Flip This House #5

@BunsenBurner : I just looked on Tacoma Screw’s website. They don’t have 7/8" screws – they jump from 3/4" to 1"!!!

They physical stores and catalogs have way more than their website apparently. They sell to contractors predominantly.

Perhaps OB Hardware has something in their magic back room of little drawers of thingies.

I think my dh used a wire cutter to shorten the screws that came with the new knobs I bought for my closet drawers. It could be a bit time consuming for an entire kitchen’s worth of screws, but probably not as bad as running around to hardware stores.

I’ve had pretty good luck with Bolt Depot… https://www.boltdepot.com

Exactly what are you looking for? A #8 or a #10? Machine Screw I assume - with what type of head?

Love the bin pulls.

I somewhat surprised that people are so into big garages in your area: it is not like they have to anticipate scraping ice and snow off the windshield many mornings! I’m wondering if they really want a workshop, and since few houses in your area seem to have much of a basement assume that it has to be in the garage…

They want to protect their collectible cars from the sun and dust.

Also, from thieves and salty ocean air.

Spent a lot of time in all the bin drawers at Home Depot and got all kinds of alternatives. In the end my carpenter told me to stop wasting my time and he just cut them to size I need and meticulously filed the ends so they would thread into the handles. Didn’t take much time. He got frustrated watching me try every possible thing.

All on except somehow i am short 2 bin pulls so have to go all the way back to Miramar area to get two more. It won’t be noticed in the photos. Still don’t have handles on the pantry cabinets but we’re not taking photos of pantry area.

Our deck got 2 coats of stain and looks gorgeous

Accordion doors and large patio door installed upstairs. Forgot to take s photo. Am still here late waiting for flooring guys to put on first coat of poly. It took a long time to putty holes in tge solid walnut and then sand them perfect. I know they are going to look gorgeous when done.

Roofing guy was here way after dark and finished the front of roof just in the nick of time

But the best thing today was new chandelier arrived and got installed. Hundred times better for the style of the house!! Of course it needs 9 candelabra bulbs and I’m going to make early morning run to Home Depot to get light bulbs!
I’ll load some photos whenever I get home tonight

Salt air ruins cars left outside around here. My neighbor bought a brand new car and distributor rusted in 6 months!

So if these guys have’collection’ cars they want them inside. Obviously family cars go outside:) that would personally drive me crazy with groceries and stuff

We are fortunate that tho we live very close to the ocean, the wind blows away toward the ocean or the corrosion we deal with would be worse than it is. Because of the better paints on cars, cars tend to mostly be ok even living near the ocean as long as the wind mostly blows toward the ocean.

Glad the new chandelier works well. Are you sending photos to the potential buyer who viewed your home?

YES!!! You nailed the living room light fixture!

Did you get any feedback from the other agent and prospective buyers who viewed the house? (Apologies if I missed the post).

Just loaded some photos from today but I apologize that I just didn’t have time to take any photos until after dark today. Tomorrow the professional photographer comes for some key shots at 1:15. As soon as we get those back I’ll make sure and load them

My agent has followed up with the buyer’s agent. Buyer’s agent says that she has not heard anything back from her buyers about anything or any of the houses they viewed. We are not going to call a lot because we don’t want to appear desperate. I wasn’t holding my breath for an offer or anything but I really do want to get some constructive feedback.

I sent 5 more comps of homes priced in the $1.3 to $1.5 range to my agent because I want her to think really hard about the asking price. After we get these photos done she is preparing an email blast (probably with an embedded flyer) and I want to make sure that the price on that flyer is the RIGHT PRICE!!! She promises that she will put it all in a spreadsheet but she’s not as detail oriented as I am so I will probably end up doing it myself. We are trying to figure out what the value difference is between south of Point Loma Ave (Sunset Cliffs) and the Del Monte location. I keep trying to tell her (since I have lived here for 25 years) that there is a big difference in value between the two locations and we just really cannot use comps from Sunset Cliffs… but she keeps trying!

There are more grandma cracker box 1,000 square foot houses selling for ridiculous prices in the area between Del Monte Ave and Sunset Cliffs.

Nice new photos. Good luck with the buyers!

$1.3 to $1.5 million range – way below yours! The street-end, level yard, preservation and enhancement of authentic details, plus your incredible vision translated into an elegant, unique, functional, spectacular home that captures the views – all of this makes this house truly exceptional.

I still can’t believe that at the end of these stressful, grueling days, you go home and upload photos for those of us in the peanut gallery who are excitedly awaiting every new development. We’ve peppered you with questions, blasted our opinions about each and every detail, and acted like we know what we’re talking about! And still you indulge us.

cb…like this house…you are truly a gem.

Yes, the $1.3 to $1.5 mil homes have some drawbacks and differences, mostly no views or something else. But these are located in the immediate neighborhood. A bank appraiser not familiar with the neighborhood will only give about $50k benefit for panoramic views even though it is hugely subjective and worth at least $200k or more. But my argument I’m trying to make with my agent is we just cannot price it way higher than a bank will loan. They treat valuation in a formula that expects a homogeneous type tract development. Believe me, there are not 2 homes on the same street that are the same or valued the same. Old 1950 crackerboxes next to new build mansions next to old original 1930s Spanish that tend to be on the larger lots.

But the good news is that the sewer repair project is done and the company has cleared out the entire cup de sac, including a bunch of trash people had dumped with their stuff. Its looking real nice out front

Actually, if the buyers want the property enough and have sufficient means but can’t get the bank appraisal high enough, they will just have to make a bigger down payment and borrow what they can. Unfortunately, that would further narrow your pool of potential buyers to those who can come up with a larger down payment.

Your house is looking more spectacular all the time! You can’t get that kind of quality and attention to detail and the living space for under $2M in a great location on Oahu!

I liked the other living room fixture, but I have to say this one is beautiful, cb:)

I really love the walnut floors.
