Are they going to bevel the edges slightly on the two sides so that it fits into the niche with no edges sticking out? Or do they do that onsite during installation?
i agree that they should bevel the edges of the top of any marble that serves as a backsplash. I had my fabricator mirror the oge edges of my counters on all the granite backsplash areas. makes for a subtly elegant look
They will do that onsite I think. Of course they have already made a granite dust mess all over my newly landscaped front yard:)
My new painting crew started this week. They are outstanding and the damaged doors look like new and rooms are getting painted with the highest quality. Unfortunately they are expensive. They keep saying 'We usually work in Coronado". That is San Diego code speak for ‘we only work on really expensive houses and get paid a lot’
I hate to do it… but I may have to find someone a little less expensive to get the upstairs painted out. But, it was worth it to save the doors. By the time it was said and done I probably should have just bought new ones
Our stucco is complete. We are cleaning everything up from the huge stucco mess and the scaffolding will be gone on Monday. Roof going on this weekend and all of the roofing materials are getting delivered tomorrow morning and my large baseboard/casing/trim order is also getting delivered. We are going to have to start another paint factory in garage to paint out all these 16ft pieces of molding.
Deck is done and now we have to measure up for the glass panels and railings
I loaded some more photos
looking GOOD!! :D/
Oh my goodness. That view from the deck is incredible, and everything is coming together beautifully. The exterior roof detailing is really, really nice.
Wow–more and more gorgeous with every photo you post. The view is stunning! It’s definitely one to add to your portfolio of what your magic touch and lots of elbow grease can do to improve a place.
That pantry has so much storage space!
For the recessed kitchen area will there only be a backsplash or also side splashes? (Is that a thing)?
I sent a diagram of the backsplashes I need to the granite guy yesterday. I am going to put backsplash up on backs and sides of each recessed area and then a tall slab behind stove. I’m not clear on whether I need to go back to the granite/quartz yard and get another slab or what. He hasn’t told me when he is coming back to put in the backsplashes
Today we are installing the oven and drawer microwave and stove top
Painting team is priming the top floor today although we have some issues that have to be mudded and textured again (not the drywall guys fault, my crew’s fault). I’m also having them go through the living room and do perfect touchup because it is the one room I want to have everything perfect. They are also going to work on the little strip of bare wood that ended up at the bottom of the grey crown molding. I went to a specialty paint store and have the very best match of paint that I could get. However, the cabinets are factory painted with lacquer and we only have a low sheen paint… don’t have lacquer paint. I don’t think it will be noticeable for the bottom lip of molding. It will just look like a shadow
Clearing all the plastic away from the house and doing a massive cleanup job of all the stucco mess everywhere around the house. The reason it is important to hurry up and clean this mess is that the stucco sand/clumps gets onto our shoes and it tracks into the house and grinds into the new floors, no matter how much we clean or protect the floors… We have to get rid of it to save the floors.
I think this house is going to have a tremendous amount of storage for the buyers. Plenty of storage in the kitchen itself and then there is a lazy susan, uppers, shelves and drawers in the pantry. Then the laundry room has uppers for laundry stuff and cleaning supplies and a full tall broom closet (with an outlet for recharging the Dust Buster and stuff)
I have configured the top drawer in the pantry with a cool tech gadget. There is an outlet behind the drawer. I have a gadget that connects to the back of the drawer with an arm. The back of the drawer has a multiple outlet installed that can be used as a charging station. That way all the phones, ipads, whatever can be thrown into the drawer for charging and not be laying all over a counter somewhere.
ooo…I have Drawer Envy, as my kitchen counters this a.m. contained two cell phones, a laptop, a kindle, a notebook and a portable power charger, all charging, but cords everywhere!
Any nosy neighbors/height police seen stalking the grounds lately?
I L O V E this house, every inch.
For the built in desk/cubby area in the kitchen, are you planning to put back splash in it? Because to me it cries out for a corkboard back all the way down. or a white board.
In future flips, would you consider putting the outlets under the top cabinets (ie mounted under the cabinet) so the backsplash is uninterrupted?? I have that in my kitchen and it looks fabulous
I wouldn’t want the outlets on the underside of the cabinets since I figure you’ll see a lot of cords that way. It would be nice if the outlets were lower and positioned sideways so they could hide behind the countertop appliances a bit more.
That’s a good question on the outlets. I did do that when we had the frosted glass backsplash. There’s always been a controversy about outlets underneath cabinet instead of the wall.
First, it requires an ugly receptacle box to be set jutting up into bottom shelf of cabinet ( unless you spend a ton of money doing something special). And, there are some people who hate them because you have to bend under cabinet to find outlet. And then you have cords hanging down from the cabinets for things that stay plugged in like coffee makers.
We have trim that matches the cabinet that covers any view of the plugs (it doesn’t cover much of the backsplash) and my backsplash is black glass and the cord for the coffeepot a9the only thing I leave plugged in) is black. Personally I think its a much cleaner look than all the outlets and outlet covers in the middle of the backsplash. The outlet boxes are up against the bottom of the cabinet but dont cut into them in any way. We keep very little out on the counter so the outlets would stick out like a sore thumb. Since the coffeepot is already tall, there is little if any cord to see.
I have a charging station and love it!
