CB…in your area, how close in number are bank and real estate appraisals?
@BunsenBurner , Seattle might have #4 in the College Football Playoffs, but it has the #1 hottest real estate market right now:
Makes San Diego seem cool by comparison.
For the bedroom, I’d personally consider a tall table and tall stools. Not sure it would make sense for staging though.
I think it might look awkward to have a tall pub table and stool. I want it to look cozy reading nook. A key selling point is they are sit down views
Interesting about Seattle market. Bummer if you are out trying to buy right now. I thought nothing would ever beat San Francisco for hot market:)
Yes, I do think buyers in this price range çan kick in another 10k or so if appraisal is off. But they will still try to negotiate if they can. If I have backup offers I could be in a good position. In this price range I will be lucky to find that one buyer!
I cannot get an appraisal from a bank unless I try to pull a loan or something and I already have recorded loans against the house. We did pay for an independent appraisal when I was making my decision to build or not. He came in at $1.6 to $1.7 mil based on a drive by only and that helped my decision. We’re hoping that views, finishes and charm might bring it higher.
We had a little issue with bank appraisal on Hoarder House because appraiser was not allowed to include the Accessory Structure (that office and full bath we built where the shed was) but worked it out with her by doing our homework on similar properties in the neighborhood. The neighborhood is a crap shoot because there are Grandma cracker boxes with original owners next to mini mansions. But we’ve all seen what those 1,000 sq ft cracker boxes are selling for!!
Can you get an independent, not a bank, appraisal?
Yes, but cannot get it done between today and Wednesday night when we will be going onto MLS
I loaded some photos from moving around some furniture and stuff yesterday.
Installed the base cabinets for master bath yesterday and, once again, am questioning my color choice for cabinets. I went around everywhere in the last 2 weeks trying to find just the right color. I couldn’t find any good cabinets in a nice black which would have probably been the perfect choice. I carried around tile samples with me to hold up with the cabinets. I found what I thought was the perfect grey that looked really nice with the floor tile in the store. Put them in the bathroom and the lighting is just so weird in that room that I do not like the color. But I think we have no choice but to just carry on
The plant in the laundry room is really odd, could you get some nice woven baskets to fill the space and highlight the additional storage? World Market has a good variety of baskets and good prices.
Like the chair switch, but I would still get rid of that plant. It just doesn’t add anything.
Regarding the laundry room, why not put something up there like a large Mediterranean vase, or some attractive colored storage boxes of the kind a person might use for photos or ornaments? The point being that a) it would look attractive, and b) would suggest that the space can be useful for storing things you only need once in a while. (The same thing is true of the top of the pantry cabinets.)
This stager seems to have a bad habit of stuffing plants in places where they aren’t needed or don’t go.
Like the kitchen vignette. Maybe the bedroom one could feature a little tea set-up. After all, you do have that dumbwaiter!
OK, all those plants look stupid and I say this as someone who loves plants!
Try a cloth basket over that laundry room closet. It will fill the same space and look more appropriate. It could even mimic that tile pattern.
Ditch that tall tree by the door. It will look nice on one of the balconies!
For your chair by the window in the bedroom, have a small side table with something less foofy on it. An orchid would be nice and would leave space for a glass of wine or candle or whatever else you want to set up.
Putting the unwanted plants on the balconies and decks will make them seem a bit more populated and will draw the eyes out, which can help too.
It’s very hard to tell colors from your pictures…but if the bathroom cabinet pic is an accurate color shot…I agree…the cabinets do not match the walls…so either the walls or the cabinets need to be painted. Since you wanted black…can you paint the cabinets black.
I agree…those bigger plants would be better outside.
I don’t drink tea in my bedroom. So what about a tasteful book or two. And a nice throw on the chair?
Today is the day that, supposedly, both my agent and the other stager are going to finish the house. Right now my agent just has stuff piled everywhere, no art hung up and nothing is getting done. But I am sure it will all come together today.
I have bigger issues to worry about. Finally went to install the shower fixtures yesterday and, of course!!!, the Delta trim pieces that I carefully ordered through a plumbing supply shop… after telling them exactly which Delta rough valves are inside the walls… DO NOT FIT! The shower handle fits fine, but the diverter cartridge and handle do not fit into the rough valve. It’s Sunday and I cannot do anything about it. So I spent over an hour on the phone with Delta this morning to discover that the rough valve in the wall, behind all the tile, is not the right one. We are going to have to open up the wall from behind in the toilet room… Thank Goodness there is a wall behind it and it’s not the exterior of the house or something… and cut out the valve and replace it with one that I now have to drive around San Diego County to find in stock somewhere. What a nightmare! We may be using some combination of smoke and mirrors or tape or something to try to get a handle propped over the ugly brass valve sticking out of the tile. Because our vanity cabinets and countertop will not be done before tomorrow afternoon, we definitely need to be able to take a picture of that shower.
And, shower glass better show up this morning in perfect condition
And, I still need some trim pieces and parts for the cabinetry so I have to make an emergency run to get those so we can finish up the cabinetry to the point that we can get a countertop on
And, I keep calling my countertop guy and he had better show up with that slab of Soapstone made into the countertops for the top deck or we are going to have big problems with our photos tomorrow
And, we have a lot of cleaning to do before photos but I need the stagers to get done so I can start cleaning the floors
Can’t you find hardware that works with the valve you have installed? If they sold that valve, it must work with SOMETHING. I’d just go with whatever works with the currently installed valve.
“We may be using some combination of smoke and mirrors or tape or something to try to get a handle propped over the ugly brass valve sticking out of the tile.”
A good photoshop artist?
I too love the kitchen vignette. I agree with all of Consolation’s suggestions.
How will you highlight the usefulness of the dumbwaiter?? You don’t want people to overlook that.
Continuing thoughts for the space above the cabinet in the laundry room - stack of colorful beach towels or comforters, wicker picnic basket, three tall empty vases, stack of matching cardboard storage boxes (maybe in a holiday pattern). Want me to run up to Tuesday Morning on Garnet? Always happy to shop their great decor!
Yes, a small ottoman in the master bedroom nook with a pretty throw and book.
Marilyn…love your offer to help. I might need it. I’ll call you
" But everything seems to look awful in the lighting of the bathroom"
What kind of lights do you have in there? Maybe you need to swap the bulbs for something with a different color temperature. Maybe if you warm it up your colors won’t look so bad.
