Also posted a photo of a major fail on paint color. I thought I had narrowed down the exact color I wanted (pale taupe) to match a cabinet sample I had). Put it down on the floor and I really liked the color. So, instead of going with my experience over the years… get a sample… get a sample… get a sample… I go out and get 3 gallons of paint exactly matched to the cabinet color. Get it on the wall and it a huge smear of baby poop on the walls. What the hey?? It’s just amazing how different paint looks in a room with the lighting (or in our case, no lighting)
it seems it looked a lot darker on the wall.
Yes, absolutely strange. I put the piece of cabinet up against the wall and it matched!! Its crazy
Very strange! The piece looks white when put on the floor.
I’ve noticed that the beautiful floor tile “rug’s” background color is slightly more pink than the surrounding wood-look tile. I’d aim for wall color that creates continuity with the field tile instead of bringing the pink tones from the inset area to the wall color. In addition to being darker than the floor, the current paint sample looks quite pink compared to the more neutral wood-grain field tile of the floor.
The black-edged niche is wonderful and dramatic. If you can’t readily find the right shade of taupe for the vanity, maybe black cabinets are the way to go.
Yes, put up about 12 samples this afternoon and leaning towards a pale purer grey
I’ve loaded some photos of the paint issue and some other things.
Main work crew will be off for 4 days but the flooring guy is insisting he wants to work tomorrow because he needs to do final coat and install stairs when noone is working in the house.
Laborers coming on Friday and Saturday to clear out yard and move a lot of dirt. More roofing on Friday and my D and I are doing another total cleaning (it never ends). Lighting will go up on Friday. I probably won’t have a chance to post a bunch of pics of the choices because I have to make a choice on the spot so the electrician can install. Can’t exactly ask him to hold them all up and then wait for another day while the peanut gallery weighs in
Took a huge load of returns back to Home Depot today and it took them 2 hours to try to process it because they were special order lumber and on Pro tickets which they cannot process in their main system.
Happy Thanksgiving, Coralbrook. Thanks for letting us tag along on your adventure. I’ve learned a lot and have enjoyed the fun of your project without the risk or headaches or stress. I hope the remaining work goes smoothly and you sell for a very handsome profit.
Kind words Silpat… thank you
It is now Friday morning and our email flyer went out to local agents on Tuesday. Needless to say I am panicking. As far as I know there is not one phone call with any interest whatsoever. This does not bode well. I think I have explained before that the minute you go to market there are X number of pent up buyers that have been looking for a home in the price range for months. Usually there is a flurry of inquiries and showings right away. If you do not sell to this set of buyers then you are sitting on the market waiting for a new buyer to come into the market. And… to make matters worse there is a very limited number of buyers in this price range.
I’m just hoping that it is a quiet week and something might happen next week. Otherwise we are staging and going out into the public MLS as soon as we can. I think my agent is really dreading having to stage this house because I have made it clear that I don’t want the cheap stuff. It does not match the style of the house.
She is scrambling trying to find a staging company that has any inventory for the style of the house. They all kind of have the same stuff… those white vinyl dining chairs
She is getting quotes in the $7,000 range to stage the house and I think her budget was $5,000. So, we may just focus on some key rooms for staging and, once again, I will be dragging some of my own furniture over to fill up the house
I have to get to the project early this morning (after cooking, setting tables and cleaning up from serving 16 at my house for Thanksgiving) because my electrician starts really early and it is lighting day. For some reason one of the sconces for the powder room has gone missing. I had them stored in my garage and I can only find one of them that I took over to the project a week ago. I don’t know if there is another one in a pile somewhere at the project or if one got stolen out of my garage. Although I have no idea why someone would steal one light out of my garage when there are about 8 stacked in there ??
CB, maybe the one light got left behind from wherever you brought them from.
Or got accidentally taken with the returns to Home Depot
Guess where we found the one light this morning! I pulled my truck in back and the guys started digging through the huge pile of boxes, bags and trash. I had told my laborer that I was missing a light and he and I searched the entire project. Cupboards, Shelves, Closets, Back Bedroom, Basement, Garage. Nowhere.
He starts loading up the trash and finds the large Overstock box that both lights were shipped in. Someone had used the large box as a trash can. At the bottom under all the trash… Voila! my expensive powder room sconce still in it’s smaller box. Mystery solved. That light was 10 minutes away from going to the dump
@coralbrook, so glad you found the light! You have some great people working for you.
It’s a holiday weekend…and one of the biggest retail (not House) shopping days of the year.
There IS the right buyer for this house. For all we know…the buyers looking at this price point are all on vacation someplace.
And their realtors are on a break, too! Our realtor sent us an email saying that he is gone until next week.
@CB, are you ready for the big storms to hit SD this weekend?
cb, I remember your emotions with the Liberace House, and with the Hoarder House. You panicked with both of those houses. That’s not unreasonable, but you know perfectly well that this is a fabulous house, that you have priced it correctly, and that it will sell fairly quickly. It’s Thanksgiving weekend, for goodness sake! Everyone is with family and not about to look at houses this weekend.
My good friend who is an agent here in Seattle, a really hot property market, is taking this holiday weekend off. Take a deep breath, cb; don’t panic and do anything foolish.
I do hope your agent is ready to budge her budget for staging if necessary to do the job properly. She will be making good money on this sale and should be able to see that investing a little bit more in finessing the presentation of this house will pay off handsomely for both of you.
Relax CB, the market has cooled down a little bit. A house next to one of my investment was bought by a flipper and it went on pending in 38 days and closed recently in about 100 days(from the listing date).
The reason I’m a little worried is that I’m not sure we have nailed the correct asking price. We were going to test the market a bit before formal listing in the MLS. We will see what happens next weekend
