Flip This House #5

The pictures for the house in Clyde Hills – I started to write a snide comment about the sleeping bag on the couch in front of the TV. But then I saw the unmade bed with the shoes and socks on the floor. And then I saw the laundry room with the massive piles of dirty laundry. I wonder if the homeowner took the photos. I can’t imagine any self-respecting realtor doing so.

The house itself doesn’t look awful.

I like the photos of cb’s house. Especially nice are the ones where you look through the open gate into the yard and see the house beyond. You could have many like this- where you see the room from a short distance so the series of photos feels like a journey.

For the kitchen, maybe you just need more dramatic natural light, like when the sun is low in the sky. And maybe have some shots taken at a low angle so the ceiling vaulting is more apparent.

CB?..I didn’t recall that the earlier pictures of the gate looked like chartreuse. Is it really that color, or is that the lighting?

I LOVED the interior pictures, and all of the pictures of the views. I didn’t think the pics of the gate and front of the house really captured its beauty the way some of yours did.

Also…the roof tiles look fine in those pictures!

I think the kitchen looks great. Sophisticated, overall quality look, functional, blessedly free of those horizontal mosaics and dark wood cabinets. And when people come and actually stand in the space they will fully appreciate it.

I really think that a hanging plant in the middle would look very random. No one wants to be dodging trailing tendrils in the middle of the kitchen, and there wouldn’t be enough natural light up there for a plant to thrive.

When it’s staged, a bowl of oranges or something like that on the counter or work table will give it some color that pops.

In any case, these aren’t the final listing photos, right? These are just a teaser?

I think a plant would look nice but not hanging from the center of the kitchen ceiling. Agree…random. But some green life might be good in the staging. Maybe on the walnut counter or someplace like that.

I think the prospective owners should be able to view that open space and decide light vs pot hanger or whatever…something that really gets hung from the center of a ceiling. But not too many people hang plants in the center of the ceiling, do they?

Actually, there is a very discreet orchid in the current photos.

Did you see the Biosphere-inspired covered deck with peeling paint and duct-taped window? Yikes. There are probably no dead mice inside the walls though judging by the cat feeder on the counter (next to several bottles of booze). Shaking my head…

I’d take CB’s house if I had $1.85M!

I guess I was thinking of the kitchen, mainly. Anyway – none of us are going to buy the Clyde Hill house. Someone will, for the right price. I’d assume that price is less than a million.

Just received feedback from the buyers who viewed yesterday. Gorgeous views and location, but not their house. They didn’t like some thibgs but we don’t know the details of what they did not like. Currently focusing on buyers coming for 2nd showing tomorrow

Can you guys tell two different roof colors from the professional photos?

I think the only place its really noticeable is from view point area out in cul de sac

^^ I sure can’t… Gorgeous house.

I have 2 kitchen chandeliers on the way. I’ll hold them up and we can all vote. Still keeping my eyes open for the perfect one but I’ve already searched 3 or 4 local stores. Leery of trying anymore online since I’m the proud owner of several lights stacked in my garage that have to get shipped back

We interviewed the first staging company today. She really “got it” and was gushing about the character of the house. I’m sure they see a lot of tract home boxes they need to spiff up.

She cannot stage until Dec 5th which will probably work

They just finished staging a 10,000 sq ft home in La Jolla for $30,000. Yikes!! Wonder who paid for that?

The companies are:

Blue Grape Staging
Belle Maison Home Staging
Everything Creative staging

I have one company that I like a couple of settings on their website

I can tell the two different roof colors in the far away photos but only because I know to look. It would not otherwise jump out at me and doesn’t show from the yard pictures. I drove by the cul de sac a couple of days ago and could easily note the two roof colors - but again it wouldn’t have meant anything to me if I didn’t know the situation. I might have noted the addition was a different color but not seen it as anything significant.

I like the first and third companies better than the second.

So you get to pick the staging and your agent writes the check? Sweet!!

No. She will get to pick because she is paying. I sent her photos of the “look” I want and all I hope is we get somewhere in that direction. No contemporary, no white vinyl dining chairs. Want heavy furniture (pretty sure staging companies aren’t storing big heavy furniture to haul around), wrought iron, no chrome or stainless. Dark bronze.

Big discussion about whether to pop with warm oranges and reds or cool turquoise. She recommended navy blue and white accents. I just emphasized Santa Barbara Spanish style

I agree Marilyn. I told my agent that I didn’t see any photos on Belle Maison website that seemed appropriate for this house. She’s meeting with them tomorrow before noon.

I loaded some more photos that I took today with descriptions

Another Roof Dilemna!
I just cannot believe these issues. We meticulously saved all of the original (reddish brown) roof tile that we took off the back of the house to start the demolition. Unfortunately one significant pile has been moved around 3 or 4 times now because it was stacked on the top floor and we had to keep moving it from the floor to the deck, back to the floor to work on the deck, back to the deck to start installing the new floors. Each time the pile got moved more and more tiles broke.

Today the roofer finished installing the large portion of the original roof over the kitchen area (west side of original portion of the house). He had to take all those tiles off a long time ago to install the new heater vent, stove vent, cancel some vents, etc. He took an inventory of everything and Guess What!!! We are going to be short 30 stupid tiles to replace the old roof. I just cannot believe this. It is going to be a disaster if we have to patch in the new dark tiles onto the back of the roof on the bedroom wing (north side of original bedroom wing).

He took one of the old tiles and is going to have to drive around the County to a couple of places that keep old roofing. I am betting he is not going to find any old concrete tile shaker style (pretty rare here except in Spanish clay tile style) that miraculously aged to the same color our old roof is.

So, no matter what we are resigned to the fact that we are going to have to paint at least 40 or so tiles just to replace the original roof. Definitely don’t want to have a line of dark grey tiles running in stripes on the back of the house - very visible from the back yard
