Flip This House #5

Good lord. The kitchen looks like a brutal murder scene. The house looks like something you’d see in a good old fashioned B horror movie.

They should just open it up for paid tours.

Another step backward at the project today

Yesterday the roofing company just came with a big truck and dropped off 4 large pallets of heavy concrete tile in the driveway. No way to try to raise tiles up to roof because of power lines in alley.

This has turned into a disaster of trying to carry 5 tiles at a time up a huge ladder strapped to the scaffolding. First, its so dangerous I just cannot even watch. They have an assembly line of 4 guys going up and down on a hot day. The main problem is that its already 11am and only one pallet is emptied. Its probably going to take the whole day to load tile to the roof. Which means no roof install today and its going to be another 2 weeks to finish

But the good news is that appliances are going in today and they certainly are very gorgeous

Might be too late for this, but you can rent elevator/conveyor systems that attach to the ladder. Load at the bottom, unload at the top, no time wasted climbing up and down.

Something like this: http://www.edsrental.com/shingle-hoist-laddervator-27

They go by different names - ladder elevator, ladder hoist, shingle hoist, etc.

For some reason he insisted it wasnt going to work from all the way down in driveway.

Its now 3pm and 3 roofers just showed up and are installing the roof while other guys are still hauling up the ladder. Still one whole pallet to go. This will be interesting

Oy! Well it’s getting the job done…but that’s a LOT of manpower hours!

Saturday Progress
A lot got done yesterday. A lot more would have gotten done if we hadn’t had to break off two of our own crew to help with loading tile to the roof. I don’t think they will ever speak to me again!

Finally, by 6pm the back half of the new addition roof got installed. There is going to be a big issue because the new tiles are much darker than the original roof tiles. I don’t know how we are going to install this problem but I’m going to wait until it is all done to make some decisions

The stove, microwave and oven got installed!! They are beautiful

Living room chandelier is installed. I’m going to live with it for a couple of days to decide if it is ‘grand’ enough for the space. It has nice lines that follow the slope of the ceilings but I’m just not sure it is large enough. The electrician finished labeling both of the new panels and we installed more exterior lighting

The entire upstairs got primed out and is ready for final paint. Painters also painted one coat of trim paint on a lot of our door casing and the door casing starts getting installed on Monday. Several doors got installed including my hallway black doors (which I love but there will be some people who don’t like them).

Dumbwaiter finally got fixed and is working again! (parts vandalized during the break in and $450 later I have all the replacement parts installed)

Lots of pictures loaded up to the Flickr group

I really like the LR light. It doesn’t overpower the room but will give some light…and character.

Fun stuff posted! Got to admit I’m not a fan of the living room chandelier - those round globes just don’t seem to go with anything else about the house.

I was stuck on the living room light because I didn’t want to do slim candlestick style (who wants to get up there and try to clean that!). I can move this one somewhere else… possibly the kitchen but then I would really be mixing metals

I need to take a better photo for you guys. Standing back more from entry way or something

I think the size of it is right for the living room but I don’t like the design. It clashes, and those round clear globes remind me of the 70’s too much.

I think for whatever you get, the people will need a telescoping dusting thing. I’m putting off cleaning my chandeliers - it’s been 2 years and I can see a bit of cobwebs! But I really have to get up there and spray each little part, ugh. If I had a telescoping dusting thing I could put it off a bit longer.

I agree that the chandelier’s style is not a “good fit”
I think what ever you put in their needs to be bigger in scale AND look “older” and more “elegant” - something along the lines of what RH has.

I actually really like the living room chandelier. I think you should keep it. Love the way it mirrors the shape of the ceiling, like the color and the way it fits in, and I think it is plenty big enough. It looks right at home. As far as cleaning goes, IME the candlestick type almost never needs cleaning, while any kind of glass attracts dust that is eventually visible. But they can be given an exterior swipe with one of those long handled fluffy things. Changing the light bulbs would be more of an issue!

The appliances are gorgeous. I can’t believe you can have a show on the oven panels! I’m so glad you went with the rangetop. (Again. ) This kitchen plus the adjacent pantry is really nice. Even I would walk in and love it, and you know I am the Kitchen Nazi. (To attain perfection: pop-up cabinets in the island for the stand mixer and cuisinart. A girl can dream.)

I’m having a hard time visualizing where the beams are going to go in the MBR. Is there sort of a longer sloping plane in the ceiling, and would that be it?

Get LED bulbs and supposedly they won’t need to be changed for a LONG time.

Kitchen is fabulous!

Microwave drawer envy! The kitchen is totally beautiful.

Those appliances are gorgeous! And I do like the metal of the chandelier but don’t love the round bulbs. Having said that, it’s bought and installed and looks fine. No one won’t buy the house just because they might not love the chandelier. It’s so high and there’s so much to see, I wonder how many will even focus on it. IMO, leave it and move on to the next challenge! Having said that, you know best, CB and the house is looking fabulous!

Kitchen is looking great! I really, really encourage you to install the hardware because that will give the kitchen the finished, polished, professional look that you are 99% of the way toward achieving. It is such a minor detail but one that is going to make a huge difference in the overall appearance of the kitchen. The kitchen is a showpiece of the house; why require buyers to use their imaginations to picture it completed? I don’t think it is a selling point that a buyer has to choose her own hardware.

^^^I agree.

What do you guys think for the kitchen chandelier? I haven’t purchased one yet because I wanted to wait for it to pull together. I’m thinking I need a brushed nickel glamour piece because of the stainless appliances. Should I go towards a little bling? Or maybe a large drum pendant (I don’t think it will look right)

Right now there is a rough original beam dropping out of ceiling about 3" and we are going to sand it a bit and give it a walnut stain that will even it out. So, kitchen ceiling white with the white bones from the original architecture with a small dark beam. I was going to go to all the trouble of buying a faux beam to make the original beam deeper but it is going to cost $300 just to buy the stupid faux beam.

I’ll take a picture of the living room chandelier standing back a bit to help visualize if it fits in or not.

I did put special LED candelabra bulbs into the living room chandelier so that they will hopefully last forever
