by early next week except that I don’t want the tile guys in there at the same time as the painters are going to town with their sprayers. Both of them will not like it.

I think the Amelie is an interesting shape, especially if you selected a square/rectangular sink.

I can’t wait to see the gorgeous tile installation in the master bath! I definitely think your instinct to not use the bling mosaic is the right one. The design element of the tile itself is so strong that it shouldn’t have competition IMO.

The PB Mercer does come in ORB or satin nickel finishes if you end up rejecting the Jenna. Maybe the entire Jenna description is wrong since, as Marilyn astutely noted, the Jenna’s description seems to go with an entirely different line. It is so hard to make decisions based on on-line photos, since the colors can be way off.

It sounds like you’re directing an orchestra with all of the moving parts. Whew, what a mammoth task! Best of luck for everything and everyone to function as needed for highest efficiency during this busy phase.

Also in a mad dash to try to find the master bathroom vanity. I think I’m going to go with a ‘creamy greyish’ color vanity. I need a 72" dual sink vanity and then matching tall shelves for linens. I might order some kitchen cabinets and put it together in pieces because I’m not finding a single type piece that works.

I agree with you and zipyourlips: don’t use the bling. Totally not needed, and it looks cheap in comparison to the other tiles. To me, anyway.

So glad you like the Bertazzoni rangetop. It will definitely kick the kitchen up a notch!

Yes, the rangetop is a beauty!

“I might order some kitchen cabinets and put it together in pieces because I’m not finding a single type piece that works.”

Go for it. This is what our vanity is - cabinets assembled with a tiled top. It allows to make vanities with more counter space. We toured several new higher end developments, and that seems to be the trend - to have the same type of cabinet throughout the house.

Two thoughts…

  1. Olive trees are high on allergens and messy.
  2. Over my fridge I have a cabinet unit with no doors that is that way specifically to hold cookbooks. Just a thought.

I wish I could just leave the cabinet open but it has a birch interior that throws the whole vibe off. The interior is visible

Dang…my tile guy just called and said he’s too busy to start my job. Now I have to scramble around and beg someone to come start my job

Could the interior of the cabinets be stained or painted to be the correct color for your vibe and be without doors?

Well, I lucked out on the cabinet doors!! Called my cabinet guy (Lowes) and he said “Don’t worry, I’ll get those ordered for you at no cost”. He’s also going to give me a full refund on a bunch of trim pieces that I am returning. For some reason I have two pieces of midnight blue toe kick. I called him up to ask what in the world do I need these for?? I only have midnight blue uppers

He just laughed and told me to bring them back

The deck coating guys finally showed up!! First coat of lathe and some kind of concrete going down. Same stuff tile guys use to do shower pans. Then 3 more layers of stuff that takes 4 more days because you have to dry between coats. Then color goes on last after stucco guy finishes the white color coat.
Another $2,000 that noone is going to notice. I went to extremes to get a company that warranties no leaks:) because there are living areas below these decks

When the house hits the market, I hope you’ll display a binder with a bullet point list of these quality upgrades that might not be noticed by agents/buyers.

Well, cb, your realtor can mention that waterproofing to the buyers! It will be a big selling point to the buyers coming from my corner of the Universe. We have been looking at the new construction here in my rainy town, and flat roofs and roof decks seem to the trend… God only knows what is under that fancy slate on that rooftop deck and the same god only knows who is going to be responsible for fixing a leak if - no, not if, but WHEN that happens a few years after the buyers move in ('cause we are in PNW, and any flat surface here WILL leak, lol!).

So have you decided what you are going to do in the kitchen vis a vis an island or table? Since you are ordering cabinet doors…

My opinion is that we have plenty of room for an island. I haven’t had a chance to put some boxes in there yet because pig pen carpenter (he is always leaving a huge mess everywhere) has a mess all over the kitchen. It’s probably too late to order matching cabinets. I think an interesting furniture piece would be great in the space or maybe one on locking wheels.

The furniture piece I really want to put into the kitchen is $1,700 plus shipping. Probably not going to happen:)

CB…picture of the $1700 thing?? Maybe someone here will have an affordable alternate.
