Flip This House #5

I agree–the posters would really clash strongly with the look you’ve worked so hard to achieve. They detract BADLY and cheapen everything. White walls or silk flowers are much better than those posters, truly. Things look AMAZING and you do have a unique property and some lucky buyer will be delighted to pay for it.

I also wouldn’t use any cheap paintings, even in a preliminary photo for distribution…to anyone. Better for buyers and agents to see that the area above the fireplace is ready for a flat screen mount than to see some oddball “painting”. Surely they understand that they could ditch the tv and hang art instead.

We had to put something there … it’s just a muted painting that does not detract because the wires and outlet were distracting the eye from the rest of the room. For the final photos we will take photos with or without paintings on the fireplace. We will also photoshop in flames in the fireplace and no flames to see which looks better. But the next set of photos will be after the staging so the eye won’t zoom into something on the fireplace

I’m sorry…but I’m trying to picture those posters in ANY house…and I can’t. Around here, we call that “garage art” we would just put it in a garage.

But I think those are too ugly for a garage!

Hope she didn’t pay too much for them!

They are not going to go anywhere. Just thought I would share them with you guys because I spend a lot of time trying to keep stuff like that out of the design from well meaning visitors and/or the worker guys  The guys love those ugly things and want to put them down in their bathroom. BTW… you would not believe how hard it is to get those guys to scrub up their basement bathroom each time there is a showing. It’s like pulling teeth.

My carpenter is the worst… he makes sure that it is NEVER his turn to clean the bathroom. On Sunday morning we were all working… all hands on deck. I made it very clear that it was his turn to clean the bathroom and it had to be clean by 11:30am. Approximately 11am he started a plumbing project (which was NOT on the list of things to get done… he just decided it had to get done). Of course… by 11:20am he was wedged underneath a sink and telling the other guys he was way too busy to clean the bathroom. The Mom nag came out and I had to keep nagging everyone to get down there and clean bathroom because I knew the ‘garage’ buyers were coming through and they would definitely be downstairs looking at everything. But the Mom nag part of me is not going to give in and start cleaning ‘their’ bathroom. I have enough cleaning at home and the entire rest of the project house.

Today the fence across back alley is being removed. We need to remove this because we need to move a mound of dirt away from the back driveway area to anywhere else in the yard. Luckily we have plenty of yard to try to hide a couple yards of dirt.

Walnut stairs are being built and the rest of the bathroom grout is going to get done today. Because of the big diagonal turn steps in the staircase there is some complicated cuts of the walnut treads required. Painter will be painting 2 coats satin on the white riser portion of the stairs.

Sample wall colors going up in master bath and master bedroom for my final decision.

Baseboard and trim is getting complete upstairs but the final painting probably won’t happen until next week.

I have one key thing I have not purchased yet that may slow down the entire project. I am trying to find cabinets to create the master vanity. I am stuck on the fact that I want cabinets in a certain taupe coloring that is neutral to the tile design. Or maybe black cabinets. So today I am going to take one black door up in there and hold it like the front of a cabinet and see how it looks. Then we will hold up a white door and see whether I should go light or dark with the cabinets. Then it’s off to the Ready to Assemble type kitchen cabinet stores to see if there is anything in the coloring I want.

Yesterday I went to my granite guy’s shop. They have a ton of remnants in their yard. I found a beautiful large piece of soapstone that I marked for myself. We are going to use the soapstone for the top of the dumbwaiter and the countertop on top deck because quartz and quartzite cannot be out in the sun and weather and I just felt that shiny granite is not appropriate for the style of the house. I also tagged a beautiful piece of limestone that I might use for the master bath countertops… if I can ever decide what color I can get

I don’t recall if you’re doing a single or double vanity, or two singles, but some of these come in multiple sizes. Maybe you’ll see something you like.

Love soapstone. Can’t wait to see more photos. It’s all coming together beautifully.

Just for drooling… This is what is the latest rage in kitchen and bath cabinetry around here:

Definitely not for CB’s project - too modern.

I think a black vanity with a taupish top that picks up the lighter tile in the “rug” would look great in the bathroom.

Love this vanity that Silpat found, but it would be awfully expensive for a pair!

Just curious: why not use the same bin pulls and handles in the pantry as in the kitchen? I think that would give it more character, although it looks great as is. I don’t think it has to be a showstopper: the look of clean quality it has now is fine. It’s a more of a functional space. A person can easily hang some art they like next to the window, place a few large, decorative items above the cabinets, etc., if they want more of a decorated look. I would be ecstatic just to have such a nice pantry area and that extra counter space. It’s like a butler’s pantry.

Did the front walk-way lighting get fixed (changed from side-by-side to alternating)?

@BunsenBurner , I’m always glad when I find something expensive that I hate. Almost as good as something fattening that I have no desire to eat.

I know folks around here that have those Poggenpohl cabinets. They are spectacular in person. Perfectly even lacquer like glass, perfectly matched wood grain, perfectly smooth hinges and hardware, just perfection. They are stunning in person. It is hard to tell from photographs how nice they are. The ones I’ve seen have been in very contemporary houses.

I think they’re gorgeous.

If anyone ever loses the flickr site, you can search on CC flor the term “flickr” and within a few clicks you can find the site and cut and paste it in your browser. Easy peezy.

I should have done the bin pulls. It would have added some interest to the boring area. But too late now because there are 2 holes drilled for the 5" pulls which would be visible if I put other pulls on.

Love several vanities Silpat linked to but I have an odd space. I carefully designed for 72" double vanity and 48" wide linen cabinet next to vanity in front of toilet door area. Luckily I went for final m3measurement and some bozo stuck 1/2" plywood on the entrance wall because there is a pocket door there and they wabted to “stiffen” it up. Now I’m stuck with 72" vanity and 47" of linen cabinet area.

So my new idea is to use kitchen cabinets to configure 81" of vanity area and 36" of linen cabinet. I’m going to use 15" deep wall cabinets stacked on top of each other. So if I buy a 60 inch or 72 inch vanity I will have a really hard time with matching linen cabinets

No, haven’t fixed stupid walkway lights. It requires rewiring the low voltage wire and my electrician will have a fit if we touch any wiring

Are you using the same cabinets as your kitchen cabinets, or some other cabinetry? In a smaller house, I really like the look of using the same cabinets. The continuity is nice.

One of our kids had a house built (< 3K SF) and used the same style of cabinets in all bathrooms as in the kitchen, but with a different finish on the bathroom ones. The quartz counters are the same, too, since they work well with both the stained and painted finishes.

Cannot use the same as the kitchen cabinets because the coloring would be wrong. Its tge wrong grey tone. And frankly, I’ve gotten myself in a time crunch. Those types of cabinets are 6-8 weeks out and i had to wait for drywall to get done to take final measurement. Thank God I did or I would be trying to figure out a way to shave 3/4" off an expensive cabinet

Well, I also don’t like very contemporary houses and decor. Just not my thing.

I do think that the ultimate success of “modern” design depends on really high quality finishes, which are all too often absent. I can see that the Poggenpohl cabinets would really deliver.

I really like the look of the pantry, pulls included.

I’ve loaded some more photos of progress. Since we are into the details now… a lot of things take much longer than I wish. For example, it takes my carpenter 1 to 2 hours just to cut, chisel, plane and sand the holes for each pocket door hardware. It only takes him a couple of minutes to install door knobs.

Baseboards are taking forever because the painters (remember… work in Coronado!) are very picky about every nail hole being puttied in, each seam completely sanded and puttied flush, etc. So, two guys have to follow the baseboard installer around and just sand, caulk, putty, sand and it goes on and on. Then they finally get painted

Stair risers and treads have been measured and cut flush to the walls and they are now in garage getting coats of sealant and poly. Hopefully they will be ready to be installed by Wednesday afternoon.
