Flip This House #5

The pics look great, too bad there were no clouds because cloudless skies don’t make for the best sunset pictures.

I’m now sitting waiting for 4pm buyers. These are the local couple who live in the area. Hope they show up because we spent another 2 hours trying to get the floors cleaned up. When you are in construction everyone’s shoes are filled with dust

Concrete is poured and floors are dry enough to walk on upstairs.

Good luck with the showing. The whole house looks lovely. Even without staging, I think it has fantastic buyer appeal.

Believe me…the whole house is not lovely  We have several rooms still full of tools and stuff. Our garage and basement are still a painting factory and basement is a total disaster

Today’s buyers were a sophisticated couple and they stayed about 20 minutes. They did ask when project will be complete before I went outside to wait and give them privacy for the viewing.

Professional photos came back. I’m not really totally happy with them. To me the kitchen looks boring and needs some kind of pizzazz.

Did they have any reaction after viewing? Would love to hear the reports of gushing!

It needs some pops of color via staging–accent furniture and accessories. It’s otherwise lovely.

Yes, I agree with @HImom. Put something turquoise in the kitchen – towels, or vases, or something. And a basket of bright oranges, lemons and limes.

But for these clients, they do know the house isn’t completed, so you may get them to overlook that.

I think the pictures are great!

Today I spent some time with the glass company and revised all the railing requirements. I upgraded the living room deck to 3/8" glass because I just was not comfortable with 1/4" glass. I learned that the total invisible glass rails have to be 5/8" thick and specially laminated. The issue is if the glass breaks, there has to be some kind of rail to keep people from falling off the deck.

So, I changed our design and we are going to have wood bottom rails and a wide top rail (for setting down drinks!!). This reduces the cost of all the aluminum railing and moves the labor cost back to my team.

So, essentially the cost for all the glass pieces … 15 pieces total went down to $5,000. So moving ahead and we should have all these glass pieces installed week after Thanksgiving.

Buyers do not share their feelings about the house with me. They just said goodbye to me as they left. Agent said she will get back to my agent.

I loaded some photos of boring stuff that happened today. Electrician connected up the front yard path lighting and I have no idea what he was thinking. He set them all together and they should be staggered. Well, we will have to fix that.

We passed our meter inspection today.

Does your agent have a telescope/tripod for the eventual staging?

I have one that I’ll bring over to stage. I had one set up at the Hoarder House and it was a nice touch.

Kitchen thought 1- do you have any extra cabinet insert metal you could tuck into the empty space above the refrigerator while you’re waiting for the cabinets? Granted I noticed it because I knew it was there. Or even just a piece of drywall for photos so the interior wood doesn’t show.

Kitchen thought 2 - could you maybe hang a large trailing plant where a chandelier would go? To add some color, draw the eye up to the great ceiling, and tie into the green tree outside the window.

Meant to say that the picture of MB/PB/LJ is gorgeous. Good day for photos!

The cabinet doors are arriving in a couple of days so they will be in before final photos are taken.

GORGEOUS, cb!!

Just for laughs… This is what $1.8M could buy you in some places around here.

Interesting design… a crossover of a municipal dump with the Biosphere? I bet the neighbors will be thrilled when a developer buys this and bulldozes the home down.

Lordy, I think that wins the prize for worst photos in a listing. $1.8mil and they can’t clear the dish stainer and clutter off the kitchen counters?. And really, pictures of huge piles of dirty laundry in laundry room? The realtor should not of taken any of those pictures

Agree! Out of sheer curiosity, I looked up the tax records. Ha! Assessed at only $1M. CB, we need you here, to exterminate such real estate blight one house at a time!

I think the seller and his (? - bet that is a dude) realtor are smoking something… But you never know.

It’s been just over a year since they knocked down our old house in Illinois and as far as I can tell, the new house is still not finished. At least they don’t have any finished pictures online. No wonder the developer was in no hurry for us to move out. Oh yeah, it’s listed at $2,199,000. It’s going to have 6 bedrooms and 6 1/2 baths and is 4 1/2 stories (only two stories are technically allowed in my old town, but everyone builds the attic as a third floor and this house has both a basement and a sub-basement).

But only a two car garage. And there are indeed houses with garage elevators in that town.
