Flip This House #5

I have a 4pm showing tomorrow Friday. Another round of cleaning

Then 2nd showing on Sunday to the buyers who came through on Monday. I think the husband and wife are coming this time to view the two homes.

Meanwhile we are desperately trying to squeeze in buffing and coats of poly on the walnut floors to accomodate getting it dry before each group comes. I may have to push off final coat until Tuesday next week (because tile guy is coming to finish master bathroom on Monday) which will really push us back.

My agent promised promised that she would get her ‘spreadsheet’ done this evening to discuss final price before the photos/email go out tomorrow afternoon. I have no idea whether that will create another group of showings this weekend. You never know.

Pictures are gorgeous! What will she state with? Seems like this house can’t have those standard drinking room chairs in all the other stagings

Her dream is to sell before we have to stage. Obviously because she has to pay for it. Right now we are planning to stage the week after Thanksgiving. She needs to have staging companies come through next week.

I finally was able to convince my agent that her asking price was too high. I told her she had to take the homes south of Point Loma Ave out of the comparables. We ran comparables again and she agreed that her price was too high.

Tomorrow she will send out the Coming Soon email to local agents with the professional photos and asking price $1,849,000.

This is going to cause her to make embarrassing phone calls to the two agents who are bringing clients this weekend letting them know we lowered the price. She had verbally told them $1,945,000 which I thought was ridiculous but she kept pointing to a comp on Sorrento which is a much more desireable street. In this case I have a deeper knowledge of the local area than she does.

Wow, that may excite the buyers, since some are coming for a 2nd look even when they were verbally told a price that is nearly $100,000 higher!

Cb, she needs to average the two and end it in a couple of 8. In my neck of the woods, Chinese buyers will prefer a house with an 8 somewhere; since you cannot control the address and the MLS number, the only other possibility is the price. Me thinks $1,888,000 would be a fair game!

Totally!!! Great idea!

I looked through the Invisirail site and they are located in Canada and don’t have any dealers near me. But for kicks I entered my dimensions and requirements for the living room deck and it came up with $1,900 for materials. I think it would cost me about $1,200 to install for total of $3,100.

Wow, that’s a significant savings and I think it looks fabulous! That’s something more that you can ponder. It’s a clean, nice look. I believe our stadium uses something similar.

For some reason we don’t have overseas buyers too much in Point Loma. There are a lot in downtown San Diego buying for investment and other communities for stellar schools.

Only $3100 as compared to $10k?

That quote from their auto quote system on their website was for the living room deck only. But, they sent an automatically generated email and it appears that does not include the actual tempered glass (obviously they don’t want to ship that from Canada!)

I am going to negotiate with the company that can get out to the job the fastest this morning and see if I can tweak some things to get cost lower. But, I just need to get moving here.

Right now my flooring guy is causing a disaster with my schedule. He was supposed to start last Thursday and work through the weekend. We were supposed to be done and walking on floors by Wednesday morning. I scheduled all kinds of work to get done based on that schedule. One excuse after another and he doesn’t start until Monday. Then he shows up on Tuesday and all he does is sand and put some putty on the floor. Wednesday he sanded putty and pu t on first coat of sealer late in the afternoon. Meanwhile the shower glass guy shows up and we have to tiptoe around to get measurements for shower glass and the deck goo guys show up for another coat of deck goo stuff (because that was in the schedule)

So yesterday was Thursday, everything was supposed to be done, including stairs (which take a long time). He doesn’t even show up. Millions of calls to him and finally I tell him he cannot show up until after 2pm because we are doing photos and I need the guy up there taking photos.

4pm rolls around and he calls and says 'I am on my way". I sit there by myself for an hour waiting for him. He calls at 5pm and says he is just too tired to come over and put on 2nd coat. So, this is going to drag on until next week and I have all these crazy showings. At this point he is going to be one week behind schedule which just snowballs to all other aspects of project. I need baseboards and trim done up there, I need tile guy to get up there and finish, etc.

Busy day again today
Concrete trucks arrived at 7am to pour driveway and walkways in back.

Fixtures getting installed in jack and jill bath

Path lights and low voltage wiring installed in front yard

Baseboards and trim getting installed and painted in 3 bedrooms

Basement getting cleaned up (involves a million things going out to my truck to get hauled away)

Isnt this the same flooring guy that caused you all the delays and headaches in the last flip?
I suggest you find a more reliable flooring contactor before you start your next one.
I would have fired him loooong ago!

I’m in the middle of renovating two bathrooms (hardly the scale that cb is dealing with) and the biggest problem is that the plumber and the glass installer don’t come when they say they will. I chastised the glass guy yesterday, when he finally came at 10:30 AM Thursday, after first promising (1) 11:00 AM Wednesday and then (2) 5:00 PM Wednesday and then (3) 10:00 AM Thursday. I told him it matters less to me when he comes as long as he comes when he says he’ll come. Someone has to sit here and wait for him everytime he says he’ll come. Very inconsiderate.

At this point, would it make more sense to push the final flooring coat off until the very very end? Maybe even after the house is under agreement. The coat that’s down already should be sufficient to protect the floor from people walking on it.

Yes, may have to postpone final coat until later. Going to talk to him today about it. But cannot put trim and baseboards on ubtil fonal coat because the stuff will get on baseboards. Cannit take listing photos without baseboards. Cannit stage without floors done. Right now 2nd coat is on and it has to dry. We had to get into attic and force heater on for top floor to get it to dry before4pm.

The flooring guy should be able to do the final coat with very little getting on the baseboards if he is good.

You could tape the baseboards before the final coat, or touch them up afterwards.

Or just decide that two coats is enough.

I actually do like the great room light fixture - thought I wouldn’t like anything with the fake candelstick-look but it’s lovely!
